A contemporary black and white master bathroom with a pop of gold is striking and stunning. The high design is sure to impress. This home is in Noe Valley, a highly desirable and growing neighborhood of San Francisco. As young highly-educated families move into the area, we are remodeling and adding on to the aging homes found there. This project remodeled the entire existing two story house and added a third level, capturing the incredible views toward downtown. The design features integral color stucco, zinc roofing, an International Orange staircase, eco-teak cabinets and concrete counters. A flowing sequence of spaces were choreographed from the entry through to the family room.

The exterior façade of the home is reminiscent of the 50’s with its mixed material aesthetic. The stacked stone veneer is complimented with the Shou Sugi Ban siding. The burned wood finish is an ancient Japanese technique that chars the wood, essentially wrapping it in carbon, adding protection and durability against mold, insects, and moisture related decay. This impressive burned wood finish is not only an indelible product but eye-catching as well. The horizontal and vertical orientation of the wood planks further emphasize the width and height of the structure. The subtle play of each material is simplistic and functional. The three-story residence is tucked into the side of the slope, creating an unimposing and welcoming entry. The large expanses of glass on the front façade draw the eye into the home allowing for natural daylighting and sun soaked rooms throughout the day. The strategically placed horizontal windows add architectural interest, natural lighting, and privacy. Two separate third level balconies are situated toward the rugged skyline, creating a 360-degree vantage point of the surrounding terrain.

the Third-Floor Hangout Room The entire third floor consists of three teen bedrooms, and this hangout space is right in the middle. The stairs lead up to a rooftop deck (two decks, one at the front and one at the back) with a hot tub and stunning views of the Chicago skyline.

Our “challenge” facing these empty nesters was what to do with that one last lonely bedroom once the kids had left the nest. Actually not so much of a challenge as this client knew exactly what she wanted for her growing collection of new and vintage handbags and shoes! Carpeting was removed and wood floors were installed to minimize dust. We added a UV film to the windows as an initial layer of protection against fading, then the Hermes fabric “Equateur Imprime” for the window treatments. (A hint of what is being collected in this space). Our goal was to utilize every inch of this space. Our floor to ceiling cabinetry maximized storage on two walls while on the third wall we removed two doors of a closet and added mirrored doors with drawers beneath to match the cabinetry. This built-in maximized space for shoes with roll out shelving while allowing for a chandelier to be centered perfectly above.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

Project featured in Variety, "Originally designed by celebrated architect Paul Williams and extensively updated and renovated to combine period architectural details with a modern-day lifestyle, the approximately 4,300-square-foot East Coast traditional has four bedrooms and four full and two half bathrooms plus a detached cottage with another bathroom for guests or staff. A slender center hall foyer features polished grey and white checkerboard marble floor tiles and a tightly curved staircase; the formal living room has a fireplace and floor-to-ceiling bay window that looks out to the verdant front yard; a library opens through transom-topped French doors to the backyard; and a chandelier lit formal dining room comfortably seats ten or twelve. An open-plan wing behind the dining room includes a spacious and well-equipped eat-in kitchen with five-stool snack bar integrated into a double wide island and, beyond that, a cozily proportioned TV-room with pilaster-accented fireplace and French door access to the yard. Inspiration for a small timeless guest carpeted bedroom remodel

I have previously worked in every level of this home – project images can be viewed on Riverdale Top to Bottom Renovation – the Third Floor was the final frontier and the transformation is quite spectacular (even if I say so myself!). Before and after pictures can be found on our website. My client’s twin boys were rapidly outgrowing their little nursery on the second floor and so plans were drawn up to renovate the third floor…. All of this work was done with my clients / kids / pets living at home. We erected a scaffolding tower at the side of the home and this was how all the trades got in and out throughout the project – the scaffolding stairs were actually wider and provided easier access than the original staircase. The original footprint comprised of 3 bedrooms (one generous sized guest bedroom at the front of the house that we retained and two smaller oddly shaped rooms with cove ceilings and angles that really prevented them being useful) plus an internal powder room. We pushed the rear internal wall of the powder room back to the exterior wall so that we could build a generous sized bathroom that will see the boys through the years. The walls and floors are neutral and we added a pop of blue with the vanity. One of my favourite elements is the river rock tile inset mat that is great for little feet to walk on – especially when the underfloor heating is on! The twin bedroom is breathtaking – the previous rooms were so small it was really hard to photograph them but if you check out the before and after section below it paints a pretty good picture. A 12’ wide dormer makes this floor feel like a treehouse and the light is amazing. We incorporated some gorgeous lighting in this room – 2 styles of sconces and a custom pendant. I love the second life carpet and the checked roman blind fabric. It’s a space that is large and comfortable enough for the whole family to sit in and enjoy. The third floor hallway was transformed by straightening the walls and levelling the ceiling. The custom light fixture / art installation guarantees you pause at the foot of the stairs.
