A stone and shingle facade and graceful lines highlight this expansive single-level home Craftsman home plan. Custom details can be found throughout the plan with elegant ceiling treatments in many rooms and built-in cabinetry flanking the great room fireplace. The chef's kitchen opens to the large dining area and to the great room, providing a focal point for family life and entertaining. One wing houses secondary bedrooms and utility space, helping to keep clutter out the formal living areas. The bedrooms each have a tray ceiling and their own walk-in closet. Just off the garage lies a utility room with ample workspace, a large pantry, and convenient e-space. The oversized bonus room provides flexibility and access to plenty of attic storage. We created an almost crystalline form that reflected the push and pull of the most important factors on the site: views directly to the NNW, an approach from the ESE, and of course, sun from direct south. To keep the size modest, we peeled away the excess spaces and scaled down any rooms that desired intimacy (the bedrooms) or did not require height (the pool room).
A deep but very thin overhang at the southern corner provides shade and drops a dramatic shadow mimicking the one seen at the entry porch. An incrementally tapering staircase carves a little more space away in the entry foyer and leads the eye to the main living area beyond. From the main living space, a ribbon of glass opens to the view down the hill and to the lake beyond. The exterior features locally milled tongue-and-groove cedar in two varying directions, with gaps not only at the verticals, but at the horizontal joints as well. This high-performance home needs just a single heat pump per floor and utilizes the gas stove only to take the edge off the coldest of nights, perhaps right after dip in the pool.

These Northern Virginia residents have owned this vacation home for about ten years. With retirement imminent, they decided to give the entire home an over-haul. With it’s great bones and amazing location, this seemed like a very sound investment for their future. Paola McDonald from Olamar Interiors had been working with the clients for the past three years, helping them to renovate their Sterling, VA condominium and their Moorefield, WV weekend home. It seemed fitting that they would also hire her to help them renovate this home as well.
For this project we took the home down to the studs and practically rebuilt it. The renovation includes an addition to the basement level and main floor to create a new fitness room, additional guest bedroom and larger kitchen and dining area. It also included a renovation of the facade of the home. The exterior of the home was completely re-sided and painted, and we added the tall windows at the stairs. The lower entry deck was expanded and an upper deck was added just off the kitchen in order for the homeowner to keep his grill away from the strong ocean winds. A new deck was also added off of the master bedroom. New stainless steel railings were added to all the decks. We opened the homes stairwells, adding custom glass railings and new lighting to create a much more open feel and allow for natural light to flood the entire main living area. The original, tiny kitchen was expanded substantially, adding a large custom eat in bar, wine storage area and plenty of storage. We utilized Decora’s Marquis Cabinetry in an espresso finish to give the kitchen a very clean, contemporary feel. Carrara marble countertops paired with a grey quartz, single slap marble backsplash, and stainless appliances create a clean look. In the new dining area, a simple Modloft dining table was paired with a Regina Andrew bubbles chandelier and Jessica Charles dining chairs for a sophisticated feel accentuated perfectly by beachy colors and textures that tie in the beautiful views of the Ocean. A custom chandelier from John Pomp is the highlight of the family room, particularly at night when it is reminiscent to fireflies in the sky. A new custom designed, custom made sectional, cozy newly added Spark Modern Fires gas fireplace, custom rug by Julie Dasher and Lee Industries chairs create a cozy place to lounge and watch television after a long day at the beach. Guests feel like they are in a luxurious boutique hotel complete with spectacular views, comfortable Ann Gish linens and beautiful and unique lighting fixtures. All three full baths and the powder room received complete facelifts with new glass, marble and ceramic tiles, Decora cabinetry, new lighting fixtures, quartz countertops and unique features that make unique statements in each one. Phillip Jeffries mica wallpaper are used in the entryway and family room fireplace walls to add a sandy texture to each space. Phillip Jeffries grasscloth was added to the master bedroom accent wall to create a delicate feature. New flooring throughout includes gorgeous dark stained hardwood floors, ceramic tile and Karastan carpeting in the bedrooms. The crisp white and grey walls are accentuated throughout the home by beach inspired turquoises, navies and lime greens. Perfectly appointed furnishings, artwork, accessories and custom made window treatments complete the look and feel of this gorgeous vacation home.

This client went with the Finsa product line, color selection of Pino Sacramento. We provided a sequenced look by
running the grain horizontally thru out the cabinets giving a continuous flow. We also provided undermount lighting and interior lighting. They choose a beautiful Blue Pearl for their counter top with a single stainless sink. We also converted their wire shelf drywall pantry that was not being utilized no where near it’s potential. We removed the wire shelves and built 2 pantries that we slid into the opening. We divided the pantries between shelves and big usable drawers on the bottom. We then made a nice molding to go around it for a nice finished look.

White oak wide plank flooring is popular and stands the test of time. Traditional White Oak may contain sound knots, checking, and occasional worm holes. It is live-sawn to produce a mixture of rift, quartered and plain-sawn planks.
Our live-sawn milling method is non-standard milling practice (old-style) that results in longer and wider than usual plank dimensions and utilizes all grades of lumber to produce a single floor with unmatched quality, character and appeal.

At an elevation of 8750' and winter design temperature of -16 degrees F, the historic mountain mining town of Telluride, Colorado can be cold! Beyond Efficiency was brought on board for its cold-climate expertise and provided buiding envelope advising and detailing, mechanical engineering, and guidance in surpassing Telluride's energy efficiency requirements for the new single-family home. The project was completed in the fall of 2016.
Our detailed plan review of preliminary building envelope details services identified thermal bridging issues at basement wall intersections with the slab and raised floor. Simple modifications significantly reduced heat loss and improved constructability. We also advised on the above-ground framed wall assemby, which resulted in a 2x6 wood-framed wall insulated with dense-pack cellulose, ZIP System sheathing (which doubles as the airtight weather-resistant barrier (WRB)), 2" continuous rigid mineral wool insulation, 1x4 furring, and fiber cement lap siding. The wall assembly reduces heat loss 20% compared to Telluride's minimum requirement, and the R-52 roof assembly is 35% better than code. Alpen high-solar gain fiberglass windows, which include a low-E film suspended between the two panes of glass, reduce window-related heat losses by 50% compared to code and round out the high-performance envelope package.
The final mechanical system design includes heat-recovery ventilation and in-floor radiant hydronic heating provided from a 95% AFUE high-efficiency condensing gas boiler. Utility bills from the first year of occupancy demonstrate the project's highly efficient design: the household's total site energy is about 20% less than that of the average Colorado residence, an impressive feat given that Telluride is in a significantly more extreme climate zone than a majority of Colorado's population.

The home’s exterior also features handsome board-n-batten shutters. The welcoming front porch includes stone pavers and a wood inlaid ceiling.
The charming kitchen incorporates marbled counter tops, recessed paneled cabinetry, polished stainless-steel appliances and all-around tiled brick backslash. The kitchen opens into the family room with is exposed bean vaulted ceiling and the stone fireplace with build-in cabinetry on each side. The hardwood flooring throughout the living spaces makes the home warm and inviting.
The master bedroom is designed with a multi-tiered craftsman tray ceiling with recessed lighting. The master bath features his-and-her vanities, a walk-in shower and separate tub. The outdoor living space includes a large sun deck that also serves as a cover for the patio below.

Like the Manhattan, the Expanded plan is an elegant, open ranch with great visual appeal. Ceilings are over ten feet in the entry and family room, and over nine feet in the dining room, kitchen, breakfast area, and utility room. Two optional fireplace locations are offered in the family room, and triple windows with transoms overlook the rear yard. The master bedroom includes a deep tray ceiling detail, and bedroom #3 has vaulted ceilings and a plant shelf above the closet. The master suite has a very spacious closet, a garden tub and separate shower, linen storage in the master bath, and other luxury bath options. The dining room is defined by columns and a dropped tray ceiling, but remains otherwise open to the other living areas. A butler's pantry off the kitchen and formal dining room adds a nice luxury touch, as does a bay window in the breakfast area. A nicely-sized utility/mudroom combination includes a built-in folding counter. Several front elevations are available, all with the plan's signature high hip roof and a variety of feature window and porch designs.
This expanded version of the Manhattan plan offers a 3' plan width extension and a Bedroom 3 bumpout extension that add 165sf to the home. The additional space is reflected in of all bedrooms, as well as the master bath, family room, dining room, and garage. Three mull windows with transoms above line the rear wall of the family room. Two single garage doors are part of the standard plan.

This 1950's kitchen hindered our client's cooking and bi-weekly entertaining and was inconsistent with the home's mid-century architecture. Additional key goals were to improve function for cooking and entertaining 6 to 12 people on a regular basis. Originally with only two entry points to the kitchen (from the entry/foyer and from the dining room) the kitchen wasn’t very open to the remainder of the home, or the living room at all. The door to the carport was never used and created a conflict with seating in the breakfast area. The new plans created larger openings to both rooms, and a third entry point directly into the living room. The “peninsula” manages the sight line between the kitchen and a large, brick fireplace while still creating an “island” effect in the kitchen and allowing seating on both sides. The television was also a “must have” utilizing it to watch cooking shows while prepping food, for news while getting ready for the day, and for background when entertaining.
Meticulously designed cabinets provide ample storage and ergonomically friendly appliance placement. Cabinets were previously laid out into two L-shaped spaces. On the “top” was the cooking area with a narrow pantry (read: scarce storage) and a water heater in the corner. On the “bottom” was a single 36” refrigerator/freezer, and sink. A peninsula separated the kitchen and breakfast room, truncating the entire space. We have now a clearly defined cool storage space spanning 60” width (over 150% more storage) and have separated the ovens and cooking surface to spread out prep/clean zones. True pantry storage was added, and a massive “peninsula” keeps seating for up to 6 comfortably, while still expanding the kitchen and gaining storage. The newly designed, oversized peninsula provides plentiful space for prepping and entertaining. Walnut paneling wraps the room making the kitchen a stunning showpiece.

We opted for lighter tones in the primary bathroom, utilizing soft grays and browns and durable Porcelain flooring to create a bright and spacious atmosphere. The design included a custom floating single vanity crafted from Crystal Cabinetry and elegant Cambria Quartz countertops. A Wave Crackle Glass Mosaic wall backsplash above the vanity, complemented by brushed nickel hardware, added a modern and upscale touch to the open bathing space. Mirrors with integrated lighting were strategically placed on the mosaic wall, introducing an extra illumination layer.
Incorporating a large soaking tub in front of a tiled half wall with a glass partition provided visual interest and the ultimate relaxation. Finally, adding a built-in linen closet maximized both style and functionality.

A fresh interpretation of the western farmhouse, The Sycamore, with its high pitch rooflines, custom interior trusses, and reclaimed hardwood floors offers irresistible modern warmth.
When merging the past indigenous citrus farms with today’s modern aesthetic, the result is a celebration of the Western Farmhouse. The goal was to craft a community canvas where homes exist as a supporting cast to an overall community composition. The extreme continuity in form, materials, and function allows the residents and their lives to be the focus rather than architecture. The unified architectural canvas catalyzes a sense of community rather than the singular aesthetic expression of 16 individual homes.
