Located in Centerport North Shore Long Island this property challenged our design and build team from the start with its contouring slopes and heavly dense underbrush we spent a full seven days removing and regrading the property to work with our design. A seating walls along the back side serves the function of retaining the higher elevation sloping towards the back of the property, somewhere to rest upon and as well a contrasting vertical eye catching visual anchor. The lighter Fiorito Stone veneer plays as a subtle complimentary change to the exotic and brilliant colored Natural Travertine in French pattern. The Fiorito step treads also create a visual warning that there are steps, which benefits all especially at night. The design team incorporated the BBQ/Bar area along the retaining wall to flow unbroken to the fireplace and continue into the natural living waterfall. The addition of the waterfall near the fireplace was done as a theme of fire and water giving the natural elements their respect and admiration the customer wanted. Each of these areas have been given their individual space so the user can feel immersed in each setting without feeling crowded or within another area. The warm tranquil space in front of the fireplace is far enough away from the vivid and fun dining and BBQ/bar area that individuals can almost get away while still being in the backyard. To refine the small building footprint, precise architectural gestures were used with a series of finely calibrated moments make the space more gracious and welcoming. Architectural acts were bold in concept but not in actual construction work; such as capturing the car garage to add a hyper modern sunroom/den along with a powder room and laundry. Reconfiguring one side of the house’s roofline to manipulate the space into a sensational master suite saved the north side of the house from remaining an un-useful attic space. This inner sanctum of bedroom and master bath is reminiscent of a Hampton’s beachscape in all its elegance and minimalism. The only square footage actually added was a tiny 4X4 corner as an addition to the front entry, oddly an essential piece of real estate to make an actual vestibule. All these refinements make for a crafted, articulate result rather than bowing to the bigger is better theme, which is more prevalent in the Hamptons. The original house was a drab 1990’s-era box with no personality or presence sited on a beautiful secluded bay, facing water and island views, northwest of the City of Seattle. The existing mono-colored stucco-clad exterior and pyramidal glass-block openings had led the neighborhood to dub the structure, unflatteringly, “The Miami Vice House”. Rhodes Architecture’s Residential Architects careful use of natural light, rich, collaged finishes and ability to open the house to gardens, beach, and outdoor gathering was critical to the design. The house soon became “The Gallery”. The original home’s grey stucco exterior made the house seem both large and featureless; the introduction of no-maintenance exterior materials that collage and complement each other was a goal of the homeowner and the Seattle Architects who teamed up for this residential design. The bloated scale of the house cried out for the establishment and definition of the parts of the structure, a breaking down of the home’s form and its apparent bland size. Living, sleeping, and bathing areas that started as staid spaces were in need of opening to the natural environment with additions of large doors, folding glass walls and useable balconies were crucial to each space having a dialogue with the outdoors. The owner’s extensive art collection was highlighted and became the focus of interior places, well-lit naturally and through a new lighting system. Energy use and sustainable systems were a key component of the design which used high-efficacy lighting, better cladding on a rain-screen system, high-efficiency doors and windows, new insulation and weather barriers, and which added a photovoltaic-generated electrical system. The contemporary design sought to integrate all of these systems, materials, and finishes into a seamless whole that lent interest and drama to a residence which was previously lusterless. How radically this house was transformed is evident in the exteriors, gardens and the natural spaces the house now opens to, as well as the gallery-like interiors. This home is a stunning testament to what is possible “before-and-after” when remade by Rhodes Architecture + Light. The clients are an older couple with long professional and political careers, a love of art and a clear desire to connect with the Northwest environment and enliven their daily lives with spaces full of color and natural light. Rhodes Architecture + Light was hired in 2019 to add new exteriors and interiors, natural light, larger openings to beach and bay, seismic and foundation upgrades to the home, and to infuse life into the house through the re-use of existing space and varied materials, color, textures, and lighting. Asked by her client to review a typically mundane South Hampton ‘50s saltbox because “the last designer they talked to said they would have to add on to make the house anything,” Ms. Cohen approached the renovation in exactly the opposite manner. To refine the small building footprint, precise architectural gestures were used with a series of finely calibrated moments make the space more gracious and welcoming. Architectural acts were bold in concept but not in actual construction work; such as capturing the car garage to add a hyper modern sunroom/den along with a powder room and laundry. Reconfiguring one side of the house’s roofline to manipulate the space into a sensational master suite saved the north side of the house from remaining an un-useful attic space. This inner sanctum of bedroom and master bath is reminiscent of a Hampton’s beachscape in all its elegance and minimalism. The only square footage actually added was a tiny 4X4 corner as an addition to the front entry, oddly an essential piece of real estate to make an actual vestibule. All these refinements make for a crafted, articulate result rather than bowing to the bigger is better theme, which is more prevalent in the Hamptons. The function of the plan and the accompanying finishes are impressive. The Jack and Jill bathroom, an invention of the American post-war housing boom, was outfitted in handsome walnut Duravit vanity cabinets and neutral finishes. The owners wanted to provide for the ability to remain in the house as they grow older. The unique layout of the house created a need for a 3-landing elevator system, even thought the house is only two stories. (Varying ceiling heights create a 12" shift from one section to another in the second floor) We were able to locate an elevator shaft that could reach both levels of the second floor, and still land in the entry hall on the first level.
