This North Shore residence captures commanding views of the ocean, while maintaining a sense of privacy for the homeowners. Their priorities focused on thoughtful design, evolving from a restoration of a small summer cottage into a new home, well sited on a narrow lot. SV Design worked within the constraints of conservation and a flood zone to create a masterpiece of charm and appeal. The home reflects the tastes of the owners, who remained involved through every step of the process. Natural light is well utilized, the open layout provides ease in entertaining and in day to day living, and the views are captured from assorted vantage points. Personalized accents abound throughout the property--- warm wood flooring, stone accents--- both inside and outside of the home, a kitchen with clean lines and efficient storage space, and a butler’s pantry. The design of the property is aesthetically pleasing, creative, and functional; most of all, it fulfilled the visions of the clients.

Mark Hoyle Originally, this 3700 SF two level eclectic farmhouse from the mid 1980’s underwent design changes to reflect a more colonial style. Now, after being completely renovated with additional 2800 SF living space, it’s combined total of 6500 SF boasts an Energy Star certification of 5 stars. Approaching this completed home, you will meander along a new driveway through the dense buffer of trees until you reach the clearing, and then circle a tiered fountain on axis with the front entry accentuating the symmetrical main structure. Many of the exterior changes included enclosing the front porch and rear screened porch, replacing windows, replacing all the vinyl siding with and fiber cement siding, creating a new front stoop with winding brick stairs and wrought iron railings as will as other additions to the left and rear of the home. The existing interior was completely fro the studs and included modifying uses of many of the existing rooms such as converting the original dining room into an oval shaped theater with reclining theater seats, fiber-optic starlight ceiling and an 80” television with built-in surround sound. The laundry room increased in size by taking in the porch and received all new cabinets and finishes. The screened porch across the back of the house was enclosed to create a new dining room, enlarged the kitchen, all of which allows for a commanding view of the beautifully landscaped pool. The upper master suite begins by entering a private office then leads to a newly vaulted bedroom, a new master bathroom with natural light and an enlarged closet. The major portion of the addition space was added to the left side as a part time home for the owner’s brother. This new addition boasts an open plan living, dining and kitchen, a master suite with a luxurious bathroom and walk–in closet, a guest suite, a garage and its own private gated brick courtyard entry and direct access to the well appointed pool patio. And finally the last part of the project is the sunroom and new lagoon style pool. Tucked tightly against the rear of the home. This room was created to feel like a gazebo including a metal roof and stained wood ceiling, the foundation of this room was constructed with the pool to insure the look as if it is floating on the water. The pool’s negative edge opposite side allows open views of the trees beyond. There is a natural stone waterfall on one side of the pool and a shallow area on the opposite side for lounge chairs to be placed in it along with a hot tub that spills into the pool. The coping completes the pool’s natural shape and continues to the patio utilizing the same stone but separated by Zoysia grass keeping the natural theme. The finishing touches to this backyard oasis is completed utilizing large boulders, Tempest Torches, architectural lighting and abundant variety of landscaping complete the oasis for all to enjoy.

With a grand total of 1,247 square feet of living space, the Lincoln Deck House was designed to efficiently utilize every bit of its floor plan. This home features two bedrooms, two bathrooms, a two-car detached garage and boasts an impressive great room, whose soaring ceilings and walls of glass welcome the outside in to make the space feel one with nature.

We love it when a home becomes a family compound with wonderful history. That is exactly what this home on Mullet Lake is. The original cottage was built by our client’s father and enjoyed by the family for years. It finally came to the point that there was simply not enough room and it lacked some of the efficiencies and luxuries enjoyed in permanent residences. The cottage is utilized by several families and space was needed to allow for summer and holiday enjoyment. The focus was on creating additional space on the second level, increasing views of the lake, moving interior spaces and the need to increase the ceiling heights on the main level. All these changes led for the need to start over or at least keep what we could and add to it. The home had an excellent foundation, in more ways than one, so we started from there. It was important to our client to create a northern Michigan cottage using low maintenance exterior finishes. The interior look and feel moved to more timber beam with pine paneling to keep the warmth and appeal of our area. The home features 2 master suites, one on the main level and one on the 2nd level with a balcony. There are 4 additional bedrooms with one also serving as an office. The bunkroom provides plenty of sleeping space for the grandchildren. The great room has vaulted ceilings, plenty of seating and a stone fireplace with vast windows toward the lake. The kitchen and dining are open to each other and enjoy the view. The beach entry provides access to storage, the 3/4 bath, and laundry. The sunroom off the dining area is a great extension of the home with 180 degrees of view. This allows a wonderful morning escape to enjoy your coffee. The covered timber entry porch provides a direct view of the lake upon entering the home. The garage also features a timber bracketed shed roof system which adds wonderful detail to garage doors. The home’s footprint was extended in a few areas to allow for the interior spaces to work with the needs of the family. Plenty of living spaces for all to enjoy as well as bedrooms to rest their heads after a busy day on the lake. This will be enjoyed by generations to come.

In the master bathroom remodel, a spare bedroom was utilized to expand the bathroom footprint to include a full walk-in closet as well as a luxurious shower and commode. The blue tiles work so nicely with the newly designed kitchen remodel, making this 1950’s ranch into a contemporary and welcoming home for a social family.

Inspiration for a coastal bathroom remodel in Tampa

Much of today’s remodeling design ethos centers around complete transformation. And while that’s often necessary if a home requires it, Mahony’s approach to this luxury home remodel followed a more conservative and established set of design principles that still left room for lots of creativity. There’s a lot to love about this historic Tudor’s original 1937 exterior — he simply removed the features that didn’t serve the design to let it shine. In fact, most of the home’s original elevations were kept intact. Dormers were also kept and refreshed, and chimneys were repaired or re-created down to the flue tile. Interestingly, various colors of brick were discovered during construction, leading us to believe the painted brick dates back to the original design.

Our clients had just recently closed on their new house in Stapleton and were excited to transform it into their perfect forever home. They wanted to remodel the entire first floor to create a more open floor plan and develop a smoother flow through the house that better fit the needs of their family. The original layout consisted of several small rooms that just weren’t very functional, so we decided to remove the walls that were breaking up the space and restructure the first floor to create a wonderfully open feel. After removing the existing walls, we rearranged their spaces to give them an office at the front of the house, a large living room, and a large dining room that connects seamlessly with the kitchen. We also wanted to center the foyer in the home and allow more light to travel through the first floor, so we replaced their existing doors with beautiful custom sliding doors to the back yard and a gorgeous walnut door with side lights to greet guests at the front of their home. Living Room Our clients wanted a living room that could accommodate an inviting sectional, a baby grand piano, and plenty of space for family game nights. So, we transformed what had been a small office and sitting room into a large open living room with custom wood columns. We wanted to avoid making the home feel too vast and monumental, so we designed custom beams and columns to define spaces and to make the house feel like a home. Aesthetically we wanted their home to be soft and inviting, so we utilized a neutral color palette with occasional accents of muted blues and greens. Dining Room Our clients were also looking for a large dining room that was open to the rest of the home and perfect for big family gatherings. So, we removed what had been a small family room and eat-in dining area to create a spacious dining room with a fireplace and bar. We added custom cabinetry to the bar area with open shelving for displaying and designed a custom surround for their fireplace that ties in with the wood work we designed for their living room. We brought in the tones and materiality from the kitchen to unite the spaces and added a mixed metal light fixture to bring the space together Kitchen We wanted the kitchen to be a real show stopper and carry through the calm muted tones we were utilizing throughout their home. We reoriented the kitchen to allow for a big beautiful custom island and to give us the opportunity for a focal wall with cooktop and range hood. Their custom island was perfectly complimented with a dramatic quartz counter top and oversized pendants making it the real center of their home. Since they enter the kitchen first when coming from their detached garage, we included a small mud-room area right by the back door to catch everyone’s coats and shoes as they come in. We also created a new walk-in pantry with plenty of open storage and a fun chalkboard door for writing notes, recipes, and grocery lists. Office We transformed the original dining room into a handsome office at the front of the house. We designed custom walnut built-ins to house all of their books, and added glass french doors to give them a bit of privacy without making the space too closed off. We painted the room a deep muted blue to create a glimpse of rich color through the french doors Powder Room The powder room is a wonderful play on textures. We used a neutral palette with contrasting tones to create dramatic moments in this little space with accents of brushed gold. Master Bathroom The existing master bathroom had an awkward layout and outdated finishes, so we redesigned the space to create a clean layout with a dream worthy shower. We continued to use neutral tones that tie in with the rest of the home, but had fun playing with tile textures and patterns to create an eye-catching vanity. With a little bit of love, you can transform your kitchen into a space you love to spend time in! Many people are so used to their surroundings that we don’t realize what a little bit of paint and new finishes can do to change a room. That’s exactly the case of this kitchen. Actually, the cabinetry was already refinished prior to us coming into the picture, our clients couldn’t wait! So, we had the opportunity to incorporate those finishing touches to really seal the deal of this space. Today, this kitchen is up-to-date and classic. It really will stand the test of time! To learn more about this space, continue reading below: Cabinets The cabinetry was already refinished prior to us doing our magic. But we love how the crisp and clean finishes of the cabinetry pairs so well with the new finishes and materials we incorporated. To elevate the cabinetry, we embellished the doors and drawers with 5 inch “Emerald” hardware from Top Knobs (TK288BSN). Countertops At first glance, you may have noticed we incorporated beautiful marble countertops to this space. So, what if we told you those countertops are not made of marble? Actually, not even close! These countertops are a beautiful 3cm Cambria quartz in the finish “Ironsbridge”. The specs of grey and veining in the countertops might have fooled you! We love the way it looks in this space. Backsplash Subway tiles have been around a long time. Still, we love the classic look of subway tile and our clients are always requesting it! A simple way to add interested to subway tile is to utilize tile with beveling, create a contrasting pattern, and add contrasting grout color, as we have done here. Here we have utilized a 3×6 Daltile Rittenhouse Square with beveled edges as the main tile. Then, over the range, we have framed the tile and changed the pattern to herringbone to add some pop! Fixtures The fixtures of this space are classically styled as well. From Blanco, we have the main sink in a Precis Super Single Bowl in White paired with an Atura kitchen faucet with pull-down spray in stainless steel. Then on the island, we have a Precis Medium Bowl in White and an Atura Pulldown bar faucet in stainless steel, also from Blanco.

Inspiration for a modern living room remodel in Nashville

Our “challenge” facing these empty nesters was what to do with that one last lonely bedroom once the kids had left the nest. Actually not so much of a challenge as this client knew exactly what she wanted for her growing collection of new and vintage handbags and shoes! Carpeting was removed and wood floors were installed to minimize dust. We added a UV film to the windows as an initial layer of protection against fading, then the Hermes fabric “Equateur Imprime” for the window treatments. (A hint of what is being collected in this space). Our goal was to utilize every inch of this space. Our floor to ceiling cabinetry maximized storage on two walls while on the third wall we removed two doors of a closet and added mirrored doors with drawers beneath to match the cabinetry. This built-in maximized space for shoes with roll out shelving while allowing for a chandelier to be centered perfectly above.
