on the 1st and 2nd floor we have 1+1 extra room with no idea what to do with them. We could use one for guests (using it probably twice a year)

What I drew for you is actually the living area, with a slightly different furniture arrangement than what is shown on your plan. You have space for a much larger dining table than what I drew, and you should be grateful that the architect gave you walls for bookcases and dining room storage, etc. In the lower left corner you'll see two chairs and a table which I envision as a reading area.

For the extra room that will not be a guest room, it looks like it would make an ideal office or library, or hobby room or who knows what! How nice to have a room you don't know what to do with. Please click on plan to enlarge it.

Info: the black box, left from the tv is a designed fire place. It can be changed.
