Updating review in May 2023: The team addressed our concern for the issue described below. They found the potential root cause and fixed it with insulation shortly. There was another extreme cold period after new insulation was applied, and we did not experience pipe freezing again. Really appreciate the team listening and taking actions. Original review published in Jan 2023: We are disappointed by some of the qualities delivered. During the winter storm late 2022, among all the interior pipes in the house, only one section of the pipes froze (affecting only one faucet), which is located in the top floor, and the faucet is on an interior wall. The water pressure in the rest of the house was fine. We were also the only house in the neighborhood encountering this issue. Noyes warranty confirmed that all inspections had passed and attributed this to a one-off event as a result of the cold weather. However, considering facts that (1) only one section of the pipes in the house was frozen, (2) it’s at the top floor and faucet is on an interior wall, (3) we were the only house in the neighborhood having this issue, (4) the house being only 6 months old, (5) based on the law of physics and heat transfer conditions, it’s very unlikely and would be against the physics that, if all the conditions around the pipes were the same, one house have a frozen pipe while the rest of the 11 houses currently having occupants are free of this issue. We consulted three separate trade vendors to get their insights based on their day-to-day and recent experiences, a GC, a plumber, and an insulation company. While they can never say for sure what this weather could bring, the way that these frozen pipes occur in our case as stated above don’t seem typical. They wouldn’t be surprised to find cold spots. We are very disappointed with how Noyes Development handled this issue. What we learned is that, quality is not guaranteed with passing inspections.

We're currently in escrow on a 2007 Noyes built home at 109th Terrace in the West Hills. Our inspector shared that this home had the cleanest inspection of any home he'd done in his career. The inspector made this statement based on visual, infra-red, and moisture inspections. My family is super excited to experience the Noyes difference.

I don't have a good English. Noyes development is building houses very nicely and perfectly. I have been living the house Noyes built more than 1 year. I finished 1 year warranty, but there was no major issue to be fixed. I am very happy in living in the house Noyes built.

One of the best builders I have worked with. Noyes takes a personal perspective to building, always connecting with home owners through the whole process. One of the biggest features for me, that hit me right away, was how quiet these homes are. Noise really takes pride on energy efficiency. The house is sooooo quiet, even with construction going on outside. If you have never walked a NOYES home I suggest you do, it will change your idea of what a new home should be like.

My company, Earth Advantage, is the green building certification that Noyes Development obtains on every home they build. I can personally attest that their homes are incredibly well built in the way that leads to lasting value- the building "shell" is going to be extremely durable and long lasting. These are truly high performance homes. A Noyes home does a superior job of controlling the four flows that a builder must control to call themselves a high performance builder: Air flows, moisture flows, thermal flows and vapor flows. We inspect every Noyes home twice while its being built, and perform sophisticated performance testing on these homes. Building science experts agree that the single most important metric as to how well the shell is built is how air tight it is. Noyes builds incredibly tight homes, averaging about 2.0 ACH@50pa. That level of airtightness would be awesome for a guy building one or two homes a year, but Noyes pulls off this incredible achievement over the course of many homes. They do this by defining their very high standard of quality and then demanding their subcontractors met their expectations. The Noyes field personnel inspect for what they "expect." Of course, they include advanced balanced whole house mechanical ventilation systems in every home. They even have an exhaust fan in the garage (separate from the whole house ventilation system) that's motion activated. I've worked in the home building business for almost 30 years, and am currently the director of building certifications at Earth Advantage. I can unequivocally say that there is no home builder in Oregon building more than 15 homes a year who is even close to building the quality into their homes that Noyes does. In my professional role I keep tabs on national home building trends, and I would wager that you could count on one hand all the builders nationwide who build more than 30 homes a year and are as advanced as Noyes. Finally, the company is so well run in every aspect I see that I know, from my own experience building homes for 20+ years, that they are delivering what they promise to home buyers, subcontractors, vendors and other stakeholders. They're that good!!

I am proud that I have been working with Noyes Development for about 10 years. Their attention to detail and refusal to do anything but 100% in every one of their homes make them stand out from all the other builders. For the price, you simply cannot buy a house anywhere else of this quality. Every component to this company shines from the Agent selling the home, through all the purchasing and design, and finishing with the construction and warranty. I do the cabinets for Noyes Development, and they upgrade the style and features throughout the home. They also give me leeway to modify the design to make the kitchens pop. Cost in construction is always a consideration when building a home, however, Noyes focuses in the design, cosmetics, features, and usability FIRST. Cutting corners is simply not in their vocabulary. It has been my honor to work with good people at Noyes, and hope to continue to do so for the rest of my career.
