This is the third collaboration between DEANE the clients. Their Nantucket kitchen already had undergone a renovation 12 years ago but the time had come to update the design aesthetic to be more modern and minimalistic.

Nestled on a serene avocado farm in Carpinteria, our Webster House project has undergone a stunning refresh. Thoughtfully designed to honor the historical charm of this mid-1800s victorian treasure, this premier luxury getaway is a tucked-away gem that offers an unparalleled retreat for relaxation and celebration alike. The home’s meticulous updates include carefully chosen furnishings and fixtures that embrace its rich heritage while providing modern comfort and elegance. With three inviting guest bedrooms, two full baths, a fully equipped kitchen, and a spacious great room with a fireplace, the Victorian balances timeless appeal with contemporary sophistication. A full wraparound porch invites guests to savor tranquil moments, whether soaking in the beauty of the surrounding avocado groves or listening to the soothing sounds of nearby Casitas Creek.

Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. It’s first impression was memorable as immediately after entering the front door, just past the dining table, there was a tree growing in the middle of home! Upon further inspection of the space it became apparent that this home had undergone several alterations during its lifetime... The kitchen was once a space that revealed the home’s layered history. It was evident there had been an addition as the dropped ceiling exposed where garage space had been captured to become part of the kitchen. By re-configuring the layout, we were able to create a gathering area at the peninsula, additional storage space, as well as add a hood fan – something the original space was lacking. Details like the Grand Canal paint colour from Sherwin Williams paired with the vertical grain walnut cabinets create a modern-vintage feel for this kitchen.

Two unassuming, white farmhouse cottages are centered around a courtyard with two small cabins in the back. The first cottage contains the living room, dining room, kitchen and a powder room. Connected by a gravel courtyard and stone walkway, the second cottage contains the bedrooms, bathrooms and laundry room. All four structures on the property have recently undergone a full renovation completed in early 2021. The central courtyard has a custom made dining table under a canopy of mature olives and flanked by a stone fire pit.

This contemporary home set in the woods of Medford NJ has undergone an extensive makeover. Hardwood flooring replaced the carpeting and contemporary style has replaced the old furnishings. Paint and textured wall coverings have freshened and refined the overall look and provided the backdrop for the upholstery and artwork. The original concept drawings are included in this album for comparison. The dramatic deep blue paint on the feature wall of this Living Room sets the scene for the entire first floor of the home because it is the first thing you see when you step into the foyer. Originally built in 1892, this quaint log cabin has undergone a transformative renovation while preserving its charming character. Located near the Little Deschutes River in Central Oregon, within the historic Vandert Homestead, the home now boasts bright, open spaces for everyday living, complete with flexible aluminum clad folding doors. Working alongside contractor Bales Inc., architect Jeff Klein from Klein Architecture led the renovation with the goal of opening the once dark interior to natural light and the surrounding landscape. Central to the design was transforming a deteriorating garage into a new functional sunroom, creating a light-filled space that reorients the cabin design toward the patio and natural environment. Positioned along the south elevation, the sunroom captures daylight throughout the day while acting as a buffer between the interior and exterior environments. A revised roof assembly was developed to resolve previous drainage failures. Working with framers, the design team incorporated a sloping roof system with a waterproof membrane to direct water away from the structure. This approach not only protected the log walls but also created access to a rooftop deck from the upper level, adding functional outdoor space without expanding the building footprint. “It was also critical to transform the existing dark, segmented interior spaces by physically opening them up to the new sunroom,” says Klein. “NanaWall systems offered the ideal solution for what we were after.” historical homestead interior Improving Spatial Flow, From the Kitchen to the Sunroom The kitchen remained largely intact during the renovation, retaining many of the elements that had defined the cabin’s character for decades. This Denny Blaine Seattle home had undergone a second story addition renovation prior to the new homeowner purchasing the house. The new homeowner came to H2D Architecture + Design with a vision to upgrade the finishes throughout all floors of the home, add an elevator, enlarge the garage and add a roof top deck. H2D worked closely with the homeowner to develop the new design features for the home. The main driver of the design layout was the cylindrical pneumatic vacuum elevator, which was installed in the central core of the home to serve all three floors of the home. This project was the first permitted installation of the pneumatic vacuum elevator in the State of Washington. Around the cylindrical elevator, the other three floors were renovated with a new layout and finishes. The lower floor consisted of a new media room and secondary kitchen. The main floor was designed with a living room, office, kitchen and dining areas. The upper floor was redesigned with a new stair leading to the new roof top deck. In addition, the garage was expanded on the front of the house to create additional garage space with a roof deck above serving the office space. The front yard was regraded and landscaped with a series of modern retaining walls and landscaping. The overall finished design of the home was clean, crisp and modern. Words cannot describe the level of transformation this beautiful 60’s ranch has undergone. The home was blessed with a ton of natural light, however the sectioned rooms made for large awkward spaces without much functionality. By removing the dividing walls and reworking a few key functioning walls, this home is ready to entertain friends and family for all occasions. The large island has dual ovens for serious bake-off competitions accompanied with an inset induction cooktop equipped with a pop-up ventilation system. Plenty of storage surrounds the cooking stations providing large countertop space and seating nook for two. The beautiful natural quartzite is a show stopper throughout with it’s honed finish and serene blue/green hue providing a touch of color. Mother-of-Pearl backsplash tiles compliment the quartzite countertops and soft linen cabinets. The level of functionality has been elevated by moving the washer & dryer to a newly created closet situated behind the refrigerator and keeps hidden by a ceiling mounted barn-door. The new laundry room and storage closet opposite provide a functional solution for maintaining easy access to both areas without door swings restricting the path to the family room. Full height pantry cabinet make up the rest of the wall providing plenty of storage space and a natural division between casual dining to formal dining. Built-in cabinetry with glass doors provides the opportunity to showcase family dishes and heirlooms accented with in-cabinet lighting. With the wall partitions removed, the dining room easily flows into the rest of the home while maintaining its special moment. A large peninsula divides the kitchen space from the seating room providing plentiful storage including countertop cabinets for hidden storage, a charging nook, and a custom doggy station for the beloved dog with an elevated bowl deck and shallow drawer for leashes and treats! Beautiful large format tiles with a touch of modern flair bring all these spaces together providing a texture and color unlike any other with spots of iridescence, brushed concrete, and hues of blue and green. The original master bath and closet was divided into two parts separated by a hallway and door leading to the outside. This created an itty-bitty bathroom and plenty of untapped floor space with potential! By removing the interior walls and bringing the new bathroom space into the bedroom, we created a functional bathroom and walk-in closet space. By reconfiguration the bathroom layout to accommodate a walk-in shower and dual vanity, we took advantage of every square inch and made it functional and beautiful! A pocket door leads into the bathroom suite and a large full-length mirror on a mosaic accent wall greets you upon entering. To the left is a pocket door leading into the walk-in closet, and to the right is the new master bath. A natural marble floor mosaic in a basket weave pattern is warm to the touch thanks to the heating system underneath. Large format white wall tiles with glass mosaic accent in the shower and continues as a wainscot throughout the bathroom providing a modern touch and compliment the classic marble floor. A crisp white double vanity furniture piece completes the space. The journey of the Yosemite project is one we will never forget. Not only were we given the opportunity to transform this beautiful home into a more functional and beautiful space, we were blessed with such amazing clients who were endlessly appreciative of TVL – and for that we are grateful!
