James Cook brings more than 35 years of construction experience, beginning his career framing custom homes in New England and along the Grand Strand. His understanding of structural integrity and craftsmanship provides the foundation for every renovation we complete. Leading our company is Shannon Cook, President and Licensed General Contractor. Shannon has been published in industry publications, featured on construction and business podcasts, and invited to speak at industry events, including the 2025 International Builders' Show (IBS). Yet you'll rarely find her behind a desk. She's on the job site alongside her team—swinging a hammer, meeting with homeowners, coordinating trades, solving challenges, and ensuring every detail meets the standard our clients expect. Her hands are just as invested in every project as her heart. Representing the future of On-Site Builders is James and Shannon's daughter, Savannah. Serving in the South Carolina Army National Guard while training alongside James in the field, she's learning the craftsmanship, discipline, and technical skills that define our work while following Shannon's passion for building lasting relationships with homeowners. Can you love your contractor? YES YOU CAN! On-Site Builders completed an extensive renovation of our condo - kitchen, baths, bedrooms, everything. I cannot recommend Shannon, James and their team more highly. From the planning process, through budgeting, on to choosing cabinetry and fixtures and construction, they excelled at every turn. The project was completed on time and on budget. They were incredibly respectful of the building and our neighbors. We wanted a few special and unusual things - like a huge armoire built from cabinetry, the kitchen ceiling raised to feel more spacious, and hidden, retractable doors for under counter washer and dryer. They delivered on all aspects of this project. The planning process was so great and thorough that there were few changes/change orders. Pricing was very fair and reasonable, especially for the quality of work and service provided. We literally did not have a punch list - that is how thorough they were. We are so very happy with our newly renovated condo. One year later, we love it even more. Do not hesitate to use this builder in the Myrtle Beach, SC area. You will be happy you did.

On-Site Builders Rock! I can't say enough about them. They were timely right from the start. Dealing with Shannon was awesome. She listened to what my vision of the bathroom was and we were able to bounce ideas off each other until we came up with a final plan. When I realized I bit off more than I could chew, no problem Shannon made the adjustments and we were off and running. The crew was great. James and his crew were always pleasant. They included me in any discussion they had on problems that arose. They valued my input when we had to make decisions on any changes. They always cleaned up after the days work was done. The quality of their work was exceptional. They were even able to work with an old uneven 1948 beach house and make it look great. Shannon was never more than a phone call away if I had any questions or ideas. They even liked my Banana bread which I baked for the crew from time to time. All and all it was a great experience. I love my new bathroom as does everyone who has seen it. I would use them again in a heartbeat. And I would recommend them to anyone who is in need of a construction project.

On-site builders remodeled 2bathrooms and did a study for us with built in shelves. Their work was excellent and stylish. We could not be more pleased with their work. They were very dependable and were on time everyday. If a schedule had to be changed, we were notified with plenty of notice. They were just very easy to work with and had wonderful, creative ideas. We enjoyed working with all of them and would not hesitate to call them again if we decide to build or remodel anything else in our home in the future.

I I. Recently had the pleasure of working with on-site builders construction company. And I can't rave enough about the incredible experience I had. The entire team was not only skilled but also friendly and respectful. Shannon, the Project manager kept me updated every step of the way which made the entire process smooth and stress-free. They are always available to answer any questions I had. James's craftsmanship is simply top-notch. James pays attention to every detail. On-site builders finished the project. Ahead of schedule which is a rarity in construction, this was a pleasant surprise and really showed their efficiency and respect for my time. I couldn't be happier with the final results. My husband and I work from home and the guys made every effort to guide us through the process and make it possible for us to work thru the remodel of our kitchen. We have worked with Gary over many years and many projects. He has updated 3 bathrooms, installed flooring, created a beautiful new wall in our master, and completed other projects. This is a rental property, and thus we do not live nearby, so when we order vanities etc, we ship to him. He also coordinates pickup of materials locally, send photos of works in progress, etc. It is tricky to have a contractor do work while you are far away, but we know Gary will keep us apprised of any issues, show us the progress, and solve any problems that arrive! We love On-site builders!

On-Site Builders enclosed my screened in porch. They are reliable, trustworthy and most importantly, they do quality work! I used onsite to remodel 3 bathrooms in a beach condo after interviewing and receiving quotes from 5 contractors. Onsite was not the least expensive, but far from the most expensive option. Since I was not resident, communication and trust was very important to me. Gary and James and crew came through beautifully. They worked with me to schedule and perform work with the least impact to vacations possible. They are conscientious and detailed, even taking care of some details I had not mentioned nor expected. We added some additional work in the midst of the project which they gladly and quickly handled. The result is excellent. They were a pleasure to work with, and I already have plans to use them again. Highly recommended. (Sorry I don’t have better pics)

On-Site is the best contractor I have ever dealt with. They worked with to complete the plans and we clearly laid out our individual responsibilities. We agreed to a start date for this $50k kitchen project and, on the project length, and they started on time, and completed the project ahead of time. James, the project leader and head carpenter was excellent in coordinating the whole project. It was completed ahead of time, exceeded exceeded quality expectations, and was within the cost estimate provided. James even provided completed tasks out of scope. Gary was there periodically to ensure that work was accomplished. Excellent company with professional, qualified employees. I would not hesitate to call them in the future.

We solicited On-Site Builders Inc for the remodel of a 3000sqft residence. Workscope included interior structural modifications to open the floorplan; complete kitchen and master bath remodel; new electrical service and extensive re-wiring; conversion and expansion of carport into enclosed garage; new tile flooring, baseboards, molding, paint and trim throughout. All work was to be done to current construction codes and was to be permitted and inspected. The bid submitted by On-Site Builders was competitive with 2 other bids received, approximately $150,000. What set On-Site Builders apart from its competitors was the service provided by principals Gary Stringer and James Cook. From the initial consultation and review of the renovation requirements, through the bidding, award, and execution, they proved to be highly communicative; flexible; innovative; and exceptionally competent. They kept the project on track and on-budget while owners were absent. Options to resolve hidden flaws in the original construction of the home were quickly evaluated and communicated for cost, schedule impact, and esthetics. Overall, very pleased with the performance of On-Site Builders. Not being on site, we needed to be able to trust in the capabilities and judgement of Gary and James. And our faith in them was well justified.

OK l'm not a guy that leaves reviews, preferring to lurk, but I am so pleased with Gary and James' work, et al, that I will make an exception. We had them do a complete redo of the kitchen and enclose a worn out screened porch. We also replaced much of the floor and Gary coordinated it all. The outcome was beautiful and much more functional. Whole thing took prob. 6 weeks but most importantly they did their very best to mitigate the dust, disruption and inconvenience. The quote was very reasonable and did not change at the end. The crew was always polite and considerate. Overall I highly recommend On-site Builders for your next major home project.

Gary and James are awesome to work with! They gutted a one bedroom condo for us which also included removing a tub and installing a walk-in shower. They quoted us a 6 week timeframe and they were done on the last day of the 6th week. Their team worked every day (and some weekends) to get the job completed timely. Everyone who works with them were kind and professional. We told them what we wanted and they designed it and gave us EXACTLY what we wanted. It's very hard to find good quality contractors in the Myrtle Beach area who show up when they say they will and do a good job. Gary and James did! I would highly recommend them and have! Gary and his team was there when we needed our house completely remodeled from Hurricane Matthew. Gary was able to walk me through the big project with ease. The team overall installed new drywall, replaced all interior and exterior doors, reinstalled the cabinets & countertops, interior painting and replaced laminate flooring. He was great at keeping me updated during the whole process. Very punctual and the entire project was on time. At the end, the craftsmanship was beautiful. Even though it was painful to lose everything in the house from the flood, Gary and his team was able to make the overall process less painful. I will highly recommend to others again! We also hired Gary after our home got flooded from Hurricane Florence.

We trusted Gary Stringer, the owner of On-Site Builders, to design and install a set of large and heavy glass doors in a barn door fashion. He did a super job. He listened to us and came up with a drawing and a plan that was awesome. He kept up with the manufacturing process, picked up hardware that was exactly what we were looking for and provided a turnkey solution that left us with a set of beautiful doors that are accented by an archway that he told us would complete our project. We could not be more pleased. Gary is careful to clean up his site before he quits for the day and he is very pleasant to work with. We will hire him again for any future project. Gary also installed a pocket door and constructed a valance to cover vertical blinds over a pair of doorways.

We interview 7 builders to do a home renovation., On-Site was the only one who came back with potential plans and reviewed them with us and made the changes we requested. They did the work on time and on budget and we were kept in the loop the entire time the renovation was being done. We highly recommend them and would use them again if the occasion arose.
