Location of the vanity will be determined by where your water connections are located, unless you reroute them to where you want them, but they're usually in front of a mirror on a wall. It's a little hard to tell by the picture but are the connections below the window or on the right wall? Where will the toilet be located in here?

The toilet will be set up on the wall where you can see the toolbox. The door opens to the right, and we are thinking of putting a 36 inch vanity with a kohler, vox, rectangular sink on the far right of the window wall. The sink will not be central to the window, nor the right wall where we are thinking of putting a mirror. On the left side of the window wall, we are thinking of putting a standing lingerie (to hold things). Do you think that the set up makes sense?

I think that layout sounds good, with the vanity to the right of the window, but at 36" on a 6' wall, I'm guessing it will partially be under the window then? Would a 24" vanity work?

And I actually just installed the Kohler Vox in our master bath and looooove it!

Thanks for your advice Emily! This houzz thing is fun! I taped the floor to give a better idea of the layout. I kind of think that a 24 inch vanity is a little too small. The lingerie will be 15 inches square i think.

Here is also a picture of where the toilet will be. The plumbing for the toilet is there already.

One more question, does your faucet splash water out of your vox sink?

Yes it is :) And the taping really helps! If this is just a powder bath, however, would you need that large of a vanity? If it were me, I'd put in an elegant pedestal sink with nice mirror on that wall, leaving plenty of room for the door and to the toilet. That tile is gorgeous!

And no, we have the Moen Voss 8" faucet and it doesn't splash anywhere. The only issue we've had is getting the pop-up drain rod underneath it to reach the mechanism on the faucet, no huge deal though.

Since it's a powder room, a smaller sink 20"-24" would be sufficient. Since all the plumbing is determined, you could use a wider lingerie or cabinet next to the toilet, 'back against the toilet wall'. More balance to the space.]

ALSO: I would use a counter height & a bit wider cabinet to make the room seem more spacious on the toilet wall. The eye will not be visually disturbed by a tall cabinet for the horizontal view of the space.

If you have the funds, I would close up the center window (if exterior architecture allows).
I would install two new tall narrow windows on each side of center of the window wall.
Place sink in the center of that wall.

Thanks Ladies for your advice. Nothing is set in stone yet...maybe the vanity should be smaller....however, the exterior or the house is huge rocks...changing the window configuration is not an option. On the vanity, we want to do two drawers and one cupboard. What do u think? The plumber has yet to come, so we can still move things around.

Ok. so exterior can not be changed. Thanks. I think a cabinet is sufficient on the toilet wall. I think a pedestal sink is sufficient for the powder room. It's not a full bath that you would need all that storage. The small separate cabinet is large enough. With a large sink cabinet, it will feel smaller in the room.

LB...I like that "Glam" one better than all the others! Great wall idea!

I feel the sink countertop width should not extend beyond the window frame.
It would appear too large for the space and be off balance.

One of our decorated sinks would also add some 'Glam' to your new powder room! Good luck with your reno.

If the door opens to the right, the first thing you will see is the toilet and the vanity will be behind the door. I would switch the swing of the door and if possible, I would also turn the vanity 90 degrees to face the toilet.

I looked at your updated photos again and it looks like you don't have clearance to have the vanity face the toilet, so scratch that idea. I think I'd still look into changing the swing of the door. Much nicer to see a vanity and mirror than a toilet when the door is left ajar.

I think the door is fine, when it opens it swings to the left, you will see the vanity, window and the cabinet.
