4 bedroom 1 bath on 2nd floor.

We have 2 children. Our oldest is about to enter H.S. and we are considering making our extra bedroom, which is now our study. into a 2nd bath. our current bath has 2 doors. one door leads to hallway and other door leads to master bedroom.
Other option is to add onto house and make a larger master, with additional bath. This would keep 4 bedrooms and provide room for 2 baths.
what is the smart thing to do?

Thanks for info. Since you are staying and you know your area's characteristics, I suggest you consult an architect to see how you can best add a bathroom within your current footprint. What many people want is a private master bathroom with no entrance from the hallway. If your study is next to your master bedroom, that could be an option to explore. An architect may see other possibilities, for example, adding a new hall bathroom.

You can also upload a floor plan in jpg format. Try google sketchup or the Ikea kitchen planner for fast easy floor plans. Then start a new thread with the floor plan as the lead photo.

It'd also be useful to poke around on the MLS to see what your neighborhood is doing. Sometimes there are multiple houses with the same floor plan that have been remodelled.

We live in far north chicago suburbs. We plan on living in our home another 12 years. many houses in our neighborhood have 3-4 bedrooms on 2nd floor with 2 baths. So I want to enjoy it but I want smart for resale.

Adding a second full bathroom on the first floor will add a lot to the resale value, regardless of where you live or the neighborhood comps.

thanks apple_pie_order! We do have an architect working on it. just wondering what are thoughts on loosing bedroom to gain a bath. Will I regret not adding a bath on and keeping the 4 bedrooms?

Much depends on how you use the study. If you work full time from home in the study, it's necessary professional space. Is the study upstairs or downstairs? Do you use it as a guest room every month for a week? Could you get along just fine with half the space in a study if a bathroom was placed in the other half?

Personally, I think two bathrooms are great if you have kids. Especially once they are in high school, they spend huge amounts of time in the bathroom.

I would much rather have a small study and two bathrooms than a large study and one bathroom.

Good thing you have an architect already.
