Best resale: tub/shower combo vs. stall shower in downstairs apt.

Do we remove the tub and make it a stall shower, or leave the tub with the shower head on the wall as it is now. The house was built in 1964 and this is in a two bedroom apartment in the basement of our home. What has the greatest appeal, especially if the house is purchased with the idea of a mother in law apartment downstairs?

Since it is meant to be a separate apartment and it is the only bathroom in that apartment, I would suggest that you leave the tub and install a handheld shower on the wall. This way the user of the bathroom has several options.
