Hill Creek is a sophisticated Southern Estate property located on a quiet cove of Lake Tyler. We were commissioned to develop design solutions that would maximize usable space while considering challenging topography. Early in the project, we worked closely with the builder to set the finished floor elevation of the house and remedy drainage problems throughout the construction process. The primary concern for the client early on was how to deal with the transitional zones above and below the house. We had a 40’ grade differential from the front of the house to the lake and we needed to minimize the impact step transitions and retaining walls would have on the aesthetic. The final product was the successful result of an intense collaborative process that often felt more like a game of tug-o-war. Once the front Parking Court retaining walls were laid out and built, We could move on to designing the back pool terrace and tackle the second grade transition from the lakeside Pool deck to the water. There are so many small details that can get overlooked or lost on a project of this scope. The overall charm and beauty achieved here is testimony to the value of positive and often relentless collaboration between Owner, Landscape Architect, Builder and Architect.

Our clients came to as they were about to seal the deal on their new home in Littleton, CO. The order of business was a full kitchen overhaul to create a space that would function for the young familyof four and add value to the home. Much of the home was in need of updating but the clients really wanted to focus their design efforts on the kitchen. They knew they wanted to get it right. The goal was transform the small closed off kitchen into a welcome light filled gathering space. We maximized the natural lighting by eliminating the dropped ceiling looming over the existing kitchen. The lofty ceiling and existing window gift the space a bright and airy feeling. We also opened up a large section of the wall separating the mudroom from the kitchen to provide a view outside and brought more light into the space. The large stainless steel farmhouse sink by Vigo sits under the new wall opening with a great view out the window just beyond. A large five and a half foot by ten foot island is home to a 36” gas range, pots and pan storage, a drawer microwave, vertical tray storage, a pull out pantry, two trash can centers for trash and recycling, and seating for five. We selected a medium gray for the walls (Sherwin-Williams Elephant Ear) to set of the linen white shaker cabinetry. Two large pendants provide over island lighting and add a touch of warmth with the basket weave shades. We transformed what was once a built-in desk area, into a large built-in pantry. A hammered silver pendant over the sink offers task lighting. Cup pulls and knobs from Amerock’s Rochdale collection complete the look.

The Taft School faculty home serves as a high performance residence and learning lab for students. The project also earned certification through ENERGY STAR, Indoor airPLUS, Water Sense, PHIUS, and Department of Energy Zero Energy Ready Homes with Living Building Challenge Petal recognition pending. The project team was honored with third place in the 2014 Connecticut Zero Energy Home Challenge. Excluding the photovoltaic installation the HERS index was 33, and with the 13.1 kW the HERS index is -14. A year of utility bills show the home is producing more electricity than it uses.
Located on a quiet street adjacent to campus the existing, historic home was deconstructed and materials donated or reused where possible. Challenged to find high efficiency windows that were historic commission acceptable, the team installed Klearwall awnings or casements over fixed glass (to mimic double hungs) with simulated divided lites (u-values as low as 0.13). A high solar heat gain coefficient (0.58) facilitates the passive solar gain for winter months, while well designed overhangs and a pergola shade summer sun. Double stud walls have 2¼” closed cell foam plus 8½” dense pack cellulose for a R-49 cavity. The exterior sheathing is R-6.6 Zip Wall System with taped seams to create the continuous air barrier. Inside the solid concrete foundation is 3” closed cell foam behind 2x4 stud walls and R-32 cellulose in the cavity. Prefabricated TJI joists frame the attic floor, an insulated “room” houses the heat recovery ventilator and ductwork, and blown in cellulose blankets it all in R-86. The house tested 0.6ACH50 proving the effectiveness of its air-tight envelope and attention to air sealing.
Heating and cooling is provided by efficient air source heat pumps (9.2 HSPF, 16.5 SEER) and delivered by short duct runs which tested extremely tight. A heat pump water heater provides domestic hot water and an on-demand switch, with an occupancy sensor at each bath, ensures hot water is delivered fast and efficiently. Low flow fixtures are WaterSense certified, appliances are Energy Star labeled, and all LED lighting. A Zehnder Novus 300 (93.3% efficient) HRV supplies 112 cfm of continuous fresh air while using only 32 watts of power and running quietly. The homeowners control the mechanical ventilation through the intuitive wall-mounted control pad to shut off or increase the ventilation. Chemicals and contaminants were reduced by using low VOC and GreenGuard certified sealants, adhesives, primers, and paints. A walk-off matt at the side entry and hardwood floors help control dirt and dust. The granite front steps were salvaged and local stone used for the patio and stone walls. Storm water runoff from the roof, patio, and driveway is managed by the rain garden. The native landscaping is low maintenance, a community garden produces vegetables, and the chicken coop is powered by its own roof mounted PV panels.
Taft School Director of Environmental Stewardship, Carly Borken has used the design and construction process as a teaching tool for her science classes. With access to the home monitoring system they can virtually access the residents’ consumption.

You renovate the property, making the necessary repairs and upgrades to maximize its resale value. Then, you sell the property on the open market for the highest possible price. You get in and out as quickly as possible. Full-time flippers will move from property to property or will have multiple properties being worked on at the same time. Rather than the “buy and hold” strategy where you keep the house while earning rental income and equity over time, you are looking for the quick sale to earn your profits.

Upfront Expenses—A house flip will require a lot of upfront expenses. We’re not only talking about financing the house itself, but all the renovation costs and other expenses involved in the flip. You are laying out all that money at the beginning and only seeing your returns when the property sells. This can create cash flow issues and stress if you fall being schedule or go above your initial budget.
Taxes—House flips will usually create dramatic swings in income year over year, and that can increase your tax bill. You have to pace things correctly to take advantage of specific capital gains tax rules. Capital gains taxes are higher on any property owned less than a year, so you have to find that balance of how long you own any specific investment properties and how long it takes to complete the renovation and sale. Before you get too deep into fix and flip investing, you will want to talk with your tax advisor to make sure you have the right plan in place.
Surprises—All real estate investment is susceptible to surprises. You don’t always know what lies behind the walls until you start the renovation process. You cannot plan for everything as a real estate investor, but you have to be prepared for anything. It is a good idea to add some wiggle room in your budget and overestimate your renovation expenses/timeline to cover any surprises that may come up.
These are some of the biggest pros and cons of fix and flip real estate investment. Of course, there are other things you need to know as an investor, so be sure and do your homework in order to get the most out of your investment portfolio. Both fix and flip and buy and hold strategies can be highly lucrative if you do things right. There are no wrong answers, but there are wrong ways of doing things if you truly want to be successful in this field.

Before: An uninsulated, roughly built, lean to addition on a gorgeous stone century home, with roof rafters made of cedar logs and some gorgeous timber frame post and beam holding it all together.
After: We preserved a few of the post and beams as an aesthetic nod to this spaces's past. Added a huge amount of natrual light with tripe pane windows, a significant amount of R value with dense pack cellulose (our preferred insulation!).
