replacing tree between evergreens

our dogwood is falling down! help us select a good replacement! along the south property line, we have a western red cedar, mountain hemlock, falling down dogwood tree, and very tall cedar tree. our neighbor's house and driveway are 15' from our property line. our sidewalk/house is 20' away from the property line - giving us about 30' total of room for the new tree. However, I would prefer not to encroach too much on the neighbor's side. we would like the tree to stay about 30' tall. The soil is rocky and claylike - but there is good slope, so the water drains away. I was thinking a tallish japanese maple with reddish-bronze leaves. That would break up all the evergreen in the yard. Another option would be a crabapple with red leaves - but it cannot be a messy-bessy tree (as far as falling fruit goes). However, this tree will block our view of the neighbor's garage, driveway, basketball hoop, and high school kid's car parking spots - so something that is evergreen would be good too. I thought about a magnolia (pretty glossy leaves with bronze fuzzy underneath) but the dropping leaves can be a mess - our neighbor is pretty neat-and-tidy.
