This kitchen addition project is an expansion of an old story and a half South Bozeman home. A complete demolition and rebuild of this structure would be the best course of action, but we are in a historic neighborhood and we will be working with it as is. Budget is an issue as well, so in addition to the second story addition, we are limiting our renovation efforts to the kitchen and bathroom areas at the back the house. We are making a concerted effort to not get into too much of the existing front half of this house. This is precisely the type of remodeling work that requires a very skilled and experienced builder. And I emphasize experienced. We are lucky to be working with Luke Stahlberg of Ibex Builders. Luke is a talented local Bozeman contractor with years of experience in the remodeling industry. Luke is very methodical and well organized. This is a classic remodeling project with enough detail to really test a contractor’s skill and experience.

Design Statement: My design challenge was to create and build a new ultra modern kitchen with a futuristic flare. This state of the art kitchen was to be equipped with an ample amount of usable storage and a better view of the outside while balancing design and function. Some of the project goals were to include the following; a multi-level island with seating for four people, dramatic use of lighting, state of the art appliances, a generous view of the outside and last but not least, to create a kitchen space that looks like no other...”The WOW Factor”. This challenging project was a completely new design and full renovation. The existing kitchen was outdated and in desperate need help. My new design required me to remove existing walls, cabinetry, flooring, plumbing, electric…a complete demolition. My job functions were to be the interior designer, GC, electrician and a laborer. Construction and Design The existing kitchen had one small window in it like many kitchens. The main difficulty was…how to create more windows while gaining more cabinet storage. As a designer, our clients require us to think out of the box and give them something that they may have never dreamed of. I did just that. I created two 8’ glass backsplashes (with no visible supports) on the corner of the house. This was not easy task, engineering of massive blind headers and lam beams were used to support the load of the new floating walls. A generous amount of 48” high wall cabinets flank the new walls and appear floating in air seamlessly above the glass backsplash. Technology and Design The dramatic use of the latest in LED lighting was used. From color changing accent lights, high powered multi-directional spot lights, decorative soffit lights, under cabinet and above cabinet LED tape lights…all to be controlled from wall panels or mobile devises. A built-in ipad also controls not only the lighting, but a climate controlled thermostat, house wide music streaming with individually controlled zones, alarm system, video surveillance system and door bell. Materials and design Large amounts of glass and gloss; glass backsplash, iridescent glass tiles, raised glass island counter top, Quartz counter top with iridescent glass chips infused in it. 24” x 24” high polished porcelain tile flooring to give the appearance of water or glass. The custom cabinets are high gloss lacquer with a metallic fleck. All doors and drawers are Blum soft-close. The result is an ultra sleek and highly sophisticated design. Appliances and design All appliances were chosen for the ultimate in sleekness. These appliances include: a 48” built-in custom paneled subzero refrigerator/freezer, a built-in Miele dishwasher that is so quiet that it shoots a red led light on the floor to let you know that its on., a 36” Miele induction cook top and a built-in 200 bottle wine cooler. Some other cool features are the led kitchen faucet that changes color based on the water temperature. A stainless and glass wall hood with led lights. The Goldenwood Guest House is the first phase of a larger estate multi-phase project with the clients are moving into the renovated guest house as we start construction on the main house renovation and addition soon. This is a whole-house renovation to an existing 750sf guest cottage settled near the existing main residence. The property is located West of Austin in Driftwood, TX and the cottage strives to capture a sense of refined roughness. The layout maximizes efficiency in the small space with built-in cabinet storage and shelving in the living room and kitchen. Each space is softly day lit and the open floor plan of the Living, Dining, and Kitchen allows the spaces to feel expansive without sacrificing privacy to the bedroom and restroom. This home office was created from an outbuilding on the property. Seagrass wall-to-wall carpet was installed for ultimate durability and a relaxed vibe. We employed a high-low aesthetic to create a space that was unique but still within budget, utilizing the owner's Stickley desk, a custom desk chair, custom blush Roman shades, a Hudson Valley Fenwater chandelier and sconces, and multiple office items from budget sources like IKEA and The Container Store. Note the large scale tile juxtaposed against the quilt style tile on the oven wall. This large and simple toned grey field allows the other area to stand out, yet this window wall detail also serves a purpose of showing how every area can be unique, but not glaring in contrast.

We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

Soft lines were desired in a limited space surrounded by easements, building and pool setbacks. Simple architectural curves complemented the architecture of the home. This allowed the client to have a walk around the pool and provide maximum pool surface area. The spa side dry steps allowed access to the pool steps 18" lower than the patio. The spa provides a strong visual from the family room and balancing the project the fire bowl and rainfall provides a strong visual from the arbor, grill counter, bar and master bedroom. We added a door from the master bedroom to allow access directly to the fire pit on that cold winter night. The fire bow wall provides a screen for the utility transformer and location for the rainfall. Landscaping softens the lines of the hardscape fence, and house walls. The firelight along with the low voltage lighting accent the space at night. The step lights allow for safe travel over the changes in elevation to the pool. The stone veneers match the existing grill and bar counter and the flagstone coping step treads and wall caps match existing stone kitchen patio. The concrete paving pattern was selected to match the pattern of the existing stone kitchen patio as well. The trip to the city zoning board was well worth the reward of providing everything the client wanted in a limited space. Project designed by Mike Farley. We are so excited about this stylish Houston patio addition! It's one of our most recent outdoor living space design projects - and one of our new favorites! We particularly love the rustic corner fireplace, the beautiful, vaulted pine ceiling and the Restoration Hardware furniture and accessories. "Even though this space has an outdoor kitchen - often the highlight of our projects - the focus here is beautiful, comfortable outdoor living," says Outdoor Homescapes of Houston owner Wayne Franks. "And I have to say, I think this is one of the most gorgeous spaces we've created for doing that - in style." "This project was special from the start, as we were creating this space for a friend of Wayne’s who had been a long time mentor to his boys growing up," adds Lisha Maxey, owner of LGH Designs in Houston (she coordinated furniture and finishes for the project). "This client was the principal of their high school and knew all of them very well and Wayne, too. This made it very personal, indeed, and we wanted everything to be perfect!" The 23- by 16-foot addition, located at the back of the house in Cypress, looks out onto a manmade lake in the homeowners' subdivision. The focal point? A 9-foot-8-inch-high-by-7-foot-wide corner fireplace in Earth Grey rustic ledgestone from Colorstone in Houston. The fireplace features a custom wooden mantel, stone bench seating and a 52-inch Sunbrite outdoor TV. Another highlight is the flooring - silver travertine tile laid out in a Versailles pattern. "We chose silver travertine in a 'Tumbled' color palette with variations of cream and brown," says Lisha. "So we had those two colors, plus grey, to pull from." The 7-foot-long, stucco outdoor kitchen island's countertops are also noteworthy - Absolute Black granite in a leathered finish offering a modern look and a dark grey hue that works perfectly with the color palette. The kitchen island also houses an RCS 30-inch grill and fridge. The seating area includes a sectional couch, coffee table, two swivel chairs and two ottomans - all from Restoration Hardware. "We used Restoration Hardware's Biscayne sectional, swivel chairs and ottomans in gray, with textured linen weave in Sand and cushions and peacock accent pillows in gray," says Lisha. The coffee table is made of solid teak with a concrete top - as is the matching side table. "We added a console table, also in teak, behind the sofa. And for accents, we added three Amalfi lanterns from Restoration Hardware in weathered zinc." A Sunbrella® Heathered area rug (in Gray) was added to anchor the space and visually tie it together. "The space as a whole leans towards a transitional style, in that it has many traditional cozy comforts and colors, but the furniture gives it a more contemporary look," says Lisha. "The idea from the beginning was to marry these two styles, as our clients wanted a look that would not age and be in vogue for years to come." On the exterior, you can see how we worked to make the addition blend with the existing home - matching the shingles and stucco and continuing the landscaping. 3D graphic renderings and a virtual video tour allowed the clients to know exactly what the space would look like beforehand. "It takes a lot of the guesswork out of the process," says Outdoor Homescapes' graphic designer, Kristy Buell Franks. "Floor plans and elevation drawings are good for giving an idea of the overall scope of the project, but it's the 3D renderings that really show what the space is going to look like." The 3D graphics and video tours also help immensely when choosing finishing materials and furniture, she says: "The clients' choices can be put into the design to allow the clients to see how the materials will work with the existing materials on the house and how the furniture will look in the space."
