What do you think of these plans?

I'm working on the plans for our next home. I would love to get your thoughts (positive or negative). The more I know now, the happier I'll be when it's done!

    This house flows quite well and I like the overall simplicity. Just couple of things to think about.

    1. Great Room size is a bit narrow and may feel like a bowling alley especially coming from the entry.

    2. Consider switching Breakfast and Kitchen for better view towards the deck. The kitchen will need to be reworked in order to gain more cabinet space if located in the middle of the house.

    3. Fireplace can be moved so it is shared with the Hearth and Great Room.

    I agree with the great room being a bit narrow. I really like the rest of the house except i dont like the location of the pantry, I find it to far. Love your kitchen and the location because I think ideal kitchens need windows. We spend so much time in the kitchen and if you have kids I like that you can see them outside.

    I would consider the addition of a more centrally located powder room. Your guests will have to take quite a circuitous route through your breakfast room to utilize the bathroom.

    Reversing the powder room with the door being on the entry side would solve quite a few issues. Plan seems very practical - hope you enjoy your new home!

    HI -- Nice house and I agree with the kitchen ( large kitchen wall with a island ?) and fireplace rework . The fireplace could also back to the study wall .On the second floor there is room to move things around so every bedroom (2&3) has it's own bathroom ,which you will like in the future . Also put two or three skylights for the bonus room over garage on the back side of the roof. And also have a FULL bath for the bonus room. For the mud room if you can , have some plumbing added for a wash sink and or a shower etc. Great place to clean the dog or the kids or for a potting area, - you could square off that little sharp corner to make that a more usable space. And on the front of the house , I think it will look better to have two porch posts rather than just the one.

    Thank you all for taking the time to comment. I had figured the Great Room was too narrow and will most likely add 3-4 feet of width at least. The drawback is I make the entry even wider and that is a lot of wasted space.

    I hadn't considered swapping the kitchen/breakfast areas, but that is a very interesting idea. I'll play around with it a bit.

    The idea of 3 FULL baths upstairs was our original plan before we went to jack and Jill. With the center hall, the space is naturally divided and I agree that putting a room on either side with their own bath is probably better use of space.

    Keep the ideas coming if they're out there!

    Great floor plan.....I don't mean to crash this thread but could you tell me what program you are using to draw it? I'm looking for something free because I really have no clue what I'm doing. I would just like to work on a simple sketch to show the professionals. Thank you.

    I use Home Designer Suite, a simple google search will find it for you, not free but $99 is well worth it to me when I'm about to spend a lot more on the house itself :)
