2011 NARI CAPITAL COTY GRAND AWARD WINNER
A single family home in Oakton, VA built in late 80’ was occupied by family of four for 10 years. The owner wishes to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. Also convert the laundry room to office/mudroom area.
It took months of planning to get into the final design.
We have implemented a plan that had a two story back addition (both basement level and first level).
This required removing the cinder block wall of basement to add the seamless addition, and removing the entire first level back wall of kitchen to open up kitchen into sunroom.
The major challenge was to re-route all duct work going to second level, add ducts for basement and first level to existing system. Then add a second HVAC system in attic for entire second level. Then change all load structure for tow story addition to side wall and new walls to have entire width opened up.
The basement has gained a new bar area, a total new bathroom with shower and large vanities and all amenities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps, new sewer ejection system due to their difficult septic tank. The new French doors lead into back bricked patio
The first floor gained this new 16’x20’ cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into new screen porch.
The kitchen lay-out gained three more feet in width. Also by removing partition wall between kitchen and existing family room. The first floor now has total open floor plan. The fireplace in existing family room was converted to gas and got marble surround and new mantel.
All bulkhead and part of partition walls contained massive plumbing and electrical that needed to be relocated in order to implement the new kitchen layout. This design has much more appliances and a beautiful large furniture style island that is the focal point of this kitchen done in espresso color cherry cabinetry and contrasting light color exotic stove top lighted by two crystal chandeliers.
The wrap around of cherry cabinetry in the kitchen with expended cabinetry into butler area and bookcases and bench in sunroom has given this couple lots to fill in.
The entire first floor and leading stairs to second floor and part of the second floor was all covered with new 5” wide exotic Santos Mahogany wood floors and new railings.
The powder room has been reconfigured to allow larger hallway and with new furniture style vanity this powder room even small than before but has better layout and space.
The old Laundry room and has been converted to a 10’x15’ area of multipurpose space. On the left wall there are locker style cabinetry and bench. One the left wall built in and desk area with tones of storage space. The washer and dryer are install into a closet, away from site. A set of French doors were installed into the new back deck and screen porch.
The large porcelain floors made the space look even larger and more utilitarian. Use of cherry cabinetry on deck and bookcase with recess lighting scaled up look of the space.
The new kitchen, family room and sun room with the rich cherry cabinetry and darker granite top, tumbled marble backsplash and wide board mahogany floors, upper scale stainless steel appliances and furniture style distressed look darker wood Island and light granite have made this project a breathtaking one.
The added side screen porch done with Trex decking and cathedral ceiling covered in beaded panel and corner gas fireplace all around covered with Ledgestone has given this family a place to retire in for all those autumn afternoons and much more.

Split Level 1970 home of a young and active family of four. The main public spaces in this home were remodeled to create a fresh, clean look.
The Jack + Mare demo'd the kitchen and dining room down to studs and removed the wall between the kitchen/dining and living room to create an open concept space with a clean and fresh new kitchen and dining with ample storage. Now the family can all be together and enjoy one another's company even if mom or dad is busy in the kitchen prepping the next meal.
The custom white cabinets and the blue accent island (and walls) really give a nice clean and fun feel to the space. The island has a gorgeous local solid slab of wood on top. A local artisan salvaged and milled up the big leaf maple for this project. In fact, the tree was from the University of Portland's campus located right where the client once rode the bus to school when she was a child. So it's an extra special custom piece! (fun fact: there is a bullet lodged in the wood that is visible...we estimate it was shot into the tree 30-35 years ago!)
The 'public' spaces were given a brand new waterproof luxury vinyl wide plank tile. With 2 young daughters, a large golden retriever and elderly cat, the durable floor was a must.

New structural framing, insulation, windows and doors, and all mechanicals were relocated and improved. Lighting! Lighting! Lighting! everywhere and it makes all the difference. Led lighting and smart switches were used for up lighting above cabinetry, task lighting under cabinetry, general room lighting, accent lighting under bar top, and all decorative fixtures as well. The kitchen was designed around a central island with elevated seating that is designed around the new structural columns required to open the whole area. Fabuwood cabinetry in Galaxy Horizon finish make up the perimeter cabinets accented by Galaxy Cobblestone finish used for the island cabinetry. Both cabinetry tones coordinate perfect with the new Luxury vinyl plank flooring in Uptown Chic Forever Friends. I’ve said it before and I’ll say it again, luxury vinyl is Awesome! It looks great its ultra durable and even water proof as well as less expensive than true hardwood. New stair treads, railings, and posts were installed stained to match by us; giving the steps new life. An accent wall of nickel gap boards was installed on the fireplace wall giving it some interest along with being a great clean look. The recessed niche behind the range, the dry stacked stone tile at the islands seating area, the new tile entry in a herringbone pattern just add to all the great details of this project. The New River White granite countertops are a show stopper as well; not only is it a beautiful stone the installation and seaming is excellent considering the pattern of the stone. I could go on forever we did so much. The clients were terrific and a pleasure to work with. I am glad we were able to be involved in making this dream come true.

Lincoln Lighthill Architect employed several discrete updates that collectively transform this existing row house.
At the heart of the home, a section of floor was removed at the top level to open up the existing stair and allow light from a new skylight to penetrate deep into the home. The stair itself received a new maple guardrail and planter, with a Fiddle-leaf fig tree growing up through the opening towards the skylight.
On the top living level, an awkwardly located entrance to a full bathroom directly off the main stair was moved around the corner and out of the way by removing a little used tub from the bathroom, as well as an outdated heater in the back corner. This created a more discrete entrance to the existing, now half-bath, and opened up a space for a wall of pantry cabinets with built-in refrigerator, and an office nook at the rear of the house with a huge new awning window to let in light and air.
Downstairs, the two existing bathrooms were reconfigured and recreated as dedicated master and kids baths. The kids bath uses yellow and white hexagonal Heath tile to create a pixelated celebration of color. The master bath, hidden behind a flush wall of walnut cabinetry, utilizes another Heath tile color to create a calming retreat.
Throughout the home, walnut thin-ply cabinetry creates a strong contrast to the existing maple flooring, while the exposed blond edges of the material tie the two together. Rounded edges on integral pulls and door edges create pinstripe detailing that adds richness and a sense of playfulness to the design.

When our clients purchased their Fairfax Station home at the beginning of the pandemic, the main living areas had already been updated. However, three bathrooms were still stuck in the1980s. We tackled the upstairs primary and hall bathrooms first to ensure our clients had a working bathroom while construction was underway. Once the upstairs renovations were completed, we moved on to the main level guest bathroom.
Primary Bathroom Transformation:
The old primary bathroom had a small dark shower stall, a basic alcove tub, and the original 40-year-old plumbing, vanities, and tile. We completely gutted the space and made some minor layout changes to maximize functionality and create a serene retreat complete with free-standing soaking tub and generous walk-in shower. Expanding the shower’s footprint and replacing the full-height walls with a glass surround opened up the space, making the entire bathroom feel larger and more airy. Marble shelves and a shaving ledge add convenience and style. A large double vanity provides ample storage and a full 7 feet of countertop space. Mixed metal finishes elevate the design, with soft gold accents and brushed nickel fixtures pairing perfectly with the classic gray vanity and muted marble tiles. We reconfigured the dressing area, added custom closet built-ins, and installed new carpet throughout to complete this tailored transformation.
Hall Bathroom Update:
The hall bathroom did not require any significant layout changes, but the dated fixtures and finishes all had to go. We wanted the new bathroom to feel both classic and fresh, so we opted for a polished finish palette, including sleek white subway tiles on the walls and marble-look hexagonal on the floor. A furniture-style vanity, in dark navy, was paired with a distinctive Carrara marble top and sleek chrome fixtures for a modern twist. The tub+shower combo features both a standard shower head and multi-function handheld for optimum flexibility – great for bathing children and pets alike. This renovation blended classic details with modern functionality, creating a bathroom that’s both timeless and fresh.
Guest Bathroom Update:
The home’s main level bathroom serves as both powder room and guest bathroom with 2 separate entrances. The in-swing door from the guest bedroom made the already narrow bathroom feel even more cramped. By installing a pocket door at the guest bedroom, we immediately improved the flow and usability of the space. The shower was upgraded with handcrafted white subway tile and contrasting grout, creating a clean, tailored look that elevates the room. Thoughtful details—like discreet grab bars and a handheld shower on a slide bar—make the space adaptable and comfortable for guests of all ages. A marble mosaic floor sets a refined backdrop for the freestanding black vanity, while the cross-bar handles offer a nod to the past on these modern-day fixtures.

This complete home renovation on East 24th Avenue in Vancouver transformed a dated family home into a bright, modern space with a warm and timeless character. Every room was thoughtfully redesigned from the ground up, balancing high-end finishes with livable, family-friendly function.

Each bathroom was given its own distinct personality. One features a blush oak vanity with a statement sage pendant light fixture. Another showcases elongated picket tile in a soft blue-grey, floor to ceiling, paired with a quartz undermount sink and brushed gold faucet — a bold yet refined design choice.
Entryway & Staircase
Guests are welcomed by a completely reimagined open staircase featuring white oak treads, a matching handrail, and sleek white rod balusters — a stunning architectural focal point. Wide-plank light oak hardwood flooring flows throughout the main level, tying every space together seamlessly.
