New construction and original landscaping completed in 2010. Original design had boulders between the driveway and home to minimize the stop and create curb appeal. An assortment of unusual trees (lions head maple, moon rise maple, hinokie cypress, twisted baby locus, and paper bark maple and others) were installed to compliment the home on the naturally wooded lot. Many different perennials and flowering shrubs were installed between these unique specimen trees to provide interest throughout the year. Phase 2 was initiated by the homeowner in 2016 were we landscaped the backyard, which was overgrown with wild trees. It was cleared to create a more useable space and play area for children. Our design team created a master landscape plan and was an integral part with the approval process with the municipality. We worked in tandem with an engineering firm to design and install a bio-retention pond. The pond was designed to take all of the runoff from the newly landscaped backyard. Wet loving plants were incorporated into the pond to beautify the area and absorb the water. A custom, multi-level play set was installed over artificial turf to blend with the newly expanded lawn area. An assortment of trees, shrubs and perennial were installed on the hillside separating the upper yard and newly expanded lower area. Low voltage landscape lighting was expanded to highlight the new plantings and provide light for the children to play in the evening. Our landscape design complimented he newly installed covered outdoor living space.

Inspiration for a modern master freestanding bathtub remodel in San Francisco with beige walls

This Sammamish, WA project transformed the existing outdoor living space with a new elevated deck designed to align seamlessly with the home's interior floor height and a newly installed exterior door. The deck features TimberTech Terrain decking in Silver Maple with matching fascia and borders, complemented by white surface-mounted glass railing with an Azek Coastline top cap. Custom flashing was incorporated to integrate the deck with the existing patio cover and gutter system. The space was further enhanced with new electrical components, including exterior lighting, provisions for two customer-supplied Bromic heaters, outlets for future motorized screens, and a customer-supplied ceiling fan. Low-voltage wiring was also incorporated for future railing post lighting. A 33-square-foot concrete slab extension was added to match the deck footprint, while the existing patio cover received coordinated beam and post wraps and a new white Undercover system with integrated gutter and drainage. The finished project creates a cohesive, functional outdoor living area that blends seamlessly with the home's existing architecture while providing a durable and comfortable space for entertaining and enjoying the outdoors.

Low voltage hardscape lights can add dramatic lighting effects too, making them a top choice for outdoor lighting designers.

This unique city-home is designed with a center entry, flanked by formal living and dining rooms on either side. An expansive gourmet kitchen / great room spans the rear of the main floor, opening onto a terraced outdoor space comprised of more than 700SF. The home also boasts an open, four-story staircase flooded with natural, southern light, as well as a lower level family room, four bedrooms (including two en-suite) on the second floor, and an additional two bedrooms and study on the third floor. A spacious, 500SF roof deck is accessible from the top of the staircase, providing additional outdoor space for play and entertainment. Due to the location and shape of the site, there is a 2-car, heated garage under the house, providing direct entry from the garage into the lower level mudroom. Two additional off-street parking spots are also provided in the covered driveway leading to the garage. Designed with family living in mind, the home has also been designed for entertaining and to embrace life's creature comforts. Pre-wired with HD Video, Audio and comprehensive low-voltage services, the home is able to accommodate and distribute any low voltage services requested by the homeowner. Serene master bedroom nestled in the South Carolina mountains in the Cliffs Valley. Peaceful wall color Sherwin Williams Comfort Gray (SW6205) with a cedar clad ceiling.

The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Houzz Write Up: https://www.houzz.com/magazine/inside-houzz-a-chopped-up-bathroom-goes-streamlined-and-swank-stsetivw-vs~27263720 The layout of this bathroom was opened up to get rid of the hallway effect, being only 7 foot wide, this bathroom needed all the width it could muster. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project. San Rafael Overview: This garden project began with the demolition of an existing pool and decks cantilevered over a hillside. The garden was originally a Japanese-themed garden retreat and free-form shaped pool. While the client wanted to update and replace many elements, they sought to keep the free-form characteristics of the existing design and repurpose existing materials. BK Landscape Design created a new garden with revetment walls and steps to a succulent garden with salvaged boulders from the pool and pool coping. We built a colored concrete path to access a new wood trellis constructed on the center-line view from the master bedroom. A combination of Bay friendly, native and evergreen plantings were chosen for the planting palette. The overhaul of the yard included low-voltage lighting and minimal drainage. A new wood deck replaced the existing one at the entrance as well as a deck off of the master bedroom that was also constructed from repurposed materials. The style mimics the architectural detail of the mansard roof and simple horizontal wood siding of the house. After removing a juniper (as required by the San Rafael Fire Department within the Wildland-Urban interface) we designed and developed a full front-yard planting plan. All plants are Bay-Friendly, native, and irrigated with a more efficient in-line drip irrigation system to minimize water use. Low-voltage lighting and minimal drainage were also part of the overhaul of the front yard redesign.
