Laundry/Mud Room Layout

Thought I would give a shot at posting my new laundry space to see if I could get some layout help.

The way it is drawn now just doesn't seem to maximize the storage and utility of the area.

A few notes:

I will be recessing my freezer under the stairs with access to it from the laundry room.

There is a single step down to the mudroom area where the broken line is shown on the plan.

There is garage space on either side of the laundry room. A single car gar. is accessed through the door at the 'top' of the room plan, in the mudroom area. The double gar. is accessed from the hall (in front of the stairs).

This is 'new space' for us, as we are converting a portion of our garage into the new laundry room. The old laundry room is shown on the plan as a pantry, just beyond the half bath.

My primary concern is storage. I need to be able to get all of my cleaning supplies, craft and sewing supplies into the laundry area and outerwear for a family of 4 into the mudroom area.

Hope some of you will take a moment to give me some feedback! Thank you!

Hi, this post is pretty old but I thought I'd chime in just in case you're still looking for feedback. I agree that this does not look like it optimizes your storage. It also feels like the far end where the closet and 2 doors go is very busy with all 3 doors.

One thing you might consider is putting your folding counter on top of your w/d (assuming you have front loaders with controls on the front). That maximizes usable space and also protects you from losing stuff down between / behind the washer & dryer.

if you need space for hanging things, be sure to factor that in your layout, either above the folding counter or next to the w/d units.

i'm not wild about your sink placement in the middle of the folding counter. I'm sure it is there bc of the window but if the sink is primarily for soaking laundry / cleaning dogs & such, you might not care about the window over the sink thing as much as you might with a kitchen. I'd think about putting the sink right next to the washer so that wet stuff that has been soaked can just be popped right into the washer instead of dripping all the way across the room.

I'd be very careful (and this comes from experience!) to keep the main laundry sorting / working area out of the main traffic pattern. I've just pulled out a mudroom laundry room combo in which lockers were along one wall, laundry along the other. When we bought the house we were overjoyed with how functional that seemed but on a day to day basis it stunk -- I was always fighting with everyone for floor space to do the laundry work.

I don't see in your layout where the coats, crafts, shoes, etc. will go. I would think about pushing the laundry functions all toward the corner where your w/d is now, and having lockers or tall cabinets all along the oustide wall.

    Good luck.

Anita, thank you so much! That is exactly the kind of fresh thinking that I need right now.

Your suggestion to create a laundry 'center' where all-things-laundry are within easy reach is a good one. I don't know why the designer put the folding counter all the way across the room...after I saw the plan I knew I wouldn't do the folding over there in that traffic area.

These are final plans now and we are sending it out for bid to the GCs. The only other tweaks I did were to put bifolds on the closets to free up floorspace and to add a laundry chute which enters the ceiling to the right of the current sink location. I plan to have the dirty laundry drop from above into a wall cabinet.

The rest of the stuff I will have to catch as we go, including relocating the sink (although my DH likes the sink where it is so we shall see). Btw, there will be upper cabinets wherever possible so I should end up with pretty good storage space.

I so appreciate your comments! Thanks for sharing your insight!

What about using the bottom wall as your counter wall. I'm not sure of your measurements, but you could have something like from left to right 18" drawers - top drawer for freezer bags, wax paper & other drawers for laundry related stuff, then 24" laundry sink, then washer & dryer under counter for folding. That would free up the bulk of the room for storage or that craft/sewing area.
