My clients entertain a lot. The floor plan had to be open, inviting and conducive to party guests roaming around but also to sit and put their glasses down. The open floor plan allows vistas to all adjacent public rooms. Another bar-station was created in the kitchen, where people can gather around. The nickel finished bar cart in the living room is a third area to serve people sitting in the living room. Only 8" of raised ceiling create a great feel of openingess for the room. Ceiling fan with light keeps the space cool.

Spectacular unobstructed views of the Bay, Bridge, Alcatraz, San Francisco skyline and the rolling hills of Marin greet you from almost every window of this stunning Provençal Villa located in the acclaimed Middle Ridge neighborhood of Mill Valley. This home is in Noe Valley, a highly desirable and growing neighborhood of San Francisco. As young highly-educated families move into the area, we are remodeling and adding on to the aging homes found there. This project remodeled the entire existing two story house and added a third level, capturing the incredible views toward downtown. The design features integral color stucco, zinc roofing, an International Orange staircase, eco-teak cabinets and concrete counters. A flowing sequence of spaces were choreographed from the entry through to the family room.

Modern Row House For this new home in Boston’s oldest neighborhood, Flavin Architects imagined an elegant structure that capitalizes on the natural light and beautiful views abundant in Charlestown. Our firm sought to respect the historic fabric of the city while designing for the 21st century. The façade, with its projecting two-story bay, divided windows and vertical proportions respect the adjacent urban pattern. Stripped down and elegant detailing, devoid of ornament, connects the structure to today’s modern Boston. The exterior combines cedar shingles and shiplap boards with jet mist granite. This dark grey exterior contrasts with a bright white interior washed with sunlight. Each floor is accessed by a stairwell illuminated by a Wasco skylight. Sunlight pours down and refracts through glass paneling run underneath a natural wood handrail down the stairwell. The dining room and adjacent sitting room are bathed in warmth and light from a double-sided fireplace. In the dining room, floor-to-ceiling windows open to the street, and frame a view of the stained glass windows in St. Mary’s Church. Above the bedrooms and master suite on the third floor, a rooftop deck provides our client with views of Charlestown, Boston, and the Bunker Hill Monument.

This whole-house renovation was the third perennial design iteration for the owner in three decades. The first was a modest cabin. The second added a main level bedroom suite. The third, and most recent, reimagined the entire layout of the original cabin by relocating the kitchen, living , dining and guest/away spaces to prioritize views of a nearby glacial lake with minimal expansion. A vindfang (a functional interpretation of a Norwegian entry chamber) and cantilevered window bay were the only additions to transform this former cabin into an elegant year-round home. When the homeowners first purchased the 1925 house, it was compartmentalized, outdated, and completely unfunctional for their growing family. Casework designed the owner's previous kitchen and family room and was brought in to lead up the creative direction for the project. Casework teamed up with architect Paul Crowther and brother sister team Ainslie Davis on the addition and remodel of the Colonial. The existing kitchen and powder bath were demoed and walls expanded to create a new footprint for the home. This created a much larger, more open kitchen and breakfast nook with mudroom, pantry and more private half bath. In the spacious kitchen, a large walnut island perfectly compliments the homes existing oak floors without feeling too heavy. Paired with brass accents, Calcutta Carrera marble countertops, and clean white cabinets and tile, the kitchen feels bright and open - the perfect spot for a glass of wine with friends or dinner with the whole family. There was no official master prior to the renovations. The existing four bedrooms and one separate bathroom became two smaller bedrooms perfectly suited for the client’s two daughters, while the third became the true master complete with walk-in closet and master bath. There are future plans for a second story addition that would transform the current master into a guest suite and build out a master bedroom and bath complete with walk in shower and free standing tub. Overall, a light, neutral palette was incorporated to draw attention to the existing colonial details of the home, like coved ceilings and leaded glass windows, that the homeowners fell in love with. Modern furnishings and art were mixed in to make this space an eclectic haven.
