Inspiration for a coastal kids' bedroom remodel in San Diego

Our client’s intension was to make this bathroom suite a very specialized spa retreat. She envisioned exquisite, highly crafted components and loved the colors gold and purple. We were challenged to mix contemporary, traditional and rustic features. Also on the wish-list were a sizeable wardrobe room and a meditative loft-like retreat. Hydronic heated flooring was installed throughout. The numerous features in this project required replacement of the home’s plumbing and electrical systems. The cedar ceiling and other places in the room replicate what is found in the rest of the home. The project encompassed 400 sq. feet. Features found at one end of the suite are new stained glass windows – designed to match to existing, a Giallo Rio slab granite platform and a Carlton clawfoot tub. The platform is banded at the floor by a mosaic of 1″ x 1″ glass tile. Near the tub platform area is a large walnut stained vanity with Contemporary slab door fronts and shaker drawers. This is the larger of two separate vanities. Each are enhanced with hand blown artisan pendant lighting. A custom fireplace is centrally placed as a dominant design feature. The hammered copper that surrounds the fireplace and vent pipe were crafted by a talented local tradesman. It is topped with a Café Imperial marble. A lavishly appointed shower is the centerpiece of the bathroom suite. The many slabs of granite used on this project were chosen for the beautiful veins of quartz, purple and gold that our client adores. Two distinct spaces flank a small vanity; the wardrobe and the loft-like Magic Room. Both precisely fulfill their intended practical and meditative purposes. A floor to ceiling wardrobe and oversized built-in dresser keep clothing, shoes and accessories organized. The dresser is topped with the same marble used atop the fireplace and inset into the wardrobe flooring. The Magic Room is a space for resting, reading or just gazing out on the serene setting. The reading lights are Oil Rubbed Bronze. A drawer within the step up to the loft keeps reading and writing materials neatly tucked away. Within the highly customized space, marble, granite, copper and art glass come together in a harmonious design that is organized for maximum rejuvenation that pleases our client to not end! Bedroom - transitional master carpeted bedroom idea in Los Angeles with blue walls and no fireplace

The owners of this property had been away from the Bay Area for many years, and looked forward to returning to an elegant mid-century modern house. The one they bought was anything but that. Faced with a “remuddled” kitchen from one decade, a haphazard bedroom / family room addition from another, and an otherwise disjointed and generally run-down mid-century modern house, the owners asked Klopf Architecture and Envision Landscape Studio to re-imagine this house and property as a unified, flowing, sophisticated, warm, modern indoor / outdoor living space for a family of five. Opening up the spaces internally and from inside to out was the first order of business. The formerly disjointed eat-in kitchen with 7 foot high ceilings were opened up to the living room, re-oriented, and replaced with a spacious cook's kitchen complete with a row of skylights bringing light into the space. Adjacent the living room wall was completely opened up with La Cantina folding door system, connecting the interior living space to a new wood deck that acts as a continuation of the wood floor. People can flow from kitchen to the living / dining room and the deck seamlessly, making the main entertainment space feel at once unified and complete, and at the same time open and limitless. Klopf opened up the bedroom with a large sliding panel, and turned what was once a large walk-in closet into an office area, again with a large sliding panel. The master bathroom has high windows all along one wall to bring in light, and a large wet room area for the shower and tub. The dark, solid roof structure over the patio was replaced with an open trellis that allows plenty of light, brightening the new deck area as well as the interior of the house. All the materials of the house were replaced, apart from the framing and the ceiling boards. This allowed Klopf to unify the materials from space to space, running the same wood flooring throughout, using the same paint colors, and generally creating a consistent look from room to room. Located in Lafayette, CA this remodeled single-family house is 3,363 square foot, 4 bedroom, and 3.5 bathroom. Inspiration for a mediterranean bathroom remodel in Austin with a vessel sink, raised-panel cabinets, medium tone wood cabinets and beige walls

New construction and original landscaping completed in 2010. Original design had boulders between the driveway and home to minimize the stop and create curb appeal. An assortment of unusual trees (lions head maple, moon rise maple, hinokie cypress, twisted baby locus, and paper bark maple and others) were installed to compliment the home on the naturally wooded lot. Many different perennials and flowering shrubs were installed between these unique specimen trees to provide interest throughout the year. Phase 2 was initiated by the homeowner in 2016 were we landscaped the backyard, which was overgrown with wild trees. It was cleared to create a more useable space and play area for children. Our design team created a master landscape plan and was an integral part with the approval process with the municipality. We worked in tandem with an engineering firm to design and install a bio-retention pond. The pond was designed to take all of the runoff from the newly landscaped backyard. Wet loving plants were incorporated into the pond to beautify the area and absorb the water. A custom, multi-level play set was installed over artificial turf to blend with the newly expanded lawn area. An assortment of trees, shrubs and perennial were installed on the hillside separating the upper yard and newly expanded lower area. Low voltage landscape lighting was expanded to highlight the new plantings and provide light for the children to play in the evening. Our landscape design complimented he newly installed covered outdoor living space.

The goal of this project was to upgrade the builder grade finishes and create an ergonomic space that had a contemporary feel. This bathroom transformed from a standard, builder grade bathroom to a contemporary urban oasis. This was one of my favorite projects, I know I say that about most of my projects but this one really took an amazing transformation. By removing the walls surrounding the shower and relocating the toilet it visually opened up the space. Creating a deeper shower allowed for the tub to be incorporated into the wet area. Adding a LED panel in the back of the shower gave the illusion of a depth and created a unique storage ledge. A custom vanity keeps a clean front with different storage options and linear limestone draws the eye towards the stacked stone accent wall. Using light flooring in the form of natural lime stone 12x24 tiles with a linear pattern, it really draws the eye down the length of the room which is what we needed. Then, breaking up the space a little with the stone pebble flooring in the shower, this client enjoyed his time living in Japan and wanted to incorporate some of the elements that he appreciated while living there. The dark stacked stone feature wall behind the tub is the perfect backdrop for the LED panel, giving the illusion of a window and also creates a cool storage shelf for the tub. A narrow, but tasteful, oval freestanding tub fit effortlessly in the back of the shower. With a sloped floor, ensuring no standing water either in the shower floor or behind the tub, every thought went into engineering this Atlanta bathroom to last the test of time. With now adequate space in the shower, there was space for adjacent shower heads controlled by Kohler digital valves. A hand wand was added for use and convenience of cleaning as well. On the vanity are semi-vessel sinks which give the appearance of vessel sinks, but with the added benefit of a deeper, rounded basin to avoid splashing. Wall mounted faucets add sophistication as well as less cleaning maintenance over time. The custom vanity is streamlined with drawers, doors and a pull out for a can or hamper. A wonderful project and equally wonderful client. I really enjoyed working with this client and the creative direction of this project. Going house hunting to find the dream home is difficult in every aspect, especially in NYC. The first apartment may have a feature that the other has but very rarely will one place have all. Most important is making sure the location and size works and everything else can be incorporated later. As the apartment our clients selected was "move in" condition its surely was not for what they work looking for in creating their dream home. We first started by creating a "wish list" of all of the essentials, which included; open kitchen, walk in closet, office space , larger master bathroom with stand up shower and soaking tub. With creating many different floor plan options, the only way we would achieve this was by sacrificing the 3rd bedroom. At this stage the 3rd bedroom was very easy for them to sacrifice as it gave them all of the wish list for now. In the future ,they could easily take the square footage from the new oversized living room and add that 3rd bedroom if it were necessary. Our first goal in the demolition stage was to remove all existing interior partition walls and start with a fresh new slate. By removing the existing kitchen walls the New Kitchen layout now combines it with the living room. The cabinetry is 2 tone color, flat slab doors for the modern look. State of the art appliances were installed; Integrated panels were installed on the fridge, wall oven, microwave, cook top. The sink is the ultimate chefs prep station sliding butcher block with bowls that slide over the sink. A garage cabinet was installed to conceal smaller appliances. The cantilever counter top adds the additional seating space for guests while keeping the bottom portion open for the view. The existing walk in closet was relocated to achieve the New Master Bathroom, Combining the spaces now gave us the option to add all the features. Floating vanity with double sinks, soaking tub, stand up shower. The glossy rectified tiles used are 12x36 and when installed make the grout line disappear and make it look like a solid wall. The chocolate floor tiles are randomly staggered then wrap up the tub platform and continue up one wall to create an accent. No tile edge was used but all tiles that meet on a 90 degree outside corner are mitered; tub platform, walls and shower niches. Heated floors were installed to keep the feet warm on the cold winter days. In the Master Bedroom we built a bed frame accent wall. Serves for multiple functions; eliminates night stands by using the niches for alarm clock / phone charger station, lights were added inside the niches for accent lights and raised wall paper was used to finish this beautiful feature. Each his and hers niche has an outlet, 4 way switch for the accent lights and 4 way switch for the recessed lights above when they are done reading in bed. Custom steps were built for easy up and down off the bed for the little puppies that could not possibly make the jump up. Other features throughout the apartment include; New bamboo floors throughout. Since the concrete ceiling slab cannot be chopped , soffits and drop ceilings were built throughout the apartment to accommodate recessed lights. Low voltage recessed lights were used with multiple zone dimmers for energy efficiency. Remote operated shades were installed The overall design was for the apartment was modern, simple lines and true elegance. The newly renovated apartment will be enjoyed by them, friends and family for many years to come... edit

This unique city-home is designed with a center entry, flanked by formal living and dining rooms on either side. An expansive gourmet kitchen / great room spans the rear of the main floor, opening onto a terraced outdoor space comprised of more than 700SF. The home also boasts an open, four-story staircase flooded with natural, southern light, as well as a lower level family room, four bedrooms (including two en-suite) on the second floor, and an additional two bedrooms and study on the third floor. A spacious, 500SF roof deck is accessible from the top of the staircase, providing additional outdoor space for play and entertainment. Due to the location and shape of the site, there is a 2-car, heated garage under the house, providing direct entry from the garage into the lower level mudroom. Two additional off-street parking spots are also provided in the covered driveway leading to the garage. Designed with family living in mind, the home has also been designed for entertaining and to embrace life's creature comforts. Pre-wired with HD Video, Audio and comprehensive low-voltage services, the home is able to accommodate and distribute any low voltage services requested by the homeowner. This truly unique shower has ceiling mounted rain head and a wall mounted rain head shower, The Brazilian Black granite shower seat contrasts the textured glass dot glass doors. The subway tile completes the retro look of this bathroom.

This master bedroom had lighting installed in the crown molding for that warm glow, with low voltage recessed lighting around perimeter , all black outlets and switches with rubbed bronze cover plates and a hanging chandelier to give it the wow factor and create a feeling of grandeur.

San Rafael Overview: This garden project began with the demolition of an existing pool and decks cantilevered over a hillside. The garden was originally a Japanese-themed garden retreat and free-form shaped pool. While the client wanted to update and replace many elements, they sought to keep the free-form characteristics of the existing design and repurpose existing materials. BK Landscape Design created a new garden with revetment walls and steps to a succulent garden with salvaged boulders from the pool and pool coping. We built a colored concrete path to access a new wood trellis constructed on the center-line view from the master bedroom. A combination of Bay friendly, native and evergreen plantings were chosen for the planting palette. The overhaul of the yard included low-voltage lighting and minimal drainage. A new wood deck replaced the existing one at the entrance as well as a deck off of the master bedroom that was also constructed from repurposed materials. The style mimics the architectural detail of the mansard roof and simple horizontal wood siding of the house. After removing a juniper (as required by the San Rafael Fire Department within the Wildland-Urban interface) we designed and developed a full front-yard planting plan. All plants are Bay-Friendly, native, and irrigated with a more efficient in-line drip irrigation system to minimize water use. Low-voltage lighting and minimal drainage were also part of the overhaul of the front yard redesign.
