The design goal was to produce a corporate or family retreat that could best utilize the uniqueness and seclusion as the only private residence, deep-water hammock directly assessable via concrete bridge in the Southeastern United States.
Little Hawkins Island was seven years in the making from design and permitting through construction and punch out.
The multiple award winning design was inspired by Spanish Colonial architecture with California Mission influences and developed for the corporation or family who entertains. With 5 custom fireplaces, 75+ palm trees, fountain, courtyards, and extensive use of covered outdoor spaces; Little Hawkins Island is truly a Resort Residence that will easily accommodate parties of 250 or more people.
The concept of a “village” was used to promote movement among 4 independent buildings for residents and guests alike to enjoy the year round natural beauty and climate of the Golden Isles.
The architectural scale and attention to detail throughout the campus is exemplary.
From the heavy mud set Spanish barrel tile roof to the monolithic solid concrete portico with its’ custom carved cartouche at the entrance, every opportunity was seized to match the style and grace of the best properties built in a bygone era.

We began the transformation of this secondary bath by removing an existing claw foot tub that was overwhelming the space. By utilizing that space and a nearby over sized closet, we were able to dramatically change the look and functionality of this historic bath. And never fear, the claw foot tub was reused in the master bath.

A crowded corner always presents a problem in the kitchen. Floating shelves is the best solution I've found to utilize the space without a heavy feeling of upper cabinets.

This expansive, custom-fabricated industrial credenza serves as a commanding centerpiece, masterfully blending a heavy-duty, dark welded steel skeleton with the warm, organic grain of solid wood. The entire unit is unified by a substantial solid wood countertop and matching side panels, providing a sophisticated contrast to the robust metal framework.
The storage configuration is designed for both display and hidden organization. The top section features a row of alternating solid wood drawer fronts and industrial expanded metal mesh panels, offering versatile utility. Below, the main storage bay consists of solid wood cabinet doors flanking a central section enclosed by expanded metal mesh. Every door and drawer front is meticulously encased in a custom-welded heavy steel frame, which highlights the premium barrel hinges and the architectural strength of the overall design.

This project in Windham, NH is a perfect example of how the right structural engineering can transform the scale and utility of a backyard. By utilizing galvanized cold-formed steel framing, we were able to achieve the long spans and high-elevation stability required for this multi-level outdoor living space.
Project Highlights:
The Foundation: Built on a precision-engineered galvanized cold-formed steel substructure, ensuring this deck will remain dead-flat and rot-proof for decades.
The Surface: Finished with premium Fiberon composite decking in a high-contrast two-tone design, offering a sophisticated look with zero maintenance.
Safety & Ambiance: Integrated LED riser lights and post-cap lighting provide safe passage on the flared staircases while creating a stunning architectural glow at night.
The Details: Features a custom white railing system with black balusters to match the home's aesthetic, along with a matching under-deck ceiling for a dry, usable space below.
Why Steel Framing in Windham?
In neighborhoods like this, where homes often have significant elevation changes, wood framing is prone to "settling" and warping over time. By choosing cold-formed steel, these homeowners in Windham have secured a "once-and-done" solution that adds permanent value to their property and remains impervious to the moisture and heavy snow loads of New England.

This robust, custom-fabricated base cabinet perfectly balances heavy-duty industrial utility with refined modern design. Built on a thick, welded steel skeleton, the piece features a beautiful, solid dark wood countertop and matching solid wood side panels that bring natural warmth to the raw metal aesthetic.
Designed for seamless appliance integration, the upper section houses a built-in stainless steel ZLINE microwave drawer. Below the appliance bay, the unit offers functional lower storage accessed via custom double doors fitted with industrial expanded steel mesh inserts. Engineered for maximum durability and structural depth, these steel-framed mesh doors are purposefully designed to overlap the main face frame behind them by exactly .25 inches. This strict overlay construction avoids flat inset designs, resulting in a striking, dimensional profile that highlights the premium, heavy-duty hinges and craftsmanship.

This custom-fabricated industrial credenza is a robust statement piece that artfully combines a heavy-duty, dark welded steel skeleton with the rich, natural warmth of solid wood. The piece is crowned with a substantial wood countertop and features matching solid wood side panels, creating a sophisticated contrast against the raw metal framework.
The storage design prioritizes both visual texture and functional utility. The top tier features a series of industrial expanded metal mesh panels, providing excellent ventilation and a rugged aesthetic. Below, the main storage area integrates a mix of solid wood cabinet doors and an open central bay also backed with expanded metal mesh. Every door and panel is meticulously encased in a custom-welded heavy steel frame, which highlights the premium barrel hinges and the architectural strength of this bespoke industrial design.

The Crystal Keyline island, range-hood and accessible cooktop area are focal points, finished in Antique Ivory w/Brown Highlights, that contrast nicely with Crystal Keyline Toasted Rye w/Brown Highlights cabinetry. The Bayfield door style unifies the design.
Typhoon Bordeaux granite countertops are layered in staggered heights for added visual interest.
The on-set of a neuromuscular disorder was the basis for this custom kitchen and required the complete customization of this space to the specific needs of the client, as well as to his wife who does most the cooking on a daily basis. The layout was designed for the couple to be able to work together in the kitchen, or independently.
An accessible prep area next to the stove allows plenty of room for multiple cooks in the kitchen. Note the placement of the microwave is not only ideal for wheelchair accessibility, but eliminates potentially dangerous overhead lifting of hot or heavy containers.
Although largely dictated by the husband's need for accessibility, the universal design of this kitchen is also extremely friendly for a person of smaller stature (his wife!)
The couple feels at home in this kitchen yet, it’s not obvious that someone with physical limitations utilizes this space.
