This 400 s.f. studio apartment in NYC’s Greenwich Village serves as a pied-a-terre for clients whose primary residence is on the West Coast. Although the clients do not reside here full-time, this tiny space accommodates all the creature comforts of home. Bleached hardwood floors, crisp white walls, and high ceilings are the backdrop to a custom blackened steel and glass partition, layered with raw silk sheer draperies, to create a private sleeping area, replete with custom built-in closets. Simple headboard and crisp linens are balanced with a lightly-metallic glazed duvet and a vintage textile pillow. The living space boasts a custom Belgian linen sectional sofa that pulls out into a full-size bed for the couple’s young children who sometimes accompany them. Efficient and inexpensive dining furniture sits comfortably in the main living space and lends clean, Scandinavian functionality for sharing meals. The sculptural handrafted metal ceiling mobile offsets the architecture’s clean lines, defining the space while accentuating the tall ceilings. The kitchenette combines custom cool grey lacquered cabinets with brass fittings, white beveled subway tile, and a warm brushed brass backsplash; an antique Boucherouite runner and textural woven stools that pull up to the kitchen’s coffee counter punctuate the clean palette with warmth and the human scale. The under-counter freezer and refrigerator, along with the 18” dishwasher, are all panelled to match the cabinets, and open shelving to the ceiling maximizes the feeling of the space’s volume. The entry closet doubles as home for a combination washer/dryer unit. The custom bathroom vanity, with open brass legs sitting against floor-to-ceiling marble subway tile, boasts a honed gray marble countertop, with an undermount sink offset to maximize precious counter space and highlight a pendant light. A tall narrow cabinet combines closed and open storage, and a recessed mirrored medicine cabinet conceals additional necessaries. The stand-up shower is kept minimal, with simple white beveled subway tile and frameless glass doors, and is large enough to host a teak and stainless bench for comfort; black sink and bath fittings ground the otherwise light palette. What had been a generic studio apartment became a rich landscape for living.

The master bathroom was designed for clients who have a true appreciation for clean lines, symmetry, and simple beauty. They desired a space that checked the box on each of these aesthetic details while maximizing function and storage within each area of this space. This was achieved by providing separate his and hers vanities, a designated makeup station, ample tall storage, and a feature wall to backdrop the bathtub. If standing in the center of this bathroom, one would find that both sides of this bathroom are a mirror image of one another. The makeup vanity is centered on the front wall and is captured by identical floor to ceiling linen storage cabinets with a combination of drawer and door storage. Tall narrow columns were set on the sides of these linen cabinets, which each have a hidden frameless flush inset touch latch door concealing medicine cabinet storage. These columns are finished in a dark textured laminate with vertical grain to emphasize the ceiling height and give a clean contrast to the light linen cabinet finish throughout the rest of the space. Back-to-back are the his and hers vanities that provide quite a bit more storage. Bringing in the element of aged brass cabinet hardware and decorative light fixtures added the perfect amount of soft glam to complete this elegant bathroom.

Cape Cod; Dennis, MA This Cape Cod-style bathroom combines a classic coastal palette with a unique and stylish design, creating a bright and inviting space. The most striking feature is the vibrant Serena and Lilly patterned wallpaper, which covers the upper half of the walls and serves as a dynamic backdrop for the room. The repeating fan or scallop-like motif of the wallpaper adds a playful and decorative element. Below the wallpaper, the lower half of the walls is finished with crisp white beadboard paneling, a classic architectural detail that reinforces the coastal and cottage aesthetic. A round mirror with a thick, natural rattan frame hangs above the sink, adding a warm, organic texture that contrasts beautifully with the clean lines of the white vanity and beadboard. The vanity itself is a simple white cabinet with a clean white countertop and an undermount sink. A modern polished chrome faucet with a unique handle design adds a touch of contemporary flair. Above the mirror, a chrome light fixture with two white, frosted glass shades provides balanced and bright illumination. CASA 1O Contemporary on a Mid-century Scaffold. Largely unmodified since its design by Russell Forester and construction in 1957, the structure housed the original family until 2013. An intimate 1,910 square foot space, the house acquired a separate 600 square foot cottage in the 70’s designed by another architect. New owners purchased the house with the idea of keeping the original architect’s intent intact – the simple accommodation of everyday life with a focus on outdoor living only possible in Southern California. At the same time the house needed insulation, new electrical, plumbing, siding – everything but new studs and foundations. A single roof beam travels south from the north fireplace wall all the way to the bedrooms in the back. Functions occur to either side, with private access to exterior courtyards. How do we accentuate the uncomplicated while enhancing the qualities of the chosen materials? Contemporary applied to a mid-century scaffold. We focused on reduction, a few things performing many tasks. Each component, material or color performs more than one duty. Lighting is paramount, enhancing the design’s procession from front to back, north to south, public to private. Strip LED’s reinforce the beam’s linear presence and spot LED’s make punctuation points of the roof purlins. Hidden up and down-lights in the cabinets and elsewhere provide the rooms with a quiet glow. Exterior grass plantings give the only vertical dimension to the design, waving as the breeze moves them. This 4,000-square foot home is located in the Silverstrand section of Hermosa Beach, known for its fabulous restaurants, walkability and beach access. Stylistically, it’s coastal-meets-traditional, complete with 4 bedrooms, 5.5 baths, a 3-stop elevator and a roof deck with amazing ocean views. The client, an art collector, wanted bold color and unique aesthetic choices. In the living room, the built-in shelving is lined in luminescent mother of pearl. The dining area’s custom hand-blown chandelier was made locally and perfectly diffuses light. The client’s former granite-topped dining table didn’t fit the size and shape of the space, so we cut the granite and built a new base and frame around it. The bedrooms are full of organic materials and personal touches, such as the light raffia wall-covering in the master bedroom and the fish-painted end table in a college-aged son’s room—a nod to his love of surfing. Detail is always important, but especially to this client, so we searched for the perfect artisans to create one-of-a kind pieces. Several light fixtures were commissioned by an International glass artist. These include the white, layered glass pendants above the kitchen island, and the stained glass piece in the hallway, which glistens blues and greens through the window overlooking the front entrance of the home. The overall feel of the house is peaceful but not complacent, full of tiny surprises and energizing pops of color.

This beautiful, functional bathroom for the family's two daughters is a light, bright and modern space. The patterned tile floor speaks to a european influence, while the clean lined vanity mirrors the hue. The custom floating maple shelves give a clean, modern and functional storage component in a beautiful way. The frameless shower enclosure features white oversized tile with white penny rounds on the floor and the shampoo niche. A soothing space for a busy family.

Klopf Architecture and Jesse Ososki Art remodeled an existing Eichler atrium home into a brighter, more open, and more functional version of its original self. The goals were to preserve the Eichler look and feel without the need to strictly adhere to it. The scope of work included re-configuring the master bedroom/bath, the kitchen, and the hall bath/laundry area, as well as updating interior finishes throughout to be more sophisticated. The owners are detail-oriented and were very involved in the design process, down to the selection of lighting controls and stainless steel faceplates.Their design aesthetic leans toward the Scandinavian — light and bright, with simple straight lines and pure geometric shapes. The finish flooring is large porcelain tile (24” x 24”) in a neutral grey tone, providing a uniform backdrop against which other materials can stand out. The same tile continues into the shower floor (with a different finish texture for slip-resistance) and up the shower/tub walls (in a smaller size). Heath Classic Field ceramic tile in Modern Blue was used sparingly, to add color at the hall bath vanity backsplash and at the shampoo niches in both bathrooms. Back-painted soda glass in pale blue to match the Heath tile was used at the kitchen backsplash. This same accent color was also used at the front entry atrium door. Kitchen cabinetry, countertops, appliances, and light fixtures are all white, making the kitchen feel more airy and light. Countertops are Caesarstone Blizzard. The owners chose to keep some of the original Eichler elements: the concrete masonry fireplace; the stained tongue-and-groove redwood ceiling decking; and the luan wall paneling. The luan paneling was lightly sanded, cleaned, and re-stained. The owners also kept an added element that was installed by a previous owner: sliding shoji panels at all bedroom windows and sliding glass doors, for both privacy and sun control. Grooves were cut into the new tile flooring for the shoji panels to slide in, creating a more integrated look. Walnut was used to add warmth and contrast at the kitchen bar top and niche, the bathroom vanities, and the window sill/ledge under the kitchen window. Coronado, CA The Alameda Residence is situated on a relatively large, yet unusually shaped lot for the beachside community of Coronado, California. The orientation of the “L” shaped main home and linear shaped guest house and covered patio create a large, open courtyard central to the plan. The majority of the spaces in the home are designed to engage the courtyard, lending a sense of openness and light to the home. The aesthetics take inspiration from the simple, clean lines of a traditional “A-frame” barn, intermixed with sleek, minimal detailing that gives the home a contemporary flair. The interior and exterior materials and colors reflect the bright, vibrant hues and textures of the seaside locale.

The completed jamb is flush finished and can be painted in with the whole wall area to fully conceal any fixing, achieving simple clean lines around the door face. Other interior features include 11-foot ceilings with floor to ceiling windows and private balconies in select apartments.
