Triptych House is composed of three volumes that are united by a horizontal plane extending out to define outdoor spaces and functions. Inside, the definition between the volumes dissolves as the open kitchen, living, and dining spaces provide a flowing spatial experience for guests and family alike. This form arose from the functional goal of a home with spaces that at times offer privacy but are most often shared and familial. The volumes were also pulled apart to create pockets of greenery and outdoor space that are experienced as one circulates around the home. The home relates to its neighborhood abstractly in terms of scale, datum, and rhythm of openings, rather than through stylistic replication. The distinct nature of each volume is emphasized by its material character. The verticality of board and batten siding cladding the central two-story volume draws the eye downward, while its dark color allows the single-story light brick volume to hold the foreground when viewed from the street. The steel-edged canopy highlights the horizontal datum that ties all spaces together, allowing a series of special moments articulated in millwork and saturated color to be united under a single plane.

In the trails located in the heart of Westlake Village, a homeowner embarked on a transformative journey. Feeling the urge to expand, refresh, and breathe new life into their space, they envisioned more than just additional square footage; they dreamed of a home capable of hosting their large family and grandchildren, becoming the backdrop for countless cherished memories. Understanding our client’s vision, our team set out to create an open, inviting space bathed in natural light. We aimed to seamlessly blend indoor and outdoor living while radiating warmth and brightness throughout the home. This commitment to our client’s dream guided us as we transformed every corner of the house. The transformation began with a significant addition to the back of the house. We knocked down walls, relocated the stairs, and reconfigured the floorplan to enhance flow and functionality. To further enhance the connection with the outdoors, we replaced traditional French doors with a stunning LaCantina door. This change not only expanded the view but also invited the beauty of the outdoors into the heart of the home. Turning our attention to the dated red brick that adorned the home’s facade, we applied a mortar overlay with creativity and skill. This transformed the tired brick into a fresh, unique feature that set the tone for the entire remodel. Our dedication to detail extended to every inch of the home, with custom finishes and upgrades in the kitchen, bedrooms, bathrooms, and living spaces. Each detail was carefully chosen and executed to reflect our client’s taste and elevate their living experience. Understanding our client’s desires for outdoor gatherings, we added two patios—one roofed and one louvered—complete with an outdoor fireplace, lounging, and dining areas. We also built a new pool and added an outdoor BBQ island, creating inviting retreats perfect for family gatherings, relaxation, and making new memories. As the project neared completion, our client’s dream home stood transformed—a bright, open sanctuary perfectly tailored to their family’s needs and desires. While we provided the expertise, guidance, and craftsmanship, it was our client’s vision, passion, and trust that made it all possible. This home evokes a sensuous St. Barth lifestyle on Lake Michigan, designed for globetrotting clients who wanted a weekend sanctuary near their primary residence in Chicago. The project brief included open plan living for entertaining, a family lounge, and bedroom suites for houseguests. The first level is a glass rectangular volume that makes the second level appear to float over the dune and offers water views through the structure. Clad in Accoya, the upper level will gray with age and blend into the landscape. These two horizontal volumes are connected by a double-height glass entry space that reveals a floating staircase. A contemporary beach aesthetic unifies the interior through an edited palette of materials, including white oak millwork, large-format porcelain tile, and a range of warm whites. Interior tile extends out to the pool terrace, uniting the spaces and amplifying the connection to the outdoors. The landscape design enhances the experience. A courtyard with sculptural Ginkgo trees offers refuge from lake breezes. On the pool terrace, custom Cor-Ten planters overflow with Russian Sage, selected for graceful foliage that sways in the breeze and offers a relaxing herbal aroma.

The homeowners of this transitional contemporary home near Albany, Vermont, are avid bird watchers. When building their new home near the Green Mountains, they wanted windows and doors that provided natural views while also helping to protect the local bird population. The homeowners used bird-friendly, bird-strike-deterring glass to meet both of these goals. The homeowners used the services of the Marvin at 7 Tide Brand Experience Center in Boston, Massachusetts, to help curate the window and door choices for their project, including confirming their desire to use bird-friendly glass in Marvin Ultimate collection windows and exterior doors. To complete their home, they selected interior doors from TruStile.

Oriented south-southwest toward the Marin Headlands, with views of the Golden Gate Bridge, the residence captures shifting Bay light throughout the day, from fog-muted mornings to vivid, glowing sunsets. The home was built by Karlyn Neel’s grandfather, the owner of the construction company Flo-Crete, one of the Bay Area’s early concrete pumping firms. Flo-Crete completed the foundation and structural concrete work, with family photographs documenting the original cinderblock walls and pours. The firm also contributed to major regional infrastructure projects, including the Transbay BART tube and Candlestick Park, situating the house within a broader legacy of Bay Area construction. Growing up, Neel spent considerable time in the home, developing an early appreciation for mid-century modern principles. Instead of parting with this family heirloom, she purchased the home from her grandfather’s estate. While her grandfather continued to live in the Point Richmond house, Neel purchased a Mid-Century Modern residence in Palm Desert. In contrast to the Bay Area’s cool temperatures, salt air, and persistent winds, the desert home is shaped by heat and sun and requires a different material response. A substantial renovation she led there emphasized thermal performance, filtered light, and restrained detailing. The experience later informed the restoration of her Bay Area family home. What began as a modest Mid-Century Modern update expanded when decades of exposure to marine conditions revealed leaks and significant structural and seismic deficiencies. Neel was determined to honor her grandfather’s perseverance and without hesitation pivoted to a much more intensive project. Addressing these challenges required close coordination between Neel, Klopf Architecture and Kasten Builders, with architectural restraint and construction precision guiding each intervention. Rather than alter the home’s defining features, the project focused on reinforcing the structure from within. Discreet beams were embedded along the rear facade and in an upstairs wall, strengthening the building while maximizing the wall of glass facing the Bay and opening the wall between the kitchen and the living space. These structural interventions allowed the space to open fully to the Bay without visual interruption, with the kitchen repositioned as the social and functional core of an open, continuous living space. The building envelope was updated using weather- and corrosion-resistant materials appropriate to the marine environment. The house unfolds vertically from the street, beginning with a modest garage level and workshop, with the main living spaces located below. Original slate flooring at the entry was preserved, along with select furnishings and artwork collected by Neel’s grandfather, anchoring the restored interior in its past. A restrained palette of black accents and pale, natural finishes replaces darker wood tones, reinforcing openness and calm. A naturally illuminated stair connects to the lowest level, where a former basement was transformed into a guest suite and family room opening onto a deck. From there, steps lead directly to a small concrete boat ramp at the water’s edge. Throughout the project, decisions were guided by continuity rather than transformation for its own sake. Lessons drawn from both desert and coastal climates informed a material strategy rooted in performance and restraint. Our team worked closely with our clients who had spent a year accumulating images and ideas from their travels to do just that. The end result was an incredibly modern, smart, and elegant master bedroom, closet and ensuite that exude luxury. Working alongside an interior designer whose 3D rendering was imperative to realizing this luxury hotel look, we brought a very specific vision to life. What makes this space so special, though, is the plethora of unique finishes and features. In the bathroom, a beautiful, modern wall-hung toilet, barrier-free shower, and bronzed backlit mirrors create a jaw-dropping room that will meet the needs of this couple now and in the future. The closet is modern and functional (complete with a hidden ironing board) and the bedroom boasts dual floating walnut vanities and a vaulted ceiling that add space and light. Placing the pool in the front yard, within the 25-foot setback, redefines the entry experience. It captures the western light and sets a relaxed, resort-like tone from the very first step inside the gate. Paired with a rear-loaded garage, accessed discreetly via the side setback, the layout transforms the site’s limitations into its greatest assets. Architecture and landscape take center stage, while the full buildable envelope is maximized without compromise. A natural rise of eight feet from front to back—rare in Sarasota—was embraced as an opportunity. Site walls function as both retaining structures and architectural elements, elevating the pool terrace and entry by over four feet to align with the main interior floor level. The result is a fluid connection between indoors and out: kitchen, dining, and living spaces unfold onto the terrace, blurring boundaries and enhancing everyday rituals as well as social gatherings. Architecturally, the home is coastal contemporary: open yet composed, airy yet grounded. Clarity in the massing tells a story of the inhabitants from the first glance, while the interior planning offers spatial generosity and ease. The interiors echo this sensibility with a palette that is soft, natural, and tactile—serene without being neutral. The landscape design provides a lush tropical frame, softening edges and reinforcing privacy through layered plantings rather than enclosure.
