American traditional Spring Valley home looking to add an outdoor living room designed and built to look original to the home building on the existing trim detail and infusing some fresh finish options. Project highlights include: split brick with decorative craftsman columns, wet stamped concrete and coffered ceiling with oversized beams and T&G recessed ceiling. 2 French doors were added for access to the new living space. This one-room sunroom addition is connected to both an existing wood deck, as well as the dining room inside. As part of the project, the homeowners replaced the deck flooring material with composite decking, which gave us the opportunity to run that material into the addition as well, giving the room a seamless indoor / outdoor transition. We also designed the space to be surrounded with windows on three sides, as well as glass doors and skylights, flooding the interior with natural light and giving the homeowners the visual connection to the outside which they so desired. The addition, 12'-0" wide x 21'-6" long, has enabled the family to enjoy the outdoors both in the early spring, as well as into the fall, and has become a wonderful gathering space for the family and their guests.

This brick and limestone, 6,000-square-foot residence exemplifies understated elegance. Located in the award-wining Blaine School District and within close proximity to the Southport Corridor, this is city living at its finest! The foyer, with herringbone wood floors, leads to a dramatic, hand-milled oval staircase; an architectural element that allows sunlight to cascade down from skylights and to filter throughout the house. The floor plan has stately-proportioned rooms and includes formal Living and Dining Rooms; an expansive, eat-in, gourmet Kitchen/Great Room; four bedrooms on the second level with three additional bedrooms and a Family Room on the lower level; a Penthouse Playroom leading to a roof-top deck and green roof; and an attached, heated 3-car garage. Our goal on this project was to create a live-able and open feeling space in a 690 square foot modern farmhouse. We planned for an open feeling space by installing tall windows and doors, utilizing pocket doors and building a vaulted ceiling. An efficient layout with hidden kitchen appliances and a concealed laundry space, built in tv and work desk, carefully selected furniture pieces and a bright and white colour palette combine to make this tiny house feel like a home. We achieved our goal of building a functionally beautiful space where we comfortably host a few friends and spend time together as a family. John McManus
