The 361 Clinton apartment provided an opportunity to reexamine a typical'Tower in the Park' New York coop building. The backlash against this form of high-rise housing was so universal that it perhaps obscured many of the positive features that are contained within. By opening up the original floor plan, we revealed a light-filled, generously proportioned space whose stepped window wall provides great views and sunlight from many angles. New finishes and textures brought a sense of identity into an apartment which had been originally conceived of in generic terms. The final design convinced the client, a former brownstone-dweller with a background in urban planning, of the merits to be found in this much-derided building type.

The original bathroom in this home was relatively large. More space, however, does not automatically make a space easier to use. The extra space in this bathroom made the flow impractical. The two sinks were on either side of a LARGE corner tub, and the shower on the other side of that. The FOUR separate bath mats the family had on the floor was a sign of how unrealistic this layout was…just look at the “before” photos. The cabinets, too, were hard to organize personal items in with an excess of flat drawers and NO pull-outs designed for typical bathroom accessories. To add to the scene, the finishes in the bathroom were so outdated that it was downright disagreeable to walk in…the opposite of what a spa-like bathroom experience provides. The husband and wife had different opinions on the shower, too. They agreed on wanting a luxury-level shower experience, but they defined that experience differently. The solution would need an exquisite spa-level design with just about every showerhead type they could imagine!

A six foot infinity edge separates the upper toddler pool from the main lower pool. Adding to the entertainment area is an outdoor kitchen which sits in a lanai (a covered porch design originating in Hawaii). The lanai pulls the elements of outside closer to the home. Along the back side of the lower level pool sits a rare stone retaining wall. The type of stone used for this wall is not typically found in this region. The retaining wall contains a built in plant pocket.
