Modern Retreat is one of a four home collection located in Paradise Valley, Arizona. The site, formerly home to the abandoned Kachina Elementary School, offered remarkable views of Camelback Mountain. Nestled into an acre-sized, pie shaped cul-de-sac, the site’s unique challenges came in the form of lot geometry, western primary views, and limited southern exposure. While the lot’s shape had a heavy influence on the home organization, the western views and the need for western solar protection created the general massing hierarchy. The undulating split-faced travertine stone walls both protect and give a vivid textural display and seamlessly pass from exterior to interior. The tone-on-tone exterior material palate was married with an effective amount of contrast internally. This created a very dynamic exchange between objects in space and the juxtaposition to the more simple and elegant architecture. Maximizing the 5,652 sq ft, a seamless connection of interior and exterior spaces through pocketing glass doors extends public spaces to the outdoors and highlights the fantastic Camelback Mountain views. This Cobble Hill Brownstone for a family of five is a fun and captivating design, the perfect blend of the wife’s love of English country style and the husband’s preference for modern. The young power couple, her the co-founder of Maisonette and him an investor, have three children and a dog, requiring that all the surfaces, finishes and, materials used throughout the home are both beautiful and durable to make every room a carefree space the whole family can enjoy. The primary design challenge for this project was creating both distinct places for the family to live their day to day lives and also a whole floor dedicated to formal entertainment. The clients entertain large dinners on a monthly basis as part of their profession. We solved this by adding an extension on the Garden and Parlor levels. This allowed the Garden level to function as the daily family operations center and the Parlor level to be party central. The kitchen on the garden level is large enough to dine in and accommodate a large catering crew. On the parlor level, we created a large double parlor in the front of the house; this space is dedicated to cocktail hour and after-dinner drinks. The rear of the parlor is a spacious formal dining room that can seat up to 14 guests. The middle "library" space contains a bar and facilitates access to both the front and rear rooms; in this way, it can double as a staging area for the parties. The remaining three floors are sleeping quarters for the family and frequent out of town guests. Designing a row house for private and public functions programmatically returns the building to a configuration in line with its original design. This project was published in Architectural Digest. Joe Fletcher Atop a ridge in the Santa Lucia mountains of Carmel, California, an oak tree stands elevated above the fog and wrapped at its base in this ranch retreat. The weekend home’s design grew around the 100-year-old Valley Oak to form a horseshoe-shaped house that gathers ridgeline views of Oak, Madrone, and Redwood groves at its exterior and nestles around the tree at its center. The home’s orientation offers both the shade of the oak canopy in the courtyard and the sun flowing into the great room at the house’s rear façades. This modern take on a traditional ranch home offers contemporary materials and landscaping to a classic typology. From the main entry in the courtyard, one enters the home’s great room and immediately experiences the dramatic westward views across the 70 foot pool at the house’s rear. In this expansive public area, programmatic needs flow and connect - from the kitchen, whose windows face the courtyard, to the dining room, whose doors slide seamlessly into walls to create an outdoor dining pavilion. The primary circulation axes flank the internal courtyard, anchoring the house to its site and heightening the sense of scale by extending views outward at each of the corridor’s ends. Guest suites, complete with private kitchen and living room, and the garage are housed in auxiliary wings connected to the main house by covered walkways. Building materials including pre-weathered corrugated steel cladding, buff limestone walls, and large aluminum apertures, and the interior palette of cedar-clad ceilings, oil-rubbed steel, and exposed concrete floors soften the modern aesthetics into a refined but rugged ranch home.

What began as a renovation project morphed into a new house, driven by the natural beauty of the site. The new structures are perfectly aligned with the coastline, and take full advantage of the views of ocean, islands, and shoals. The location is within walking distance of town and its amenities, yet miles away in the privacy it affords. The house is nestled on a nicely wooded lot, giving the residence screening from the street, with an open meadow leading to the ocean on the rear of the lot. The design concept was driven by the serenity of the site, enhanced by textures of trees, plantings, sand and shoreline. The newly constructed house sits quietly in a location advantageously positioned to take full advantage of natural light and solar orientations. The visual calm is enhanced by the natural material: stone, wood, and metal throughout the home. The main structures are comprised of traditional New England forms, with modern connectors serving to unify the structures. Each building is equally suited for single floor living, if that future needs is ever necessary. Unique too is an underground connection between main house and an outbuilding. With their flowing connections, no room is isolated or ignored; instead each reflects a different level of privacy and social interaction. Just as there are layers to the exterior in beach, field, forest and oceans, the inside has a layered approach. Textures in wood, stone, and neutral colors combine with the warmth of linens, wools, and metals. Personality and character of the interiors and its furnishings are tailored to the client’s lifestyle. Rooms are arranged and organized in an intersection of public and private spaces. The quiet palette within reflects the nature outside, enhanced with artwork and accessories.

When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Inspiration for a mid-sized coastal medium tone wood floor and brown floor powder room remodel in Charleston with shaker cabinets, blue cabinets, white walls, an undermount sink, marble countertops and gray countertops

Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment. The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage. The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. Features include a groin-vaulted ceiling; attached sun-room; private balcony; lavishly appointed master bath; tremendous closet space, including a 120 SF walk-in closet, and; an en-suite office. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

Inspiration for a contemporary light wood floor and beige floor home theater remodel in New York with gray walls and a projector screen

Resting upon a 120-acre rural hillside, this 17,500 square-foot residence has unencumbered mountain views to the east, south and west. The exterior design palette for the public side is a more formal Tudor style of architecture, including intricate brick detailing; while the materials for the private side tend toward a more casual mountain-home style of architecture with a natural stone base and hand-cut wood siding. Primary living spaces and the master bedroom suite, are located on the main level, with guest accommodations on the upper floor of the main house and upper floor of the garage. The interior material palette was carefully chosen to match the stunning collection of antique furniture and artifacts, gathered from around the country. Modern Retreat is one of a four home collection located in Paradise Valley, Arizona. The site, formerly home to the abandoned Kachina Elementary School, offered remarkable views of Camelback Mountain. Nestled into an acre-sized, pie shaped cul-de-sac, the site’s unique challenges came in the form of lot geometry, western primary views, and limited southern exposure. While the lot’s shape had a heavy influence on the home organization, the western views and the need for western solar protection created the general massing hierarchy. The undulating split-faced travertine stone walls both protect and give a vivid textural display and seamlessly pass from exterior to interior. The tone-on-tone exterior material palate was married with an effective amount of contrast internally. This created a very dynamic exchange between objects in space and the juxtaposition to the more simple and elegant architecture. When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout.
