Suggestions for Beach House Flooring

Building a 2500 SF house and 500 SF carriage house in Seagrove Beach, Florida. It will be in the $500-600K price range.

We hope to have tile in bathrooms and another flooring type in the rest of the house.

We expect water, sand, and pets to be normal so want a floor that can tolerate them. That rules out wood/engineered wood. Carpets get really nasty with those elements so no to carpet. Porcelain tile is not ideal bc it is so hard and I don't want grout lines throughout the house. Also poses a challenge for how to cover stairs. Luxury Vinyl Tile (LVT) seemed like the perfect solution but is it too CHEAP looking for a house in that price range? It seems like such a good solution. I'd appreciate any feedback. Thanks!

macygirlz and John Creek-

love the Jeld Wen windows we have...look great and no issues. Our framer installed them. Southeatern Sash and Door in Ft walton sold them to us. Would recommend them.

Even LVT will succumb to sand being repeatedly ground into it's surface. Wood look tile would be your best bet.

I wood do wood look tile, especially at that price point for your home. We had an acid washed heated basement floor in our previous home. Loved it...however it did scratch easily. Not sure of others experience.

I have plank vinyl in a couple of areas. It is very high end and everyone who sees it thinks it is real. It hold up to everything. Mud, dirt, dog nails, It's also got give so is not as hard as tile.

Cobbyw- I have a beachhouse in seagrove and came across your vinyl window thread. Just curious who you used to install windows and which you decided to go with. Would you recommend them now? Thanks so much!
