This spacious home in North Vancouver's Deep Cove community had been built and decorated just over 20 years ago and was in need of updating. Our clients who are empty nesters, spend much of their time in the kitchen and family room so we focused on these spaces keeping in mind that the more formal spaces on the main floor will follow in a few years time. For the most part the layout of their kitchen worked well for them so our role was to tweak the kitchen and family room furniture layout and to select updated finishes and furnishings. Since this home transformation is not happening all at once, we purposefully selected classic finishes, like antique brass hardware, that will tie in with the rest of the home's decor until it can be updated. The resulting refresh stays true to the original feel of the house while giving it a clean, updated look.

Our client’s goal was to create a small, high-performance, healthy home for herself and her teenage son while providing a place for her father to age in place. An attached private accessory dwelling provides a space for him as well as flexibility in the future. The new home was designed to minimize its footprint on site, made smaller than the original 1930’s house. Embracing adaptability and efficiency, the residence includes two dwellings: a one-bedroom 795 square-foot accessory dwelling at the lower grade and a two-story 1330 square-foot primary dwelling located above. Involved in all aspects of project execution, our client oversaw the process by living in a used trailer parked in the backyard throughout the project’s construction. Family-Share focused on maximizing the footprint’s performance, access to natural light and the health of the occupants. Sustainable features include high-performance glazing, solar preheat for domestic and hot water in-floor heating and reclaimed fir car decking rainscreen siding.

Bedroom - mid-sized coastal master bedroom idea with white walls and a standard fireplace

Love the overscale windows. And the outdoor spaces are so great.” Situated atop an old Civil War battle site, this new residence was conceived for a couple with southern values and a rock-and-roll attitude. The project consists of a house, a pool with a pool house and a renovated music studio. A marriage of modern and traditional design, this project used a combination of California redwood siding, stone and a slate roof with flat-seam lead overhangs. Intimate and well planned, there is no space wasted in this home. The execution of the detail work, such as handmade railings, metal awnings and custom windows jambs, made this project mesmerizing. Cues from the client and how they use their space helped inspire and develop the initial floor plan, making it live at a human scale but with dramatic elements. Their varying taste then inspired the theme of traditional with an edge. The lines and rhythm of the house were simplified, and then complemented with some key details that made the house a juxtaposition of styles. The wood Ultimate Casement windows were all standard sizes. However, there was a desire to make the windows have a “deep pocket” look to create a break in the facade and add a dramatic shadow line. Marvin was able to customize the jambs by extruding them to the exterior. They added a very thin exterior profile, which negated the need for exterior casing. The same detail was in the stone veneers and walls, as well as the horizontal siding walls, with no need for any modification. This resulted in a very sleek look. At first sight you can notice that this apartment is decorated in a variety of colors most of which not only blend, but also contrast well with one another. All the main interior design elements are decorated in calm colors – white, grey and the like whereas multiple decorative elements – painting, pillows and the like add saturated bright colors to the entire interior. Thanks to the use of such unusual contrasts, our interior designers tried to create an abstract ambience of some kind. Our clients came to us wanting to update and open up their kitchen, breakfast nook, wet bar, and den. They wanted a cleaner look without clutter but didn’t want to go with an all-white kitchen, fearing it’s too trendy. Their kitchen was not utilized well and was not aesthetically appealing; it was very ornate and dark. The cooktop was too far back in the kitchen towards the butler’s pantry, making it awkward when cooking, so they knew they wanted that moved. The rest was left up to our designer to overcome these obstacles and give them their dream kitchen. We gutted the kitchen cabinets, including the built-in china cabinet and all finishes. The pony wall that once separated the kitchen from the den (and also housed the sink, dishwasher, and ice maker) was removed, and those appliances were relocated to the new large island, which had a ton of storage and a 15” overhang for bar seating. Beautiful aged brass Quebec 6-light pendants were hung above the island. All cabinets were replaced and drawers were designed to maximize storage. The Eclipse “Greensboro” cabinetry was painted gray with satin brass Emtek Mod Hex “Urban Modern” pulls. A large banquet seating area was added where the stand-alone kitchen table once sat. The main wall was covered with 20x20 white Golwoo tile. The backsplash in the kitchen and the banquette accent tile was a contemporary coordinating Tempesta Neve polished Wheaton mosaic marble. In the wet bar, they wanted to completely gut and replace everything! The overhang was useless and it was closed off with a large bar that they wanted to be opened up, so we leveled out the ceilings and filled in the original doorway into the bar in order for the flow into the kitchen and living room more natural. We gutted all cabinets, plumbing, appliances, light fixtures, and the pass-through pony wall. A beautiful backsplash was installed using Nova Hex Graphite ceramic mosaic 5x5 tile. A 15” overhang was added at the counter for bar seating. In the den, they hated the brick fireplace and wanted a less rustic look. The original mantel was very bulky and dark, whereas they preferred a more rectangular firebox opening, if possible. We removed the fireplace and surrounding hearth, brick, and trim, as well as the built-in cabinets. The new fireplace was flush with the wall and surrounded with Tempesta Neve Polished Marble 8x20 installed in a Herringbone pattern. The TV was hung above the fireplace and floating shelves were added to the surrounding walls for photographs and artwork. They wanted to completely gut and replace everything in the powder bath, so we started by adding blocking in the wall for the new floating cabinet and a white vessel sink. Black Boardwalk Charcoal Hex Porcelain mosaic 2x2 tile was used on the bathroom floor; coordinating with a contemporary “Cleopatra Silver Amalfi” black glass 2x4 mosaic wall tile. Two Schoolhouse Electric “Isaac” short arm brass sconces were added above the aged brass metal framed hexagon mirror. The countertops used in here, as well as the kitchen and bar, were Elements quartz “White Lightning.” We refinished all existing wood floors downstairs with hand scraped with the grain.
