Clean some more.

And search this forum for open house threads. There are a lot of tips and hints about what to remove from the house during an OH (good jewelry, meds, bills, etc), how to organize everything, thoughts on music, whether or not you should bake a pie or cookies, what information to leave concerning your house, etc., etc.

You can never clean enough and make sure each room has a clearly defined function. (Not good enough to have a clean room lined with left-over furniture). It must look like a bedroom, or dining area or whatever!

Do a sniff test. If you have animals you might not be able to smell them and you should take extra precautions to freshen the house.

Open all draperies and curtains. Buyers are looking for light.

Don't have any organizing cubicles or stacks in any room. If buyers think you don't have enough storage space they will assume they won't have enough storage space either.

Remove 95% of the things on your kitchen countertops. Anything you leave must be shined and polished (toaster, coffeemaker). No refrigerator magnets. Polish the kitchen sink.

De-personalize your home by removing family portraits, school pictures, wedding memerobilia so you can make it easier for another family to picture themselves there. Besides photos you may have to remove sporting equipment, posters, etc.

Turn on all the lights. You might want to upgrade to brighter warmer bulbs.
