Are you running a dedicated circuit for all the bathroom or just to the receptacle? If just to the receptacle, where does the feed for the lights come from?

It's pretty simple -

Switch outside the door to Bathroom.

Along the inside wall, in order starting from the door--- receptacle, light over vanity, (switch for vanity light?).
Exhaust fan/light unit overhead in ceiling.

I was thinking of one dedicated 20A feed for the Bathroom, including the two light fixture units and the receptacle.

I will have a separate 20A AFCI circuit which will feed the lights (2) and receptacles (8) for the two small bedrooms.

What I would do: Run power in to a 2 gang box outside the door for switches to serve the overhead light and fan, 12/3 out to the light fan combo, 12/2 out to a 2 gang box inside the bath. In that box place a GFCI receptacle and switch for the vanity light. Power the switch from the line side of the GFCI. Run 12/2 out to the light.Use plastic boxes w/o internal clamps and you should meet box fill requirements.

I gather you are proposing the 2 gang box and the 3 conductor wire, so the fan and light could be switched separately?
