A 100-year-old farmhouse in Central Maryland was totally renovated and now sports a brand new RHEINZINK roof that gives it an authentic old-world look and feel. The property, which was originally a dairy farm, has been in the owner’s family since the 1920’s. The renovation involved gutting virtually the entire house and keeping only the frame. The asphalt roof, which had started leaking, was replaced with approximately 4,700 sq. ft. RHEINZINK’s PrePATINA graphite-grey Double Lock Standing Seam Panels. Fabrication and installation of the RHEINZINK panels was done by Hardin Construction, Union Bridge, MD. According to Craig Hardin, president, “The owner contacted me and said he wanted a roof on the house that would last for generations. We considered various metal material options but quickly settled on RHEINZINK because of its low to no maintenance and the color. The graphite-grey develops a nice patina that complements the house and makes the roof look like it’s always been there.” “Another factor that steered us toward RHEINZINK was their European detailing techniques,” Hardin said. “You don’t see any other metal roofs around here that have the kind of detailing and seaming techniques like this one.” Prior to doing the job, Hardin attended a how-to workshop at RHEINZINK America headquarters in Woburn, MA. The workshops, led by technical training manager Lou Rondeau, provide practical instruction in the installation of RHEINZINK roofing, façade and gutter systems. “These are hands-on sessions,” Rondeau said, “and they can really contribute to the craftsmanship of installers.” Hardin explained his approach to the project. “We’re a small company and I’m personally involved in the actual installation. Unlike larger companies with large crews that have to move fast, we really take the time to pay close attention to the detailing and finish work. This project is really distinctive in that regard,” Hardin said. In addition to the main roof, the RHEINZINK panels were used on the front porch, a screened-in back porch and a small, freestanding outbuilding. The stone outbuilding once enclosed a cold water spring where the dairy farm’s milk was stored. It now welcomes visitors to the property. All of the vertical hardscape elements are Eden Veneer. The pavilion also features Volz lighting fixtures in the entry steps, and for accents. When our clients discovered their current property on the scenic Madawaska River, they knew it would be the perfect place to enjoy kayaking and the outdoors. They also knew that the existing home would be too small to comfortably accommodate their large family get-togethers. This sustainable project was completed on a private 80 acre view parcel in the hills above Corralitos, CA. The owners were drawn to us through the Green Building link on our website and after an initial meeting, hired us to manage the preliminary feasibility studies, site work, design and eventual construction. With this type of project, we start at the beginning; making sure that development on the site is both possible and practical before we spend a lot of our client’s budget on plans that may not be suitable. After we determined that building on the property would be permitted by the Santa Cruz County Building and Planning Departments, we completed several feasibility steps that included: •A geologic review • Percolation test (for septic) • Water well probability analysis • Grading analysis • Biologic review • Site survey and topographic mapping • Earthquake zone and archeological clearances With these steps finished, we set up interviews with several local architects that we partner with to find the one that was most appealing to our client. The owners were integral to the process and agreed with our choice of Daniel Silvernail, Architect. He impressed the clients with his gracious nature and open attitude; welcoming feedback and the preferences they had throughout the design process. In addition to being very reasonably priced, Mr. Silvernail quickly gave his attention to the preliminary design plans. After client reviews and approval the full architectural and construction blueprints were finished. We had the complete ready-to-submit-for-permit documents in less than 10 weeks; this included structural engineering, energy calculations and Green Building ratings. I worked with CAD Development to select the cabinetry and stone/tile for this lovely new construction home in Westchester County.
