New to the Forum...Basic Questions

Hello,

I am new to the forum and I'm sorry if these questions are too basic.

I purchased my first house a while back, and with my friends' help I have replaced damaged drywall, painted interior walls, added chair rails, replaced entry door, replaced electrical switches and lighting fixtures...now I would like to tackle more ambitious project: to add a bathroom by creating a wall in a narrow bedroom (a little more than 7' wide).

My questions are:

1) Do I need a permit? (I live in New Jersey)

2) Do you think I need a general contractor?

I have friends who can help me with the framing, drywall and mud job, tiling, etc., and I plan to work with a local plumber.

I would very much appreciate your input!

If you have friends that can help and you have some extra time along with internet access.. you don't need A GC.

As for the permit... that's been argued allll over the internet. Technically, and by-the-book, YES. Someone that knows everything about everything wants to make sure all work is done 'correctly' and you're not screwed/ripped off. Their view might be different than yours and if it is, you will have to change your plans. (ie: plumbing on an outside wall)

Your property taxes will most likely be raised as a result. Your home will be nicer so technically, it IS fair. You have 'nicer' so you give 'more'.

As for how much more.... no idea. In these economic times, I don't know what 'fair' is.

If you get caught not having a permit, there will be fines and the cost of the permit itself will at least double. The inspector will know that you tried to avoid inspection and they will grow an extra eyeball and be super-picky (at least that's what happens in my town of 36,000).

Wow. I never thought about the property tax. Fines...hmmm...I guess I shouldn't take a chance. Thank you!

no, it's not something you want to chance. they could make you rip it out... you do want it all done properly so having them check it out is a good thing really.

you also don't want problems in the future if you sell it.
