This new Lake Minnetonka custom home was designed for a young growing family that decided to trade uptown Minneapolis condo life for lake living. Located on a narrow 40-foot-wide lot, this 2,850sf modern home provides a strong connection to the lake while also balancing privacy from the neighbors. The main level comprises a three-car tandem garage and public living spaces, the upper level consists of private spaces while the finished basement serves as a flexible space. High performance triple pane European windows were strategically placed to frame views of the lake while interior facing windows were placed to frame tree and sky views. A stone clad fireplace acts as a spatial anchor that helps define the interior spaces as well as encourages the transition from interior to exterior spaces. Future solar panel conduits to the roof were installed as were EV charging stations in the garage and at the dock for future EV boat charging. Site water runoff is managed through an underground retention system. The exterior cement board siding is painted black to recede into the landscape while accents of thermally modified wood, custom steel slats and stone add visual interest at the street and lake facing sides. The interior material palette is purposefully simple and consists of stained white oak flooring, ebony stained white oak cabinetry and millwork, white quartz counters, powder coated steel railings and stone veneer. The final result is a vibrant home for this young family that infuses warmth with a modern aesthetic.

Located in Sonoma on 2.5 acres with sweeping canyon views, our client's home was built on a long, rectangular lot in 1972. They had owned it for just over ten years and used it for weekend escapes and entertaining. The home burnt down during the 2017 Tubbs fire, and our firm was engaged to design the rebuild. The site did not offer much wiggle room for a new footprint, given the flat bench area that had been graded into a steep hillside when the original subdivision and road were developed. This resulted in a plan that would mostly remain the same; a linear rectangle designed to fit between the driveway and the pool. The primary site strategy move was to change the front entry from the driveway end of the site to the middle of the rectangle, improving the privacy between the master bedroom and public space. We were also able to add a partial second floor to relocate the guest bedrooms from the main level upstairs, thereby enlarging the entertaining spaces to expand graciously to the pool (which remained undamaged). A large pantry and kitchen area were also essential. Fireproof materials include fiber cement board siding and soffits, standing seam metal roofing, and concrete slab porch floors which do not catch embers underneath. The renovated pool was outfitted for fire prevention. The interiors showcase light and distant views and connect seamlessly to the flat areas outside, providing ample space for entertaining year-round and the clients' two springer spaniels. Inspired by another mid-century modern home the client owned, this new residence represents a much larger 21st-century version built into the gently sloping hillside to take advantage of the sprawling hilltop views of the Sonoma valley. The quiet front facade leads guests into a formal entry that divides the house into private and public spaces. Rounding the corner into the great room, one is immediately hit by the breathtaking view that extends outward beyond the infinity pool and deck through a continuous wall of glass. In the opposite direction, each of the three bedrooms was designed with its own seating area and bathroom, creating private suites for family members and guests alike. The linear design and open, flowing living spaces provide almost every room with outdoor access to the expansive patio, protected from the Sonoma heat by deep overhangs. Warm woods, clean lines, and a rhythmic post and beam ceiling design create a homey feeling of rest and relaxation, evoking the essence of modern California living. Saturday June 20, 1:30 to 3:00pm | Greenwich Village Urban Aerie by David Kamp, FASLA, of Dirtworks Landscape Architecture, PC For their award-winning terrace design, the landscape architects created a relaxing setting using the same materials they employed on their client’s beachfront hideaway (as part of this Dialogue, attendees visit the terrace where they’ll also get a presentation about the beach property). Contrasts in texture and color are carefully arranged. Cedar, weathered to a buff grey, is used throughout for decking and set off in places with borders of dark round stones. The wood is carefully treated so it’s smooth underfoot. Two bow front metal perimeter planters overflow with grasses, which soften the edges. Strategically placed cedar planters with amelanchier, also known as juneberry, are used as a screening device, to frame dramatic views from the apartment and provide some canopy. A single pine, together with the juneberry, provides sculptural interest. All the plants, which are either native or naturalized, weather the harsh winter winds and temperatures. This contemporary custom home forms itself based on specific view vectors to Long's Peak and the mountains of the front range combined with the influence of a morning and evening court to facilitate exterior living. Roof forms undulate to allow clerestory light into the space, while providing intimate scale for the exterior areas. A long stone wall provides a reference datum that links public and private and inside and outside into a cohesive whole.

Located near the foot of the Teton Mountains, the site and a modest program led to placing the main house and guest quarters in separate buildings configured to form outdoor spaces. With mountains rising to the northwest and a stream cutting through the southeast corner of the lot, this placement of the main house and guest cabin distinctly responds to the two scales of the site. The public and private wings of the main house define a courtyard, which is visually enclosed by the prominence of the mountains beyond. At a more intimate scale, the garden walls of the main house and guest cabin create a private entry court. A concrete wall, which extends into the landscape marks the entrance and defines the circulation of the main house. Public spaces open off this axis toward the views to the mountains. Secondary spaces branch off to the north and south forming the private wing of the main house and the guest cabin. With regulation restricting the roof forms, the structural trusses are shaped to lift the ceiling planes toward light and the views of the landscape. The clients desired an intimate, yet dynamic family residence that reflected the beauty of the site and the lifestyle of the San Juan Islands. The house was built to be both a place to gather for large dinners with friends and family as well as a cozy home for the couple when they are there alone. The project is located on a stunning, but cripplingly-restricted site overlooking Griffin Bay on San Juan Island. The most practical area to build was exactly where three beautiful old growth trees had already chosen to live. A prior architect, in a prior design, had proposed chopping them down and building right in the middle of the site. From our perspective, the trees were an important essence of the site and respectfully had to be preserved. As a result we squeezed the programmatic requirements, kept the clients on a square foot restriction and pressed tight against property setbacks. The delineate concept is a stone wall that sweeps from the parking to the entry, through the house and out the other side, terminating in a hook that nestles the master shower. This is the symbolic and functional shield between the public road and the private living spaces of the home owners. All the primary living spaces and the master suite are on the water side, the remaining rooms are tucked into the hill on the road side of the wall. Off-setting the solid massing of the stone walls is a pavilion which grabs the views and the light to the south, east and west. Built in a position to be hammered by the winter storms the pavilion, while light and airy in appearance and feeling, is constructed of glass, steel, stout wood timbers and doors with a stone roof and a slate floor. The glass pavilion is anchored by two concrete panel chimneys; the windows are steel framed and the exterior skin is of powder coated steel sheathing.

What began as a renovation project morphed into a new house, driven by the natural beauty of the site. The new structures are perfectly aligned with the coastline, and take full advantage of the views of ocean, islands, and shoals. The location is within walking distance of town and its amenities, yet miles away in the privacy it affords. The house is nestled on a nicely wooded lot, giving the residence screening from the street, with an open meadow leading to the ocean on the rear of the lot. The design concept was driven by the serenity of the site, enhanced by textures of trees, plantings, sand and shoreline. The newly constructed house sits quietly in a location advantageously positioned to take full advantage of natural light and solar orientations. The visual calm is enhanced by the natural material: stone, wood, and metal throughout the home. The main structures are comprised of traditional New England forms, with modern connectors serving to unify the structures. Each building is equally suited for single floor living, if that future needs is ever necessary. Unique too is an underground connection between main house and an outbuilding. With their flowing connections, no room is isolated or ignored; instead each reflects a different level of privacy and social interaction. Just as there are layers to the exterior in beach, field, forest and oceans, the inside has a layered approach. Textures in wood, stone, and neutral colors combine with the warmth of linens, wools, and metals. Personality and character of the interiors and its furnishings are tailored to the client’s lifestyle. Rooms are arranged and organized in an intersection of public and private spaces. The quiet palette within reflects the nature outside, enhanced with artwork and accessories.

Quarry House, a shingled two story house with dark green trim, is pinned to the solid ledge on the sea coast of Connecticut. The narrow house sits under a spine of a roof, running south to north, with the primary living in a ‘head’, at the north end, where the best views are. The circulation of the site and house follows this massing, through two courts, the lower more public, and the upper more private. The lower court is defined by the garage building, and by the south face of the house. From this first court, a well-defined portal leads to an arcade, which, flanking the main wing of the house, pulls one along the second and higher court. The L of the main house and the tool shed define the garden court. Both courts withhold the view. The actual front door is nearly half-way into the house. From there, a short passage brings one to the primary living space where the view unfolds across a syncopated rhythm of windows, first overlooking an intimate tidal inlet and, then, turning west, to the longer view of the Long Island Sound, where a cantilevered deck seems to float over the rock. A clerestory window, hidden in a dormer, brings south light into this room. A final point: the 3400 square foot house, with its deeply insulated 12” thick walls and roofing, runs on a low energy load. An HRV ensures a constant cycle of fresh air even in heating season.

A primary project goal was to reimagine the relationship of the house to its surroundings while remaining sensitive to the communal context of the neighboring properties. The design seed of the new project included rotating the footprint of the existing house 90 degrees to open the long side of the home toward the lake, maximizing views and gaining optimal benefit of the linear site. Drawing inspiration from the traditional lake vernacular of the neighboring houses, the two principal roof forms of the new house reciprocate the setting -- the modern, clean lines of the upper gable roof upholds the clarity and tradition of the neighborhood, while the lower roof mimics the extension of the landscape and invites improvisational use. The horizontal flat roof allows use of the deck in all weather and cantilevers the most used public spaces into the landscape in a band of captured horizontal space. A wood-clad retaining wall refines a cut into the earth and harbors a transitional, outdoor room between the water and the basement. At 2200 finished square feet, the conditioned building envelope is compact. And like the exterior, the interior form responds directly to its use. The upper floor is a monastic repetition of modest sleeping cells and bathrooms with unique directional views, combined with a grand central stair and master bedroom at each corner that captures myriad views of the water, over the trees, in all directions. The main floor utilizes a core of small, functional spaces to shield the adjacent road, and forms a backdrop to the open interior spaces. Aided by the reaching, cedar-bellied roof, the living, dining, and kitchen spaces spill to the outdoors through an unusually porous exterior wall. Three sliding glass doors–including one at 20 feet wide–and a finished, surrounding ground plane cohere the landscape to the main living level. Super-insulated wood-framed walls, triple-paned aluminum-clad wood windows, and a structurally insulated roof panels make-up the core of the building envelope, and additional exterior high-performance design features include geothermal heating/cooling and a green roof. Cementitious lap siding, concrete panels, hardwood decking, cedar soffits, and river rock comprise the exterior finish. In addition to cedar ceilings, interior finishes include porcelain ceramic tile, cork flooring, tight pile wool carpet, and neutral painted walls -- designed in quiet tones to highlight the most important interior ingredient: views outside.

Eye-Land: Named for the expansive white oak savanna views, this beautiful 5,200-square foot family home offers seamless indoor/outdoor living with five bedrooms and three baths, and space for two more bedrooms and a bathroom. The site posed unique design challenges. The home was ultimately nestled into the hillside, instead of placed on top of the hill, so that it didn’t dominate the dramatic landscape. The openness of the savanna exposes all sides of the house to the public, which required creative use of form and materials. The home’s one-and-a-half story form pays tribute to the site’s farming history. The simplicity of the gable roof puts a modern edge on a traditional form, and the exterior color palette is limited to black tones to strike a stunning contrast to the golden savanna. The main public spaces have oversized south-facing windows and easy access to an outdoor terrace with views overlooking a protected wetland. The connection to the land is further strengthened by strategically placed windows that allow for views from the kitchen to the driveway and auto court to see visitors approach and children play. There is a formal living room adjacent to the front entry for entertaining and a separate family room that opens to the kitchen for immediate family to gather before and after mealtime.
