Challenge: Our clients wanted to modernize the look of their 1997 home, and update all electrical and plumbing infrastructure. Structural issues were apparent at the onset of the project with missing bearing points and beams that should have been incorporated into the original build. Solution: The work started with a complete strip out of the interior. Existing finishes, appliances, kitchen, bathrooms, flooring, electrical, plumbing, doors and frames, heating systems, all trim, drywall, insulation and vapour barrier we all removed. This left a bare wood frame shell which required some tricky structural changes to open up the interior necessitating load transfer modifications and additional foundations. The main stair was widened to create a luxurious ascent to the master bedroom overlooking the golf course. All bathrooms were fully replaced with a new kitchen designed to be open to the dining room and living room. The new interior finishes, and the essential design thereof, came together smoothly with all trades meeting agreed time frames and prices. We had a great time working with the client throughout the project. Communication was strong during the course of construction which resulted in a renovation that exceeded the client’s criteria and that also met our exacting level of quality.

Architectural design practise is an expression of one’s self on a three dimensional canvas. It encompasses all the human values like purity, Honesty, Simplicity, Romance, Integrity, Music, culture, Vision, Hope, Love etc. Like an individual any building or space needs to be nurtured and preserved for its best output and energy transfer. The concept of any design is a destiny of spaces evolved.

Lobelia Bungalow Single family residence near Hillsboro WV. Highlight This home is constructed with hempcrete. Hempcrete is a biocomposite material composed of hemp fiber and a lime based binder. For more detailed information on hempcrete see our blog post. The hempcrete on this project was cast in place. The walls are 12" thick and extend from the foundation up to the bottom of the trusses. 2x4 studs on 24" centers sit at the center of the wall, serving to transfer the roof load to the foundation. Hempcrete forms a monolithic wall assembly, replacing the batt insulation, drywall, OSB sheathing, and siding that would be used in a conventional stick built house. Both the inside and outside of the hempcrete walls are finished with 2 layers of lime based plaster. Detail The structure is built into a hillside to the North and has full exposure and a partial basement on the South side. A slab on grade with in-floor hydronic radiant heat conditions the main level. Supplemental passive solar heating was achieved by orienting the house due south and adding extra glazing to the south wall. Overhangs were designed to prevent overheating in the summertime. Mechanical: Heat pump water heater provides domestic hot water A concrete cistern was installed in the hillside above the house to provide gravity fed water

A few years ago I had metal implants put in my right foot and began to realize that simple tasks became hard to accomplish. This was when I began to study and incorporate the principles of Universal Design into every project I created. Using a multifunction Hans Grohe shower head on a slide bar so it could reach the bench seat, ample storage in the Kohler wall locker, large glass doors with towel bars and prepped location for future grab bars, this master bath remodel will allow my clients elegant ease of use for many years to come. To me, Universal Design doesn't just address the physical needs of a person. In creating a space that makes a person feel good, gives them a moment of calm renewal - my objective is to treat the whole room, the whole project as universal. The laundry room is the hub of this renovation, with traffic converging from the kitchen, family room, exterior door, the two bedroom guest suite, and guest bath. We allowed a spacious area to accommodate this, plus laundry tasks, a pantry, and future wheelchair maneuverability. The client keeps her large collection of vintage china, crystal, and serving pieces for entertaining in the convenient white IKEA cabinetry drawers. We tucked the stacked washer and dryer into an alcove so it is not viewed from the family room or kitchen. The leather finish granite countertop looks like marble and provides folding and display space. The Versailles pattern travertine floor was matched to the existing from the adjacent kitchen.

We feel a waterfall of emotion when we enter this monochromatic kitchen. The focus of this remodel was to update the clean lines and maintain the modern style. This was accomplished through the use of a bright white shaker style cabinet with a contemporary 2 step style and built-in appliances. The client expressed that organization and functionality of their cabinet interiors was a priority for them so we incorporated utensil, drawer and corner storage solutions that transfer their items with the slightest pull. A waterfall edge on the peninsula counter top shows off the beautiful marble stone and creates a feature unique to this kitchen. This airy living room was conceived around the homeowners love of art and nature. A palette derived from sea and sand, natural elements were brought in both literally and figuratively. Warm wood and earthen accents are countered by sleek, modern accent chairs. The embroidered linen draperies draw the eye up and serve as a dramatic backdrop to the serene conversation area. Oversized mirrors transfer the ambient light throughout the room. The centerpiece of the room is a silk and copper aerial sculpture by artist Jan R. Carson (www.janrcarson.com) that is accented by a halogen spotlight. The lighting casts an ever-changing shadow, creating life and whimsy to the room. The homeowners have even been known to move the furniture back, spotlight the mobile, and use the room as a salsa dance floor! A reclaimed hand-carved door was repurposed as a coffee table.
