This was a detached building from the main house just for the theater. The interior of the room was designed to look like an old lodge with reclaimed barn wood on the interior walls and old rustic beams in the ceiling. In the process of remodeling the room we had to find old barn wood that matched the existing barn wood and weave in the old with the new so you could not see the difference when complete. We also had to hide speakers in the walls by Faux painting the fabric speaker grills to match the grain of the barn wood on all sides of it so the speakers were completely hidden. We also had a very short timeline to complete the project so the client could screen a movie premiere in the theater. To complete the project in a very short time frame we worked 10-15 hour days with multiple crew shifts to get the project done on time. The ceiling of the theater was over 30’ high and all of the new fabric, barn wood, speakers, and lighting required high scaffolding work.

Dining Room in Trailside View | Refined Transitional Home in Scottsdale, AZ | Room Type: Whole Home Remodel and Furnishings | Project Name: Trailside View Residence | Key Feature: A full home remodel and furnishings project anchored by white oak cabinetry and countertops, where the clients gave Living with Lolo real creative freedom to play with bold fabrics, wallpapers, and drapery that most homeowners would talk themselves out of. Challenge: Transitional design can play it safe by default, neutral palette, inoffensive finishes, nothing that makes you catch your breath. The remodel needed a strong foundation that felt refined and timeless, but the clients wanted more than that. They wanted a home with personality, and the challenge was channeling that creative openness into something cohesive rather than chaotic. Solution: Living with Lolo used white oak cabinetry and countertops to ground the remodel in warmth and quiet sophistication, then let the soft goods carry the personality. Bold fabric choices, expressive wallpapers, and thoughtful drapery gave each room its own moment without losing the thread that connected the whole home. Because the remodel and furnishings were managed together under one roof, the bolder design choices landed the way they were intended to rather than feeling like afterthoughts layered onto a finished renovation. Coconut Grove is Southwest of Miami beach near coral gables and south of downtown. It’s a very lush and charming neighborhood. It’s one of the oldest neighborhoods and is protected historically. It hugs the shoreline of Biscayne Bay. The 10,000sft project was originally built 17 years ago and was purchased as a vacation home. Prior to the renovation the owners could not get past all the brown. He sails and they have a big extended family with 6 kids in between them. The clients wanted a comfortable and causal vibe where nothing is too precious. They wanted to be able to sit on anything in a bathing suit. KitchenLab interiors used lots of linen and indoor/outdoor fabrics to ensure durability. Much of the house is outside with a covered logia. The design doctor ordered the 1st prescription for the house- retooling but not gutting. The clients wanted to be living and functioning in the home by November 1st with permits the construction began in August. The KitchenLab Interiors (KLI) team began design in May so it was a tight timeline! KLI phased the project and did a partial renovation on all guest baths. They waited to do the master bath until May. The home includes 7 bathrooms + the master. All existing plumbing fixtures were Waterworks so KLI kept those along with some tile but brought in Tabarka tile. The designers wanted to bring in vintage hacienda Spanish with a small European influence- the opposite of Miami modern. One of the ways they were able to accomplish this was with terracotta flooring that has patina. KLI set out to create a boutique hotel where each bath is similar but different. Bathroom in Fairway Drive | Room Type: Whole House Furnishing and Remodel-4 bed, 4 bath, 4293 square feet. Project Name: Fairway Drive | Key Feature: A full-scale renovation focused on transforming the bathrooms and kitchen while creating a cohesive, modern space designed for the entire family to enjoy. Challenge: The guest bathroom tile had not been properly sealed, which led to water staining over time. Solution: We coordinated directly with the vendor to source replacement tile and brought in a trusted subcontractor to ensure proper installation and sealing, preventing future issues and restoring the integrity of the space. Woodside, CA spa-sauna project is one of our favorites. From the very first moment we realized that meeting customers expectations would be very challenging due to limited timeline but worth of trying at the same time. It was one of the most intense projects which also was full of excitement as we were sure that final results would be exquisite and would make everyone happy. This sauna was designed and built from the ground up by TBS Construction's team. Goal was creating luxury spa like sauna which would be a personal in-house getaway for relaxation. Challenge: The home’s original Tuscan style felt dated and did not align with the homeowners’ desired aesthetic. The challenge was to modernize the entire space while creating a design that remained practical and comfortable for a young family with a child. Solution: The home underwent a complete remodel that replaced the heavy Tuscan finishes with a lighter, more modern farmhouse palette. Updated materials, finishes, and design details created a fresh, contemporary look while maintaining a family-friendly environment. Timeline: Completed in 2019.
