Full Home Renovation and Addition. Industrial Artist Style. We removed most of the walls in the existing house and create a bridge to the addition over the detached garage. We created an very open floor plan which is industrial and cozy. Both bathrooms and the first floor have cement floors with a specialty stain, and a radiant heat system. We installed a custom kitchen, custom barn doors, custom furniture, all new windows and exterior doors. We loved the rawness of the beams and added corrugated tin in a few areas to the ceiling. We applied American Clay to many walls, and installed metal stairs. This was a fun project and we had a blast! Tom Queally Photography

This master bath remodel is a major lifestyle enhancement for a disabled client. The newly constructed shower was created with numerous Universal Design and Aging in Place features for all three people who use the shower, the client, her husband and the caregiver. Small slip-resistant tiles were selected for the floor and the bench gives the option to sit or stand, to help prevent back strain. The floating bench is also designed for the husband, for present and future use as he grows older. Non-institutional looking decorative grab bars and shampoo niches are strategically placed at sitting and standing heights for easy reach. A beautiful bay window ledge holds shower supplies and decorative accessories. The spacious roll-in shower allows the woman to enter on her scooter. Her caregiver can safely transfer her to the shower chair, remove the original scooter from the wet area, and then have the necessary room to maneuver all around the client for comfortable and safe bathing. A stationary shower head was included, as well as a handheld shower head on a slide bar with it’s own temperature control. The main shower head control is positioned at the front entrance to warm up the water before entering, preventing cold water shock. A heat / vent / light was also added to aid in air quality control. This small half bath was completely gutted to accommodate a resident who needed wheelchair access. The tub and shower panel were removed to create space to roll into and transfer onto a seated corner chair supported by grab bars. A custom vanity was built with materials angled to hide the plumbing, but still allow the user to access the sink and drawers.

The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity. The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection. Impressive architectural design intertwined with Panda’s custom Bi-Fold doors can create unimaginable opportunities. No wonder this home was awarded the 2013 Merit Award from the American Institute of Architects (AIA) Cincinnati and the 2013 Honor Award from the CDA + Cincinnati Magazine for its exterior space! Panda’s custom designed Bi-Fold Doors ensure that a homeowner can equally and cohesively enjoy their interior and exterior spaces. Views from the house and views of the house should hold equal merit.
