Our St. Pete studio designed this stunning pied-à-terre for a couple looking for a luxurious retreat in the city. Our studio went all out with colors, textures, and materials that evoke five-star luxury and comfort in keeping with their request for a resort-like home with modern amenities. In the vestibule that the elevator opens to, we used a stylish black and beige palm leaf patterned wallpaper that evokes the joys of Gulf Coast living. In the adjoining foyer, we used stylish wainscoting to create depth and personality to the space, continuing the millwork into the dining area. We added bold emerald green velvet chairs in the dining room, giving them a charming appeal. A stunning chandelier creates a sharp focal point, and an artistic fawn sculpture makes for a great conversation starter around the dining table. We ensured that the elegant green tone continued into the stunning kitchen and cozy breakfast nook through the beautiful kitchen island and furnishings. In the powder room, too, we went with a stylish black and white wallpaper and green vanity, which adds elegance and luxe to the space. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Klopf Architecture’s client, a family of four with young children, wanted to update their recently purchased home to meet their growing needs across generations. It was essential to maintain the mid-century modern style throughout the project but most importantly, they wanted more natural light brought into the dark kitchen and cramped bathrooms while creating a smoother connection between the kitchen, dining and family room. The kitchen was expanded into the dining area, using part of the original kitchen area as a butler's pantry. With the main kitchen brought out into an open space with new larger windows and two skylights the space became light, open, and airy. Custom cabinetry from Henrybuilt throughout the kitchen and butler's pantry brought functionality to the space. Removing the wall between the kitchen and dining room, and widening the opening from the dining room to the living room created a more open and natural flow between the spaces. New redwood siding was installed in the entry foyer to match the original siding in the family room so it felt original to the house and consistent between the spaces. Oak flooring was installed throughout the house enhancing the movement between the new kitchen and adjacent areas. The two original bathrooms felt dark and cramped so they were expanded and also feature larger windows, modern fixtures and new Heath tile throughout. Custom vanities also from Henrybuilt bring a unified look and feel from the kitchen into the new bathrooms. Designs included plans for a future in-law unit to accommodate the needs of an older generation. The house is much brighter, feels more unified with wider open site lines that provide the family with a better transition and seamless connection between spaces. This mid-century modern remodel is a 2,743 sf, 4 bedroom/3 bath home located in Lafayette, CA. Designed by Interior Designer, A. Lantz Design, this Lake Charlevoix project was featured on the cover of Traditional Home magazine! Right off the kitchen is the main level bar, great room, and dining area. In the dining area, architectural details artfully signify the home's location, as architect, Gary Nance, turned an unsightly beam into a platform with wooden details that reminded Amanda Lantz of sailboat hulls on the water.

This New England home has the essence of a traditional home, yet offers a modern appeal. The home renovation and addition involved moving the kitchen to the addition, leaving the resulting space to become a formal dining and living area. The extension over the garage created an expansive open space on the first floor. The large, cleverly designed space seamlessly integrates the kitchen, a family room, and an eating area. A substantial center island made of soapstone slabs has ample space to accommodate prepping for dinner on one side, and the kids doing their homework on the other. The pull-out drawers at the end contain extra refrigerator and freezer space. Additionally, the glass backsplash tile offers a refreshing luminescence to the area. A custom designed informal dining table fills the space adjacent to the center island. Paint colors in keeping with the overall color scheme were given to the children. Their resulting artwork sits above the family computers. Chalkboard paint covers the wall opposite the kitchen area creating a drawing wall for the kids. Around the corner from this, a reclaimed door from the grandmother's home hangs in the opening to the pantry. MA Peterson www.mapeterson.com This 80s-90s era home in Plymouth, Minnesota needed definition between the kitchen and family room, so we tore it down to the studs to do it right from the start. A new mudroom, updated entry way and a kitchen renovation that included custom made cabinetry for serving and entertaining helped add design style cues and true functionality. We added more windows for more natural light and a roomier feel for the eating area. And to help tie everything together, we were able to do a simple, cost-effective update the entry room railings. The breakfast area focal point is seen from the front door and is captured by a beautiful slab of quartzite hung on the wall as art. The sideboard underneath the slab is intricately designed with inlaid mother of pearl and, when opened, lights up to highlight bottles inside. We used the existing table and moved the neutral upholstered chairs from the dining area. The previously built-in bench area used for reading, is now finished off with custom cushions and large throw pillows for a comfortable rest area. The dining area is now complete with colorful dining chairs that transition nicely into the large living area. Because our client loved pattern, we decided to use chairs that had a fun but unusual circle pattern on the back panel and play up the color with a fun striped fabric. This Houston kitchen remodel turned an outdated bachelor pad into a contemporary dream fit for newlyweds. The client wanted a contemporary, somewhat commercial look, but also something homey with a comfy, family feel. And they couldn't go too contemporary, since the style of the home is so traditional. The clean, contemporary, white-black-and-grey color scheme is just the beginning of this transformation from the previous kitchen, The revamped 20-by-15-foot kitchen and adjoining dining area also features new stainless steel appliances by Maytag, lighting and furnishings by Restoration Hardware and countertops in white Carrara marble and Absolute Black honed granite. The paneled oak cabinets are now painted a crisp, bright white and finished off with polished nickel pulls. The center island is now a cool grey a few shades darker than the warm grey on the walls. On top of the grey on the new sheetrock, previously covered in a camel-colored textured paint, is Sherwin Williams' Faux Impressions sparkly "Striae Quartz Stone." Ho-hum 12-inch ceramic floor tiles with a western motif border have been replaced with grey tile "planks" resembling distressed wood. An oak-paneled flush-mount light fixture has given way to recessed lights and barn pendant lamps in oil rubbed bronze from Restoration Hardware. And the section housing clunky upper and lower banks of cabinets between the kitchen an dining area now has a sleek counter-turned-table with custom-milled legs. At first, the client wanted to open up that section altogether, but then realized they needed more counter space. The table - a continuation of the granite countertop - was the perfect solution. Plus, it offered space for extra seating. The black, high-back and low-back bar stools are also from Restoration Hardware - as is the new round chandelier and the dining table over which it hangs. Outdoor Homescapes of Houston also took out a wall between the kitchen and living room and remodeled the adjoining living room as well. A decorative cedar beam stained Minwax Jacobean now spans the ceiling where the wall once stood. The oak paneling and stairway railings in the living room, meanwhile, also got a coat of white paint and new window treatments and light fixtures from Restoration Hardware. Staining the top handrailing with the same Jacobean dark stain, however, boosted the new contemporary look even more. The outdoor living space also got a revamp, with a new patio ceiling also stained Jacobean and new outdoor furniture and outdoor area rug from Restoration Hardware. The furniture is from the Klismos collection, in weathered zinc, with Sunbrella fabric in the color "Smoke."

This home remodel is a celebration of curves and light. Starting from humble beginnings as a basic builder ranch style house, the design challenge was maximizing natural light throughout and providing the unique contemporary style the client’s craved. The Entry offers a spectacular first impression and sets the tone with a large skylight and an illuminated curved wall covered in a wavy pattern Porcelanosa tile. The chic entertaining kitchen was designed to celebrate a public lifestyle and plenty of entertaining. Celebrating height with a robust amount of interior architectural details, this dynamic kitchen still gives one that cozy feeling of home sweet home. The large “L” shaped island accommodates 7 for seating. Large pendants over the kitchen table and sink provide additional task lighting and whimsy. The Dekton “puzzle” countertop connection was designed to aid the transition between the two color countertops and is one of the homeowner’s favorite details. The built-in bistro table provides additional seating and flows easily into the Living Room. A curved wall in the Living Room showcases a contemporary linear fireplace and tv which is tucked away in a niche. Placing the fireplace and furniture arrangement at an angle allowed for more natural walkway areas that communicated with the exterior doors and the kitchen working areas. The dining room’s open plan is perfect for small groups and expands easily for larger events. Raising the ceiling created visual interest and bringing the pop of teal from the Kitchen cabinets ties the space together. A built-in buffet provides ample storage and display. The Sitting Room (also called the Piano room for its previous life as such) is adjacent to the Kitchen and allows for easy conversation between chef and guests. It captures the homeowner’s chic sense of style and joie de vivre.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.
