When we purchased our Mount Pleasant brick ranch, we knew we wanted to add a screened porch to the inviting backyard at some point. Our ultimate goal was to create a comfortable outdoor room, and I feel like that was accomplished! We added beams, beadboard, recessed lighting and, of course, a fan. We updated this small Minneapolis kitchen by adding a peninsula for extra storage and seating, creating space for a dishwasher for ease of cleaning dishes, and a pantry for extra storage. The ultimate goal was to create more usable space within the existing kitchen footprint, freshen up the kitchen through the use of lighting and brighter colors on the floor, backsplash, and paint; as well as stick with the charm of this cute Minneapolis home.

Over a span of two years we completed several projects at this Tokoma Park, Maryland property. We cleaned up the backyard, renovated an existing swale, and installed water loving plants. The following year, we replaced the old pea gravel driveway with a permeable paver driveway. While doing the driveway we encountered spongey clay that was saturated from a leaking water line. We had to install concrete piers down to virgin soil to bear the weight of the walkway. The driveway excavation had to take into account the root zones of large trees. To avoid the surface roots we used a minimal excavation design. Our ultimate goal with this project was to ensure that the new walkways provided a safe and comfortable path for the homeowners and guest to get from their cars to porch whether parked along the street or in the driveway. To provide an extra layer of security, we added low-voltage lighting to accent trees and light the walkway, which were programmed to come on at dusk and turn off automatically at dawn. The new plantings are native species including River Birch, Swamp Hibiscus, Blue Flag Iris, and Common Rush, that are adapted to growing in wet soils. The permeable paver driveway will reduce runoff by storing rain in gravel base while allowing it to be absorbed into the soil below. The paver surface eliminates the tracking of pea gravel into the house while allowing heels to walk on it without sinking in. The swale handles runoff from all the uphill properties and the gravel keeps it from becoming a soggy mess. 
 During seasonal months, snow and leaf removal are greatly eased by having a hard surface to shovel or rake. The permeable pavers used are Techo-Bloc Villagio in Shale Grey and we installed a granite Belgian block border. We replaced existing broken concrete walkway with new curving flagstone walkway and connected the front steps to the driveway and side steps. All projects were consulted with the City of Takoma Park’s Urban Forest Manager, and the Montgomery County Historical Preservation Commission.

Located at the crossroads of Ngo Quyen and Trang Tien street, International Center owns a prime spot in the heart of Hanoi's central business district, surrounded by the city's iconic cultural heritages, such as, Sword Lake, Hanoi Opera House, Metropole Hotel, and Trang Tien Plaza. Consisting 8-stories of office space and two basements for parking, International Center underwent a facade and interior renovation to bring it to a full Grade A standard and blend well with the older buildings in the area. The project's overall design, by D&P Associates, takes its inspiration from the area's heritage look and seeks a modern-classic style in which the past aligns harmoniously with the present. Aiming to respect its historical values, we preserved the original building's familiar French colonial structure. However, instead of being arranged separately, the existing windows were combined into 3-window columns, spread symmetrically on both facades to bring a sense of elegance to the building. We also used simple decorative molding and the combination of white and bronze colors to give a soft, yet luxurious look with classical architectural accents for the project. To strike a balance between past and present, we implemented modern and high-class materials wherever possible. An extensive use of bronze steel imported from Taiwan and genuine 2-layer Schuco glass imported from Germany for the cladding, helped to make a striking facade while minimizing solar and noise gain. Another statement of our exterior design is the canopies which are located at the main entrance of both facades. Extending 3 meters from the building’s face, they’re reminiscent of a pair of wings that float above the entrance hall providing a sense of lightness, and soften the building’s monolithic appearance. For the interior, the emphasis was on the reception hall, which is considered as the building's face. Our ultimate goal was to create a seamless fusion of interior and exterior architecture and a profound visual effect for its visitors. We achieved this by covering the entire ceiling and walls of the 3-meter long lobby with luxurious bronze steel to make a strong impression for passersby. In contrast, the combination of white walls, high-grade marble floors, reception desk, and black and white paintings of the old Hanoi provides an elegant monochrome look for the main hall. This style was also applied to the corridors and other public areas. For the restrooms, we introduced green for the doors and skirtings combined with white walls and marble floors. The green is inspired by the distinctive green wooden doors of the Metropole hotel - a symbol of the French colonial architectural style. Overall, with the nostalgia trend blooming in Asian culture, D&P Associates's design team aimed to express past local cultural values in a contemporary manner for the new International Center office building.

A busy family of four with young kids decided it was time to give their powder room and main suite a modern transitional facelift. They called upon our interior design expertise to update their bathroom while keeping the existing vanity and sink. They needed a new lighting design to brighten up their bathroom and powder room space and update the furniture, which was a hodge-podge of hand-me-downs. Their ultimate goal was to bring in elements of Italian glamor to make their new main suite and powder room make them feel like they were staying at a posh hotel - certainly something we could achieve! We added elegant new bedroom furniture to the main suite, which included an upholstered bed, matching nightstands, a dresser, and a dressing mirror to create that luxurious feel. A new marble tile floor, shower, and sink lent a nice Italian touch, with a listello mosaic tile border in the backsplash creating an intriguing pattern. We also brought new life to their space with gorgeous window treatments, hardwood flooring, a shag rug for a comfortable texture, and fresh paint in neutral, calming colors. We ended up with a wonderfully lavish room with brand new bedding in luxe fabrics, sparkling light fixtures and lamps with crystal accents, and brand new décor. Gugel Photography

We installed a raised patio off the back of the existing screen porch with a walkway connecting to an existing door. We added landscaping around the patio and screen trees along the rear property line. The biggest challenge was creating access points for their sloped lot that was covered in weeds, vines, and scrub trees. We addressed this challenge and created a practical space for the client and their family to use.

As with many residents of the Armitage neighborhood in South Minneapolis, the owners of this 1940-built Tudor home love where they live. So much so, they were willing to commit to a large, whole-house remodel in order to stay put. Castle worked diligently with these homeowners to help them realize their ultimate goals for their home. By redesigning the first-floor layout, Castle was able to create a much more open space. Walls previously separating the kitchen and dining room were removed and replaced with more countertop space in the form of a seated peninsula. The kitchen was also updated with new granite countertops, more backsplash tile to match the existing, and partial new cabinetry by The Woodshop of Avon to match existing. New hardwood flooring was installed in the kitchen to match the existing dining room. The size of the dining room was then almost doubled by removing an adjacent first-floor bedroom. A new sunroom was added in the back which opened the space even further. Dixie Caress carpet in the color “Wisteria” was chosen for the sunroom and throughout the 2nd floor. The 2nd floor was given a total makeover with a large dormer addition and a master bedroom suite above the new sunroom. Corbels decorate the exterior while giving support to the overhanging floor of the master bedroom. Now with three bedrooms and two bathrooms upstairs, there’s room for everyone, and a wonderful great room on the main floor to go with it. This project - Estoril Court in Mid-Levels Central is one of the rare heritage mansions in Hong Kong with a "thousand-year lease," comprising a total of 240 units. The young couple, with their two daughters, have settled here. For the wide experience husband, the most important aspect of a home is that it carries the "depth of love." His wife's preferences and the children's interests were frequently mentioned during this project. "I hope the design can break through conventions and avoid falling into the trap of popular but clichéd styles. Kyle and I resonate deeply on this point; we both pursue a 'more personal expression.' Family life should be relaxing, natural, and bringing joy to my family members." This residence features a square layout and excellent natural lighting, with a practicality rate of nearly 90%. However, its over 40-year-old structure poses numerous constraints on renovations. Adhering to the existing structure and the wisdom of geomancy, Karv One Design has re-examined the relationship among the landscape, windows, and functional flow within the home. They have integrated practicality, beauty, and self-expression into every corner, enhancing the happiness of living. Once stepping into the living room, you are greeted by Hong Kong's most spectacular vistas. The ever-changing scenery of Victoria Harbour, both day and night, the immense skyscrapers of different banks and commercial buildings and the panoramic views of the Peak are all within sight. The expansive dimensions of the living room are a response to the surrounding environment, providing ample space for family bonding and companionship, while also allowing the breathtaking skyline views to seamlessly integrate into daily life. Unlike traditional whole-house decoration, the design of Hong Kong homes emphasizes collage and customization. The minimalist aesthetic of the space corresponds to the luxurious craftsmanship and time costs involved. Elements such as natural stone, artistic paint, parquet flooring, wood veneer, and leather have all been meticulously coordinated in terms of color and proportion, while a significant amount of storage space has been cleverly concealed within the walls. The study room is deliberately positioned to one side of the living room, embracing the gentle stretch of sunlight. The arched iron partition, exuding a vintage flavor and traces of time, not only serves as a natural divider of space but also becomes a highlight of the interior decoration with its unique artistic form, creating a serene yet stylish atmosphere. It ensures privacy without compromising on openness, allowing the home owner to work in the study room while still keeping an eye on the children playing in the living room. The palette of pale blue and white adds warmth and vitality to the space, inspiring children's boundless imagination about the unknown world and giving them the courage to see mountains, seas, and the world beyond. The unique, customized storage design is cleverly hidden within the space, blending handicraft and industrial design. Adorned with delicate textures such as rounded corners and layered elements, the craftsmanship is meticulous and exquisite, demonstrating exceptional ingenuity. When we purchased our Mount Pleasant brick ranch, we knew we wanted to add a screened porch to the inviting backyard at some point. Our ultimate goal was to create a comfortable outdoor room, and I feel like that was accomplished! We added beams, beadboard, recessed lighting and, of course, a fan. Decorations were fun – we hung curtains to give it a true room feel. I had the sectional outdoor couch custom made to fit the corner and then the rest was accessorizing and adding more seating. One of our most current plans all began when the owners of a South Charlotte home just off Park Road contacted us to replace half of their HardiePlank siding. The previous owner had added onto the home, and the current homeowners were interested in having the whole left side of the exterior covered in HardiePlank replacement siding to give their home a more cohesive look. The ultimate goal was to make the addition seamlessly flow into the design of to the existing home….as if it was part of the original house plan.

A truly one-of-a-kind kitchen was our ultimate goal for this space. The classy & custom Crisp Romaine green cabinets pair beautifully with the warm, natural movement of the walnut accents, the white cabinets above the range serve as a subtle pop of brightness. The honey bronze hardware transcends each and every color in this kitchen, bringing stunning contrast to each door. The natural soapstone carries around the countertops and up the wall behind the range bringing natural movement. The hickory waterfall countertop carries from the kitchen to the living room, seamlessly tying the bar in with the rest of the kitchen.
