Need help with LR/Mudroom/PR arrangement

We are breaking ground in 3-4 weeks and we still haven't figured out what to do with this LR/Mudroom/PR layout. The LR as shown will be apart of the garage so the LR will be moved to the Storage/Mudroom area. We need a substantial cleanup area as we will have a new horse barn directly behind the house. Any ideas/feedback as to how to arrange this would be greatly appreciated! Thank you.

I have a similar set up. I suggest pushing out the garage so the wall of the laundry room lines up with the bedroom 2 wall. There are no dimensions on your plan but its a problem shape as is. Where will the jackets, boots and shoes go? Laundry hang? there seems to be no closet or utility room space. I would address this with the architect.

I agree with rg above. Move the wall between the garage and the laundry room out and consider adding a second entry to the laundry from the bedroom area so you don't have to lug laundry through the kitchen.

I think this would definitely be a better setup. Entry to the LR from the bedrooms should work very well. Now how to arrange the LR/Mudroom....The builder is supposed to have blueprints for us in the next few days so hopefully I can have exact measurements for planning.

Unless the wall is moved to enlarge the LR it wont be very functional. The door is a logical idea. 2 doors into the garage aren't necessary.

Is this plan a variation of Garrell's Lakeview Cottage? I have been studying that one the last few days and this is very similar, so just curious. The only thing I'm not totally sold on for my tastes is I don't think I want a kitchen without windows. But that really limits my options. . Also, will you have a second story at all?

Mommabearof5- This is the Garrell Westbrooks II Cottage. No, there will not be a second story, but there will be a finished basement. It will have a large family room with fireplace, full bathroom and a wetbar. There will also be an unfinished bonus room above the garage. The kitchen not having windows really didn't bother me. From pictures I have seen of this setup there is a lot of natural light that comes in from the breakfast area, the wall of windows in the lodgeroom and thru the foyer and dining room. I think it will be fine. (for me, at least) It's definitely a sacrifice I'm willing to make to have such an open main living area. Hopefully I will be able to post pictures of the build within the next few weeks. We're getting close!
