Sometimes what you’re looking for is right in your own backyard. This is what our Darien Reno Project homeowners decided as we launched into a full house renovation beginning in 2017. The project lasted about one year and took the home from 2700 to 4000 square feet.

Our kitchen and bath designer, Claire, worked with the clients to design an amazing new kitchen (dubbed Not Your Average Island). The clients’ biggest headache was that the kitchen didn’t function for their family. They were limited with their current seating arrangement, their countertops were filled with appliances, proper storage solutions were lacking and the space was just not working well for them. With the banquette for the children to comfortably do their afternoon homework, additional island seating and enhanced function throughout, our designer Claire completely transformed this space. Her expertise created a one-of-a-kind (definitely not your average) island that was designed specifically for this wonderful family and allowed her to find a home for every piece and part (and more!) the homeowners use every day and the clients love their new kitchen! The dam is a gravity concrete dam, with a height of 128 feet and a span of 1,100 feet. The spillway is equipped with eight gates 22 feet wide by 6.6 feet high. The total capacity at an elevation of 1,866.6 feet is 108,000 acre-ft, of which 106,000 acre-ft is usable storage. The generating capacity of the dam is 6,120 kilowatts (two units).Lake Burton is the highest Georgia Power lake in Georgia. Lake Burton gets its named from the town of Burton, which was the second largest town in Rabun County with a population of approximately 200 but now lies below the lake's surface. The town (and the lake) was named after local prominent citizen Jeremiah Burton and was situated along the road from Clayton, Georgia to the Nacoochee Valley. Andrew Jackson Ritchie served as the postmaster for the area for several years. Gold was first discovered in Rabun County where Dicks Creek and the Tallulah River come together and was the reason for the town's founding in the early 1800s. The Lake Burton Fish Hatchery and Moccasin Creek State Park are located on the western side of the lake. Lake Burton is home to several species of fish, including Spotted Bass, Largemouth Bass, White Bass, Black Crappie, Bluegill, Redear Sunfish, White Catfish, Walleye, Brown Trout, Rainbow Trout, and Yellow Perch. The residents of Lake Burton are a mix of permanent residents and seasonal vacationers who together make-up the Lake Burton Civic Association, a local organization who goal is to maintain the lake through volunteer clean-ups and other such events. The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.

Just like in the french louvered door we have added a semi-gloss black iron window frame over tempered clear glass. One of the benefits of a reclaimed wood garage door is that the aged wood comes from old trees that provide longer wider boards. As shown in this project the long wide planks make this modern garage door fit nicely with this Newport Modern house. There are several benefits of using reclaimed timber. Because we live in a world where supply is ever shrinking as we diminish our natural resources, in addition to, over-forestation and the ever growing environmental concerns of global warming or pollutants and wood Beatles killing 15 million trees in our forests of the past decade. Using reclaimed wood helps to preserve our forests and reduces the need for cutting young trees to keep up with the growing demand for timber. The other benefit of using the old timber from barns and old structures has to do with the maturation of the tree originally. Back in the day the only cut mature trees that had reached full potential growth. This wood tends to be stringer and less likely to split or fracture. What they call virgin timber is young trees that are softer and have a greater potential to split. Using reclaimed timber give you yet one more added benefit too, the wood has been aged in an environment that allows the wood to naturally preserve and tarnish with unique characteristics. The wood in old buildings has expanded and contracted constantly over the years and has fully dried out, making it more durable and less prone to warping and splitting. Old wood also tends to have a dense grain making it more stable. Those are natural design elements that make each reclaimed door different! Not one door will be exactly the same. Since the wood has naturally preserved and tarnished then all you have to do is apply a clear coat to the door and you’re done! Thus, leaving your garage, a beautiful naturally finished garage door, that is full of rustic beauty and charm.
