You need to hire an architect and a structural engineer as some of those walls are loadbearing, and you need to make sure the work is done right so your roof doesn't collapse.

Is this a new build or is it built and you want to change.

It's an older home and the room is not divided by a bearing wall either. It will make the master 20x 18 which in MA is big plus the closet and the bathroom and the other bathroom will become a 10 x8. According to the design.

Sounds like you already have a design? What is your dilemma then? Just if you should do it? I say do it. People usually want walk in closets and en suite bathrooms in their masters these days.

I have the design but I am having a really hard time giving up a bedroom. It's hard I haven't even moved in to the house yet. I am consulting here because I am want to basically reassure the value will increase not decrease with the project.

Yeah, if your house is in a family neighborhood then you will miss having the 4th bedroom. So if your typical homebuyer in your neighborhood is a young family with children, then they are looking for that 4th BR. But if you are in a transitional neighborhood with a lot of singles, couples, or empty-nesters, then perhaps a fantastic master suite will help sell the house more.

Also, how long will you be living there? If you think you will be moving on within 7 years or so, yes do what will help resale. But if you are going to be there for a long time then maybe do what makes sense for you and not worry so much about that far into the future.

Don't over-improve a home to where it's out of place in a neighborhood. For example, you don't want to have a Royal Royce home along side Ford pick-up homes unless this is a home you plan to live in the rest of your life, and you couldn't care less about resale value.

If you're concerned about keeping your resale value up, stick with the type of homes in the neighborhood, but upgraded so it will be a very nice home, but not overdone. I hope that makes sense......

This is my house for the long run. Thats the reason why I am so thorn in to making this type of changes. I took a picture of one of the bathrooms. Here you go. If I upgrade to even get to code I will have to invade the small closet in the masters. So please let me know. I know I mentioned I had the design and everything else is set to start on the 15th of this month. If any professionals out there think I am doing something wrong please let me know.

OMG rip the whole thing out, do a jack and jill bathroom between the two smaller bedrooms and have the masters' of your dreams !
