Travertine Patio and Fire Pit The dream backyard project included the installation of various hardscape items including travertine patio, Seating walls, Steps, and walkways. The patio material is silver travertine laid in French pattern. The patio area is approximately 1,012 sq ft with antiqued finish and natural edge. All walls and steps are constructed using natural stone Semco ‘Cedar Ridge’ sawn wall stone. Caps and stair treads are constructed of natural stone ‘Chateau Limestone’ 2″ thick and 14″ deep, thermal top and rock faced edges. Cap stone for grill wall is 18″ wide polished and sealed top. Under grill area the patio is outdoor ‘wood look’ porcelain tile. A Semco ‘Cedar Ridge’ 57″ Fire Pit with Large Zentro ‘Smokeless’ insert is installed on the lower patio area. As of these pictures and this video the fire pit insert has yet to be installed. Sealing of Travertine surfaces using GST stain blocking sealer will be completed once the project is entirely finished. Stepping stone pathway to the side of the home is full color Pa Flagstone irregular steppers. Landscaping Landscape beds, plants, trees, edging and mulching was done around the entire back and side yards of the home using triple cut bark mulch. Plant variety and size specifications were all chosen by our amazing designer Wes. The landscaping portion of this project also included the grading, lawn repair, and seeding of all the areas damaged and disturbed during construction. Pondless Waterfall A 15′ pondless waterfall was installed into the new landscape to the side of the lower patio for maximum viewing. The waterfall features approximately 15 foot of stream with multiple waterfalls. Two side by side spillways merge into a wide stream with a small waterfall before turning and going into the final falls at the basin area. The Waterfall is outfitted with low voltage LED underwater landscape lighting throughout. Outdoor Sound The Outdoor Sound System installed was a TRU Audio 4 speaker system and 12″ outdoor hardscape subwoofer. This system also includes the amplifier which is located in the home owners basement as well as Apple Airport Express and Blue Tooth Connection. Siding Siding work to be completed is still unfinished as of the time this video and pictures were shot. Siding was removed and salvaged in areas need for the patio and electrical work. Siding in areas of new outdoor living space to include: new vinyl siding on entire rear kitchen/bathroom wall from top to bottom as well as Piecing in around lights and sliding door on adjacent wall and in back of garage.

The clients had just bought the home and loved the inside but not the outside. They did not want the formal setting with Greek busts. Since remodeling the old pool would have restricted the new, they had it removed so they could start from scratch. Their favorite setting was much more organic with a cabana, fireplace, and an outdoor kitchen. The house needed an addition with an entertainment media room, cigar room and pool bath. Privacy was achieved by adding a cabana on the north side with a full stone wall. The spa needed to be close to the master bedroom and have visibility of the flat screen television in the cabana. The spa is flush with the upper patio so not to block the view of the pool. A natural boulder stream connects the pool and spa. To soften the house planting is between the cabana and house. Decks and coping are Travertine. Pebblesheen color is Ocean Blue. Access to the cabana was located between the spa and the pool on the floating pad. Remote controlled fire features accent both ends of the boulders. Retaining walls were built behind the waterfall to bring the grade up so plantings looked more natural and waterfalls appeared to come out of the hillside. The cabana features were to create three zones. It does not matter the season or time of day, this space provides the family's perfect outside setting to enjoy each other. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

The structured wiring panel. All telephone lines (white Category 5e), network lines (blue Category 5e), and Television lines (RG6/Quad-Shield Coaxial cable) from the home terminate here. Telephone service on selective lines is patched in via a telephone distribution board (flat, silver cables). Network connections are handled on the adjacent patch panel. Incoming television signal (orange coaxial cable) is amplified and distributed to the home. The television amplifier supports an active return channel, allowing for cable modems or On-Demand programming and communucation from cable television set-top boxes. If the customer elects to subscribe to cable, satellite, or other provided-content TV, they can change the feed from HD antenna to Cable Television service at the interior grounding block located near this panel. Project background: A whole-home re-wire. DemNET Technologies was brought in to remove and recycle old, outdated wiring, and re-wire this home with modern, high speed cable. DemNET also installed a structured wiring center and telecom rack, ran new wires to the outdoor service boxes, installed a HDTV antenna in the attic, and installed 7.1 surround sound in the family room, with a Zone 2 setup in the basement. Eclectic home design photo in Portland

In the late 50’s, this basement was cut up into a dental office with tiny exam rooms. Red House Custom Building designed a space that could be used as a home gym & media room. Upon demolition, we uncovered an original, structural arch and a wonderful brick foundation that highlighted the home’s original detailing and substantial structure. These were reincorporated into the new design. The arched window on the left was stripped and restored to original working order. The fireplace was one of four original to the home. Harold T. Merriman was the original owner of home, and the homeowners found some of his works on the third floor of the house. He sketched a plat of lots surrounding the property in 1899. At the completion of the project, the homeowners had it framed, and it now hangs in the room above the A/V cabinet. High paneled wainscot in the basement perfectly mimics the late 1800’s, battered paneling found under several wall layers during demo. The LED accent lighting was installed behind the top cap of the wainscot to highlight the mixing of new and old while bringing a warm glow to the room. Photo by Grace Lentini. The clients had just bought the home and loved the inside but not the outside. They did not want the formal setting with Greek busts. Since remodeling the old pool would have restricted the new, they had it removed so they could start from scratch. Their favorite setting was much more organic with a cabana, fireplace, and an outdoor kitchen. The house needed an addition with an entertainment media room, cigar room and pool bath. Privacy was achieved by adding a cabana on the north side with a full stone wall. The spa needed to be close to the master bedroom and have visibility of the flat screen television in the cabana. The spa is flush with the upper patio so not to block the view of the pool. A natural boulder stream connects the pool and spa. To soften the house planting is between the cabana and house. Decks and coping are Travertine. Pebblesheen color is Ocean Blue. Access to the cabana was located between the spa and the pool on the floating pad. Remote controlled fire features accent both ends of the boulders. Retaining walls were built behind the waterfall to bring the grade up so plantings looked more natural and waterfalls appeared to come out of the hillside. The cabana features were to create three zones. It does not matter the season or time of day, this space provides the family's perfect outside setting to enjoy each other. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.
