Luxury bay front waterfront property with a geometric contemporary pool, vanishing edge, lower basin, vanishing edge hot tub, custom tile, large format natural stone decking, artificial turf banding and a coastal landscape.

Kirk Bianchi created this resort like setting for a couple from Mexico City. They were looking for a contemporary twist on traditional themes, and Luis Barragán was the inspiration. The outer walls were painted a darker color to recede, while floating panels of color and varying heights provided sculptural interest and opportunities for lighting and shadow.

The Italian Fam House was created to look and feel like a vintage structure found in the middle of the Italian country side. the villa was designed with a private bridge over a seasonal creek and automatic gates were designed at the base of a small slope so the visitor could appreciate the architecture as the gates open. A natural stone walk way leads to the front door which has a latch door handle only ( non locking) with 350 year old oak front door. Privacy trees and landscape we’re designed on the perimeter of the property to allow the client to enjoy the grounds in complete privacy and enhancing the illusion of the farm house.
The client wanted to keep the vintage look but have some contemporary features in the garden, a artist studio with pool changing room and shower was designed into the hillside to provide a passive solar efficient structure. The patio was designed with rough cut natural stone and accents of Italian marble. the spa was raised 18″ and utilizes a vanishing edge detail which spills into the vanishing edge pool. Both water details are equipped with LED lighting and are integrated into the home automation. A walking path was designed to a lower lawn area adjacent to the creek , the lawn is designed for family picnics , volleyball games and other summer activities nestled under the oaks and cooler temperature by the creek. Screening and privacy were a important element in this design. Mature Box size shrub and mature tree’s were imported from across northern California and craned into the project.

The Waterfall at its height of 12 foot acts as a jumping rock to plunge into the 12 deep end of the pool. The project also has two fire bowls on either side of the vanishing edge and two other separate fire pits at opposite sides of the outdoor living area. The Lightness vs Darkness theme carries throughout this project including never used materials and details to create this transitional gem in FlowerMound, TX. The axis and cross axis have stunning water and fire feature elements in the asymmetrical design. The black precise stacked slate spillway provides sound and visual effects and contrasts with the fire line burner visible from everywhere inside. This draws you out to enjoy the pool, and a lot more. The pool offered great places to hang out with the tanning ledge and built in bar stools and lots of room for the game of volleyball. The cross axis from the master bedroom draws the eye across the pool, through the black all tile vanishing edge spa, splitting the dual cabanas, through the fire pit, to gaze on the "Dark Planet" starburst light. The cabanas were divided into entertainment and dining. The graphite air slate, from Spain, covered the entertainment floating center and the cooking counter. Ivory Travertine in a stack bond pattern accented the cabanas, porch, fire pit and key areas blending with the coping and some veneers. The cabana steel roof matched the front home entry roof and helps unify the existing home with the additions. Details were important down the lighted and tiled vanishing edge channel for the spa. This project is one to be enjoyed any day of the week but it really is the shiny star every night. Project designed by Mike Farley. Photos by Mike & Laura Farley.
