Although we had a yearlong waiting list for design, our clients were patient and hired us for 3D design.
Many times, our clients already have all the components in place, such as a pool, outdoor kitchen, fireplace, pergola etc., but they just don’t feel right.
The most important feature of our client’s new space was not only the components, but to be able to have a space that would allow them to create a lifetime of memories. From a visual perspective their existing space seemed limited and confined. Our design team was able to see past this and expanded its space to its full potential which allowed us to create multiple destinations for relaxation, enjoyment and most importantly entertainment.
As we began the design process, we were able to take a closer look at the existing space and noticed many safety concerns and how the existing materials did not accentuate the home either.
At the completion of their 3D design, we were able to present new ideas and materials that would enhance the value of the home as well as help them visualize the new space created with multiple destinations.
Ivory travertine coping & decking was a must as was the Talavera blue highlighted tiles for the newly renovated pool. A new working spa and functional outdoor kitchen with bar were two spaces we are sure they would enjoy while spending time outdoors. We enlarged the existing covered patio to expand the seating area to include chaise lounges, a loveseat and chairs under the pergola shade accent.

With a desire to stay close to friends and family, the owners of this 1984 home spent several years searching for property near their neighborhood to build a new, more modern, energy-conscious home tailored to their empty-nest lifestyle. They eventually concluded that their current site was the perfect location for them, but the home needed to be updated and reorganized to create fresh, open, unified spaces to comfortably welcome gatherings of family, friends, and guests.
Before renovation, the floor plan included small rooms, dedicated hallways, a step-down living room, a heavy and dark corner fireplace, and limited opportunities for natural light and visual connections from space to space. Exterior deck areas were narrow, long, and used infrequently.
Primary goals of this project included accessibility of space, more natural light, better connectivity between spaces, and a focus on sustainable performance. The updated main floor plan included the selective removal of walls to reallocate dedicated hall space to usable, open living area. The step-down living room was leveled for full accessibility, safety, furniture flexibility and overall space use. The removal of a half-height wall between the living area and the kitchen created continuity between the spaces. Reorganizing the primary entry and stair and eliminating walls between the entry and dining room created new visual connections between the kitchen and the entry. The new central concrete hearth and fireplace provides a strong, modern focal point for the living area. Large sliding glass doors on each side of the fireplace allow the TV area beyond to be separated from the living area as needed.
In several strategic locations, the footprint of the house was expanded to enhance function and flow at the kitchen, dining room, and mudroom. The new outdoor deck area is now large and singular and includes a grille area, dining space and open seating overlooking the newly landscaped pool below.
The exterior envelope of the house includes new insulation, siding, and energy-efficient windows, as well as two large roof-mounted solar arrays, to increase thermal performance and to offset energy costs. Inside, the new HVAC system maximizes energy efficiency while using a fraction of its former footprint. As a result, a portion of the former mechanical space was added back to the lower level family room area and expands into a cozy library nook.
MMA partnered with the owner’s interior designer and kitchen designer to achieve a softer, contemporary palette of finishes that complement this newly configured, light-filled home.

The goal for this recent bathroom remodel in Ashburn VA was to make the new bathroom feel larger and update the materials. The old bathroom cabinet was replaced with a modern full-width bathroom vanity mirror. The shower enclosure footprint remained the same, and the separation walls were replaced with a glass surround. The flooring tile was done while marble on the bath floor and into the shower pan to expand the visual space. The bathtub next to the shower was matched with the wall color to expand the space visually.

They eventually concluded that their current site was the perfect location for them, but the home needed to be updated and reorganized to create fresh, open, unified spaces to comfortably welcome gatherings of family, friends, and guests.
Before renovation, the floor plan included small rooms, dedicated hallways, a step-down living room, a heavy and dark corner fireplace, and limited opportunities for natural light and visual connections from space to space. Exterior deck areas were narrow, long, and used infrequently.
Primary goals of this project included accessibility of space, more natural light, better connectivity between spaces, and a focus on sustainable performance. The updated main floor plan included the selective removal of walls to reallocate dedicated hall space to usable, open living area. The step-down living room was leveled for full accessibility, safety, furniture flexibility and overall space use. The removal of a half-height wall between the living area and the kitchen created continuity between the spaces. Reorganizing the primary entry and stair and eliminating walls between the entry and dining room created new visual connections between the kitchen and the entry. The new central concrete hearth and fireplace provides a strong, modern focal point for the living area. Large sliding glass doors on each side of the fireplace allow the TV area beyond to be separated from the living area as needed.
In several strategic locations, the footprint of the house was expanded to enhance function and flow at the kitchen, dining room, and mudroom. The new outdoor deck area is now large and singular and includes a grille area, dining space and open seating overlooking the newly landscaped pool below.
The exterior envelope of the house includes new insulation, siding, and energy-efficient windows, as well as two large roof-mounted solar arrays, to increase thermal performance and to offset energy costs. Inside, the new HVAC system maximizes energy efficiency while using a fraction of its former footprint. As a result, a portion of the former mechanical space was added back to the lower level family room area and expands into a cozy library nook.
MMA partnered with the owner’s interior designer and kitchen designer to achieve a softer, contemporary palette of finishes that complement this newly configured, light-filled home.

Sunset Heights Renovation
This Victorian style home was beautifully designed from the interior to the exterior. Our clients were looking to update the outdoor space, not only was it not functional, but it did not complement their Victorian home.
Although we had a yearlong waiting list for design, our clients were patient and hired us for 3D design.
Many times, our clients already have all the components in place, such as a pool, outdoor kitchen, fireplace, pergola etc., but they just don’t feel right.
The most important feature of our client’s new space was not only the components, but to be able to have a space that would allow them to create a lifetime of memories. From a visual perspective their existing space seemed limited and confined. Our design team was able to see past this and expanded its space to its full potential which allowed us to create multiple destinations for relaxation, enjoyment and most importantly entertainment.
As we began the design process, we were able to take a closer look at the existing space and noticed many safety concerns and how the existing materials did not accentuate the home either.
At the completion of their 3D design, we were able to present new ideas and materials that would enhance the value of the home as well as help them visualize the new space created with multiple destinations.
Ivory travertine coping & decking was a must as was the Talavera blue highlighted tiles for the newly renovated pool. A new working spa and functional outdoor kitchen with bar were two spaces we are sure they would enjoy while spending time outdoors. We enlarged the existing covered patio to expand the seating area to include chaise lounges, a loveseat and chairs under the pergola shade accent.
Newest favorite additions are the gas firepit and cabin play fort which can be highly utilized year-round. Our clients say, “The adults love hanging out in the fort too!”
Nestled in the Historic District, our client’s home is now filled with plenty of space and great energy for family gatherings, parties, watching sports, graduations and so much more. Who knows, maybe a future wedding or two! Memories of a lifetime will be made here for years to come!

The goal for this recent bathroom remodel in Ashburn VA was to make the new bathroom feel larger and update the materials. The old bathroom cabinet was replaced with a modern full-width bathroom vanity mirror. The shower enclosure footprint remained the same, and the separation walls were replaced with a glass surround. The flooring tile was done while marble on the bath floor and into the shower pan to expand the visual space. The bathtub next to the shower was matched with the wall color to expand the space visually.
