Located in, Summit Park, Park City UT lies one of the most efficient houses in the country. The Summit Haus – designed and built by Chris Price of PCD+B, is an exploration in design and construction of advanced high performance housing. Seeing a rising demand for sustainable housing along with rising Carbon emissions leading to global warming, this house strives to show that sensible, good design can create spaces adequate for today’s housing demands while adhering to strict standards. The house was designed to meet the very rigid Passiv House rating system – 90% more efficient than a typical home in the area.
The house itself was intended to nestle neatly into the 45 degree sloped site and to take full advantage of the limited solar access and views. The views range from short, highly wooded views to a long corridor out towards the Uinta Mountain range towards the east. The house was designed and built based off Passiv Haus standards, and the framing and ventilation became critical elements to maintain such minimal energy requirements.
Zola triple-pane, tilt-and-turn Thermo uPVC windows contribute substantially to the home’s energy efficiency, and takes advantage of the beautiful surrounding of the location, including forrest views from the deck off of the kitchen.

Bilotta Senior Designer, Thomas Vecchio, and Patrick J. Hamilton of Patrick James Hamilton Designs, partnered on this Manhattan upper east side kitchen renovation. This nondescript ‘60’s co-op and galley kitchen were reimagined into a pre-war era gem by adding architectural details: paneling, coffers, and moldings. Widening the opening created an open vista. Upper panes of glass on the Bilotta Collection wall cabinets echo the apartment’s transoms and unite the two sections that are interrupted by the paneled structural column. To compensate for the shorter wall, storage is optimized with plentiful pullouts, dividers, and specialized organizers. The “dead end” under the window was eliminated by continuing cabinetry and countertop materials around the room.
Countertop wall cabinets create a hutch in full view of the dining room. With dark gray paint, corner posts and furniture base molding, the peninsula reads like an island and bridges the two areas. Quartz countertops sport “lightning bolt” veins for pattern. Sophisticated on-
trend brushed brass was employed on the cabinet pulls and knobs, faucet, sconces, and pendants. A gamechanger was extending the footprint of the kitchen into the hallway with two tall cabinets. One is allocated for cleaning supplies, bulk items, recycling, and the vacuum. The other conceals a built-in wine rack; glassware and bar items; a docking drawer for charging devices; and a Penda-flex rack for files. An absolutely stunning metamorphosis.

When full-time Massachusetts residents contemplate building a second home in Telluride, Colorado the question immediately arises; does it make most sense to hire a regionally based Rocky Mountain architect or a sea level architect conveniently located for all of the rigorous collaboration required for successful bespoke home design. Determined to prove the latter true, Siemasko + Verbridge accompanied the potential client as they scoured the undulating Telluride landscape in search of the perfect house site.
The selected site’s harmonious balance of untouched meadow rising up to meet the edge of an aspen grove and the opposing 180 degree view of Wilson’s Range spoke to everyone. A plateau just beyond a fork in the meadow provided a natural flatland, requiring little excavation and yet the right amount of upland slope to capture the views. The intrinsic character of the site was only enriched by an elk trail and snake-rail fence.
Establishing the expanse of Wilson’s range would be best served by rejecting the notion of selected views, the central sweeping curve of the roof inverts a small saddle in the range with which it is perfectly aligned. The soaring wave of custom windows and the open floor plan make the relatively modest house feel sizable despite its footprint of just under 2,000 square feet. Officially a two bedroom home, the bunk room and loft allow the home to comfortably sleep ten, encouraging large gatherings of family and friends. The home is completely off the grid in response to the unique and fragile qualities of the landscape. Great care was taken to respect the regions vernacular through the use of mostly native materials and a palette derived from the terrain found at 9,820 feet above sea level.

The Cherry Road project is a humble yet striking example of how small changes can have a big impact. A meaningful project as the final room to be renovated in this house, thus our completion aligned with the family’s move-in. The kitchen posed a number of problems the design worked to remedy. Such as an existing window oriented the room towards a neighboring driveway. The initial design move sought to reorganize the space internally, focusing the view from the sink back through the house to the pool and courtyard beyond. This simple repositioning allowed the range to center on the opposite wall, flanked by two windows that reduce direct views to the driveway while increasing the natural light of the space.
Opposite that opening to the dining room, we created a new custom hutch that has the upper doors bypass doors incorporate an antique mirror, then led they magnified the light and view opposite side of the room. The ceilings we were confined to eight foot four, so we wanted to create as much verticality as possible. All the cabinetry was designed to go to the ceiling, incorporating a simple coat mold at the ceiling. The west wall of the kitchen is primarily floor-to-ceiling storage behind paneled doors. So the refrigeration and freezers are fully integrated.
The island has a custom steel base with hammered legs, with a natural wax finish on it. The top is soapstone and incorporates an integral drain board in the kitchen sink. We did custom bar stools with steel bases and upholstered seats. At the range, we incorporated stainless steel countertops to integrate with the range itself, to make that more seamless flow. The edge detail is historic from the 1930s.
There is a concealed sort of office for the homeowner behind custom, bi-folding panel doors. So it can be closed and totally concealed, or opened up and engaged with the kitchen.
In the office area, which was a former pantry, we repurposed a granite marble top that was on the former island. Then the walls have a grass cloth wall covering, which is pinnable, so the homeowner can display photographs, calendars, and schedules.

A classic, elegant master suite for the husband and wife, and a fun, sophisticated entertainment space for their family -- it was a dream project!
To turn the master suite into a luxury retreat for two young executives, we mixed rich textures with a playful, yet regal color palette of purples, grays, yellows and ivories.
For fun family gatherings, where both children and adults are encouraged to play, I envisioned a handsome billiard room and bar, inspired by the husband’s favorite pub.

On the contrary, they are interested in the latest design trends, as well as the most current audio/visual components.
The original stone fireplace was updated with a custom designed mantle and a new gas insert. The updated warm grey
colour palette balances the natural stone making it an inviting focal point. The interior design included reconfiguring the room layout. Originally a smaller TV was located in-between the window and the fireplace and the sofa was where the current cabinet is now.
Our new layout opens up the room taking full advantage of it’s size. The sumptuous sectional allows for relaxed tete a tete
evenings as well as seating for larger groups. The additional leather occasional chair completes the conversation circle too. We naturally selected fabrics that are family friendly to ensure the grandchildren and adults can all be at ease. The flexibility of the 3
piece coffee table is both practical and adds an element of modern artistry. Grounding the room is a carpet graphic grey animal
skin custom sized into an area rug. Components as well as miscellaneous items are easily stored in the customised wood cabinet.
