Building a home and Owner Builder Loans

Hey Everyone, I have a lot of questions that I'm not getting any answers from. So I figured I would ask you all on this AMAZING site. I live in Pensacola, Fl but I am hoping to move to the nearest Major City.

I am planning to build a house. I work at lowes, so I'm learning A LOT, plus my father in law is teaching me a lot so I can help build and save money. After planning and Measuring, I've determined that my dream house will be around 2,239 sq ft.

Since it will be a few year before I start, I hope to buy some of the materials I will need in the time being to bring down the cost a bit more by searching high and low for great deals. I've also come across the average cost for undeveloped land, which I here will help out a lot!

Here's my questions...

Would it be wise to buy and pay off my land (I will be able to afford it) before I build or get a owner builder loan?

Where could I get an owner builder loan? My Credit Union does not support that type of loan.

Can I have only the shell of the home built, including Sewage, rough plumbing, and Electrical and I install the flooring, Tiles, Painting, Light Fixtures?

How can I create Equity in my home? and in return get money back (My Banker told me she build a home for $140,000 and it was priced at $200,000 and she got around $60,000 back)

I basically need advice on the direction I should go
