New Construction - Builder Discount% ??

I've been pricing windows wood/alum clad for the home we're building. We are owner/builder. I've been told we'll get 20% discount off list from Andersen. When I asked the Marvin guy if the estimate was at retail or if it included their builder discount he said that they do not discount. Could it be true that they provide no break for buying 40 windows versus 2? The Pella person wouldn't say what they used to do the estimate, but said she could give 4% more in discount than quoted. We're getting estimates from several other brands. Is there a "normal" discount amount that we should push for? Thanks!

With the industry being as slow as it is I can't see any discounts coming off the price. I would compare the prices first before you feel your getting any discount. Sometimes they tell you your getting one when your really not. Just compare all your pricing and then go from there. You'll find it easier to negotiate a price with the others by telling them you can get the other at a lower cost. They'll usually budge for that. Good Luck!!!

We never discount our wood windows in the retail sector. There is no reason to since we are 6 weeks lead time.

I'd be very cautious. A discount off what?

If you're a builder, you should get the dealer price, about 50% off list, not a slightly discounted list price. At least that is how we do it for our builders and home improvement contractors.

Thanks for the replies. brushworks - would I need to go directly to the manufacturer for "dealer price"? I've been talking to distributors. Thanks for the follow up.

20% off list is not a good deal. A homeowner ordering one window will get that. You should be able to get 30-35% off list on Andersen or Pella. I have no recent experience with Marvin and past experience is the reason.

Manufacturers do not usually deal with a builder account. That's my job!

We offer our builders a lucrative discount to keep their window business and in turn they give us their kitchen cabinet orders and flooring referrals. So, it's a nice working relationship we have.

Here is one reason you may find it difficult to get a reasonable discount: You're not building 25 or more homes a year..:) A one-time customer will do very little to make my business successful. I'm not being harsh, but the others will tell you it's about loyal, repeat customers when it comes to discounts.

I am ordering 45 new construction Pella proline windows from Pella doors and windows retail store. So far I have been quoted retail price and 10% discount rebate. Total 25k. Realistically how much I should expect or negotiate discount with the help of my builder
