To fully enjoy the winter holidays, with all the snow and cold, was the basis for our client’s decision to maintain their Chicago home when they were transferred to the warm and sunny west coast. A trusted caretaker was put in place to oversee and maintain their property; however, even excellent planning sometimes runs off-track. In the midst of winter the caretaker left on a well-planned vacation. The homeowner’s were apprised of dates and, without a worry, everyone went on about their daily routines. That is, until the caretaker returned and found the home in such utter devastation, he could not believe what had happened in such a short amount of time. The ill-timed vacation, planned during what became an extremely cold timeframe, was the home’s undoing. With the heat in the home turned slightly lower, to accommodate the emptiness, paired with the below zero temperatures, the hot water pipe in the main floor Sunroom froze and burst. The gushing, steaming water, unchecked, moved in so many directions, it is difficult to comprehend. As the water soaked through the Sunroom flooring to the walk-out Lower Level Area below, ice blocks were freezing before the water reached the ground; Ice blocks so thick only time and warmer temperatures were able to thaw. Since the heating systems were unaffected, the heat, paired with the steaming moisture, raised the humidity levels in the entire home; what wasn’t wet ultimately became mold covered. The humidity in the home was raised to such a level that window and door seals were compromised and condensation clouded most of the interior glass panes. The Kitchen wood flooring, saturated with water, buckled, causing the cabinets to lift and the granite to crack. The ceiling in the lower level Bar Area fell as the water flooded both the Bar and the adjoining Billiards Room, wreaking havoc on cabinetry, carpet, artwork, etc. After the insurance estimation determined the home was salvageable, the design phase began in earnest headed by LaMantia’s James Campbell, CKD and aided by Katie Suva, CKD, CBD as the guides. After a very long march towards recovery, the home is now back to the pristine beauty it once was.

This homeowner had inherited a small, bleak, builder grade master bathroom that was inexplicably chopped up into tiny pieces with various walls and doorways in between the fixtures. ​ Starting a new life after the loss of a loved one, she wanted to create a master bath refuge designed specifically for her. If a bathroom could represent light, joy, and peace, that is what she wanted. ​ We started by choosing a creamy yellow base color, accented with the sparkle of glass mosaic. All the extra walls came tumbling down, and we bumped out the exterior wall with a generously proportioned bay window and window seat. Next we reconfigured the fixtures, discarding a tired fiberglass bath/shower unit and replacing it with a full wall of glass across the back of the room, defining a spacious shower with a fold down teak bench. A simple and beautiful basin sink sits on a luxuriously sized vanity, while custom cabinetry goes up the wall and over the double entry doors. ​ Finally, the focal point of the entire room is the custom designed tile on the back wall of the shower. The owner wanted to feel as if she was in a rainforest under a beautiful tree. To execute this custom tile mural we worked closely with the tile setters, literally laying the entire wall of tiles out on the floor of the adjacent room for them to transfer to the actual wall. With a quiet backdrop of unassuming white subway tile, we reconfigured mosaic sheets to the forms we required, using specifically colored grout to bring each element to life. ​ The result is a fully functional personal, peaceful, sunny retreat. ​

Existing landscaping were the pond was to be installed was transplanted and reinstalled after pond construction was complete. The secret behind building a low maintenance water feature is to develop a working ecosystem in your pond. A mechanical skimmer filter on the left of this diagram holds your pump and skims the surface of debris. The pump then transfers the water through a flexible PVC pipe to the biological biofalls on the right. With the help of beneficial bacteria the biofalls will clean the water and return it to the pond via the waterfall. The plants and fish work together to control excessive algae blooms. The gravel unlike a smooth pond liner provide surface area for beneficial bacteria to break down organic waste on the pond floor.

The original master bath suite in this rustic lake house possessed high ceilings with multiple rooms and all surfaces covered in Knotty Pine. Although there were multiple windows in this space, the wood walls, floor and ceiling tended to absorb natural light and force the illumination to come from incandescent Amber fixtures. Our approach was to start with a blank slate by removing all existing partitions and doors. A metal and milk glass wall with a functioning transom and integrated door, was designed and fabricated to divide the space and provide privacy, while allowing light to transfer from the shower, water-closet, bath and dressing room. The welded steel frames his and hers vanities have inlaid white glass panels with integrated steel framed mirrors above.

Modernize the kitchen, eliminate bearing walls, lots of storage, upgraded appliances and so much more. They have been chasing this dream for years and have been turned down by multiple firms due to level of difficulty of the project, budget constraint and as she put it “cleeking with a design firm that can feel her needs” Our staff spent countless number of hours to hear her and bring her dream to reality. The main constraint was the bearing wall on corner of foyer and living room, which was a closet, main duct chase and return ducts, obscene amount of plumbing and not to mention structural load. By the way of re-routing mechanical chases, and reformulating all second-floor plumbing stack to back walls, and then inserting few structural beams that transfer the second-floor joists to front and back wall, we have accomplished the biggest goals of all and created the view open floor plan Now home to a big island with cooktop and beverage center. The home has front to back clear view of the scenic lake. ¬¬¬With expanding the kitchen into front breakfast area, we have doubled up on storage and cabinet space. Long line of gorgeous counter top and full backsplash under new Led lighting has glorified this kitchen project. We remodeled this unassuming mid-century home from top to bottom. An entire third floor and two outdoor decks were added. As a bonus, we made the whole thing accessible with an elevator linking all three floors. The 3rd floor was designed to be built entirely above the existing roof level to preserve the vaulted ceilings in the main level living areas. Floor joists spanned the full width of the house to transfer new loads onto the existing foundation as much as possible. This minimized structural work required inside the existing footprint of the home. A portion of the new roof extends over the custom outdoor kitchen and deck on the north end, allowing year-round use of this space. Exterior finishes feature a combination of smooth painted horizontal panels, and pre-finished fiber-cement siding, that replicate a natural stained wood. Exposed beams and cedar soffits provide wooden accents around the exterior. Horizontal cable railings were used around the rooftop decks. Natural stone installed around the front entry enhances the porch. Metal roofing in natural forest green, tie the whole project together. On the main floor, the kitchen remodel included minimal footprint changes, but overhauling of the cabinets and function. A larger window brings in natural light, capturing views of the garden and new porch. The sleek kitchen now shines with two-toned cabinetry in stained maple and high-gloss white, white quartz countertops with hints of gold and purple, and a raised bubble-glass chiseled edge cocktail bar. The kitchen’s eye-catching mixed-metal backsplash is a fun update on a traditional penny tile. The dining room was revamped with new built-in lighted cabinetry, luxury vinyl flooring, and a contemporary-style chandelier. Throughout the main floor, the original hardwood flooring was refinished with dark stain, and the fireplace revamped in gray and with a copper-tile hearth and new insert. During demolition our team uncovered a hidden ceiling beam. The clients loved the look, so to meet the planned budget, the beam was turned into an architectural feature, wrapping it in wood paneling matching the entry hall. The entire day-light basement was also remodeled, and now includes a bright & colorful exercise studio and a larger laundry room. The redesign of the washroom includes a larger showering area built specifically for washing their large dog, as well as added storage and countertop space. This is a project our team is very honored to have been involved with, build our client’s dream home.

This airy living room was conceived around the homeowners love of art and nature. A palette derived from sea and sand, natural elements were brought in both literally and figuratively. Warm wood and earthen accents are countered by sleek, modern accent chairs. The embroidered linen draperies draw the eye up and serve as a dramatic backdrop to the serene conversation area. Oversized mirrors transfer the ambient light throughout the room. The centerpiece of the room is a silk and copper aerial sculpture by artist Jan R. Congratulations to the family that allowed us to transform their kitchen space! We managed to complete this remodel - just in time for them to bring a beautiful baby girl into this world! It was quite an amazing experience to design and remodel this home with our new Medallion Cabinetry product line. The main area of cabinetry features our Gold Line in Park Place door style, in the color Sea Salt with Pewter Highlight. Their new 7ft island is our Appaloosa Peppercorn with matching island legs. New Vista managed this project from start to finish, including all permits required by the local building department. The previous 20ft wall had been located from the area of the remaining post to the window to the right of the sink, shown in these photos. Proper removal of this wall did require a structurally sound weight load transfer in the attic. Safety comes first! Also included: Granite counters, new appliances, brick style backsplash, flooring, gas line/plumbing/electrical relocation, can lighting and new plumbing fixtures. Our CAD drawings are proving to be incredibly helpful in the design process of our remodels, allowing customers to really SEE what they can do with the space they have! This project had closed without any change orders and the total time encompassed exactly 8wks - from demolition to final inspection!
