Multi-purpose furnishings!!! If you are going to purchase anything, look at American Leather sleeper sofas. They make (in my opinion) the best on the market. Then you don't fill the entire space with a bed. If you can do that (or a really good futon is an option as well) you can fill in with whatever desk/shelving/storage system you need.

If you're willing to purchase something new, I would suggest a sleep sofa. Find the kind with the inflatable mattress because they're comfortable. Add bookshelves and a small desk, a small (easily movable) coffee table. Bring along from your present home some art, a rug, and accessories. Voila! Your study/guest room is ready.

Hi there. I just did this with a client. Her townhome was two bedrooms, which we made the second smaller bedroom into a den. She wanted her main living area, which is a pretty big size to function as her living room/dining room with no TV watching. In the den we will place her TV and sofa, the sofa will be a sofa bed in case she has guests. The furniture in the den is a bit more lush or relaxing. The living room furniture is more for visiting with friends and reading. We also included a reading area in the living room because the light is great. Hope that helps. Charmean Neithart
