What is the climate? How "wet" does it get vs. how dusty/dry is it? A cold climate will work better with carpet or wood. A warm climate does very well with tile/stone. Durability is something you have to weigh against initial cost (product + install) vs. longevity (replace floor every 5 years or every 15 years).

For the highest level of return and service solid hardwood is the way to go. It is also one of the most expensive for initial installation but has excellent return later on. Carpet that is stain resistant and has a low key pattern that hides stuff will do very well in most situations but has the draw back of plenty of dust/allergens getting trapped after a few years.

Laminate is cheap and easy to install but can require replacing every 7 years in a rental unit. I would say the answer lies in "where" this house is situated and "how much" you intend to get out of it when you sell.

I would stay away from tile unless you are in a hot climate as it is cold and loud.

I would say for mainly renters a hard surface would be much easier to maintain and keep clean. Renters just are not as careful as owners and spills and dirt will wreak havoc on a carpet, especially with doors leading directly to the back yard. How we would live in our own homes isn't enforceable in an absentee situation.

House is in Oregon, where it is generally cool, with quite a bit of rain. I am leaning toward high end laminate, still cheaper than hardwood, cork or bamboo. But will use area rugs to warm up the space a bit.
